As a neighborhood specialist, I am familiar with the nuances of each neighborhood and have a strong working knowledge of home values, I can quickly assess whether a listing agent has under priced a property to solicit multiple offers, if a property is over priced, or if it’s priced fairly. Valuation is key when forming a buying strategy and essential in guiding my sellers on how best to price their homes for maximum exposure and highest value.
The best transactions are ones without winners and losers, but where everyone at the table feels they got the best deal they could get. It is not uncommon for buyers to lose 3-7 offers before landing a contract for purchase. Having a solid reputation for being fair, easy to work with, and as an agent who is always a step ahead of every detail of the transaction has been a deciding factor that has pushed my client's contracts to the front of the pile in many multiple offer situations.

Having close relationships with experienced agents gives my buyers a strong edge in finding homes when inventory is low. These relationships can also facilitate fast sales for my listings and has been extremely helpful for sellers, whose special circumstances prohibit them from opening their home to the public or who are not in a position to ready their homes for market.
