July 4, 2016 It is our great pleasure to recommend the realtor services of Cindy and Chuck Vedder with First Team Real Estate. Cindy and Chuck helped us with the purchase of our current home, negotiating a price we could handle and putting us in touch with Craig Thomson, our mortgage broker, who worked with us and our special needs to obtain the loan we needed until we could sell our old house. Cindy and Craig both were very helpful with explaining all the paperwork, and taking us through the process of buying a new home step by step. They were there for us through everything. Cindy and Chuck were also our realtors for the sale of our old house. We were so impressed with them that we wanted them to represent us for this transaction also. Just getting our house ready to show, let alone to downsize, was a huge challenge for us after so many years of living in it. Cindy and Chuck helped us get things ready with advice and also with hands-on projects to make the best presentation. We were just preparing to list it when my husband and I were informed of the unexpected death of our son in Missouri, and had to leave the following day. We were gone for a month. During that time, Cindy and Chuck took over everything, listing the house, arranging for photographs and internet advertising at all the appropriate real estate websites, and setting up a multi-realtor showing. Open House was planned for the second weekend after we left. They sent out over 1000 invitations on beautiful picture postcards of the property, and held the Open House over Saturday and Sunday with refreshments and printed information to disperse. The Open House was very successful, with several offers, one of which we accepted. The purchase price for our home was above the listing price, and also above the appraisal value. The contract we negotiated was not contingent on the appraisal. All of these negotiations and the signing of documents were done through the phone and the internet while we were in Missouri, and Cindy helped us handle all of the glitches that came up with the buyer, to our benefit. This included a 60 day escrow instead of a 30 day escrow, some repairs that needed to be made, and a last minute unsuccessful effort to reduce the price. We are now settling into our new home and finally taking a breath in what has been a difficult transition, but made so much easier by Cindy and Chuck. They are not only great at their real estate profession, but are such warm and lovely people that we hope to continue the relationship on a friendship basis. Cindy Vedder was one of a couple interviewed by my husband and myself to represent us to sell our home. Sunday was the only day we could interview anyone, as my husband was working out of town. We had some Realtors that were not available on Sunday. But Cindy showed up and was extremely prepared with a complete history of our home, and ideas of what she could do to sell our home. Having a large fully custom home and knowing we wanted a good price for it made it more of a challenge. But Cindy felt she could find the right customer. We had not intended to sell at this time and were still finishing up a major renovation at the time. We were also in the process of starting to completely change the back yard when my husband accepted a position in another part of the state. Surprise for me. With him gone this left many things up to me, and some things I could not do. Cindy was very helpful, even offering her husband's help. He touched up the front door where there had been sun damage, and even made a few dump runs for me. I thought this was above and beyond. He was just fantastic, offering whatever help he could. Cindy also was always asking what they could do to help. This was a great support system for me. Cindy and her staff made up a beautiful slideshow for MLS. Cindy and her staff did a number of Open Houses, to get as much exposure to the public as possible. Advertising in Orange County etc. Even did a Wine and Cheese Open house. Although it took much longer to sell than we anticipated due to the slow market in our price range for custom homes Cindy did everything she could to make the deal work.
