I can't thanks enough to CL for helping us getting our dream house in Sammamish, WA, especially under a super hot seller market.

The story between us with CL has gone a long way. We touched base almost about 3 years ago. Back then we were considering buying an investment property in Seattle. CL helped us to navigate the Seattle area and gave us a lot of good suggestions. We turned out not buying an investment property but actually moved to Seattle about 1 year and half ago!

We then started working with CL to buy a house for primary residence. CL is super professional during the entire journey. He was always able to show us a house at the earliest time and gave us very useful suggestions. He always listed out all the pros and cons of a house and never has pushed us making a decision, which I know some agents would do that. His knowledge is so valuable and he had great local networks to help you connect with people, lenders, listing agents, etc.

On the house we last bought, it wouldn't happen if without CL. We were a pretty picky buyer and the house matched with all of our requirements. We went quite aggressively on the timeline and CL tried his best to help us lock down the deal, with his extraordinary negotiation skills. We were finally able to got this house within our price range.

We came in with a more complicated scenario, which involves oversea buyers and competitor placing offers ahead of us. Nonetheless, CL was able to demonstrate his expertise and thoughtfulness throughout the scheme.
With the level of knowledge, service, and responsiveness CL has exhibited, he is indubitably amongst the top agents buyers could potentially find in the industry.

CL was able to guide me through each step of the home-buying process.
When I started uninitiated, CL researched and walked me through constructions that match my criteria across multiple locations I might be of interest, shed light on the pros and cons, and addressed all my questions.
Later when we ran into an unfavoured surprise when we learnt that the seller received another offer on the dream home we are looking at the same morning we placed ours and was not interested in taking ours, CL convinced the seller and broke through the harsh situation with somewhat reasonable price and extra compensation.
His service did not stop there. He proactively involves in the closing to guardrail all procedures, even when the bank came in with a low appraisal and we had to negotiate with the seller.

CL helped me and my fiancee to purchase our first house. We interviewed multiple realtors and he clearly stood out from the rest as he demonstrated deep understanding of the housing market in the Bellevue-Redmond-Kirkland area. We scheduled multiple followup meetings with him to learn about different zip code areas and neighbourhoods, their associated school districts, traffic conditions, nearby facilities, etc. and his extensive knowledge helped us a lot in narrowing down our search criteria even before we start house tours.

During house tours, CL was able to point out many details that we would have overlooked, such as distance to high power lines, noise level of the house during high traffic hours, and potential noise hazards from nearby facilities that we had no idea about. He also gave us very detailed estimate about remodelling prices of different components in the house if we plan to do so, and that helped us to estimate the real price of the house with our renovation plans instead of just the face value. Almost for every house we visited, CL could relate to his past experience of selling or buying properties in the same neighbourhood, and that gave us a lot of confidence in trusting his judgements.

During the closing period, CL confidently and strategically negotiated with the seller agent and we ended up with a great deal. He was responsive and professional in answering all our questions about the closing process and legal terms in contracts that we did not understand, and went through the entire inspection report with us while getting quotes for potential repairs required. We asked him a lot of questions about the renovations we want to do, and he gave us insightful advices based on our house structure and conditions, and provided contacts and referrals for many contractors we are now working with.

Overall, we really enjoyed working with CL and appreciate the effort that CL has put to help us find our first home. We look forward to working with him in the future and highly recommend him to anyone looking for a house in the BRK area.

CL is a very professional real estate agent who always gives us his honest opinions and provides us some insights into the houses and the communities we toured. He reminds us about some of our major deal breakers including foundational/major structural issues in the houses, street noises, high voltage transmission lines, big road intersections, and cemeteries.

In a crazy housing market like now when we only have 2-3 days to think before we put in an offer, it really makes a huge difference to have a real estate agent like CL to help us along the way. We are very impressed by the loan officer and the lender CL recommended. The loan officer and his team did an amazing job and worked seamlessly between the lender and the escrow. CL is a very professional real estate agent with years of experience and knowledge about the Greater Seattle housing market. We had to sell our house shortly after we bought it due to relocation. Therefore we interviewed several real estate agents hoping to find someone who can give us sincere advice on how we can sell our house with the highest value. Unlike other agents who just talked about the bright sides and ignored the risks we may face when we sell the house after a relatively short period of time, CL laid out all the pros and cons and let us know what situations we may expect and be honest with us instead of sugar-coating it and setting up high hopes. This is the second time CL helped us buy a home. His service has been professional and consistent. We expected the house hunting would be competitive in this seller market, and that proved to be true. Things also moved at a very quick pace. CL was extremely professional and knowledgeable throughout my entire single family home purchase process. He was flexible during the showing phases and shared lots on insights on the neighborhood, inspection results, and potential issues for each house we saw together. In a seller’s market with lots of competition, he was able to help me find and secure a house within my budget with lower than listing price and negotiated further credits off my final closing cost. We highly recommend CL. He cares and acts on behalf of the best interests of his client and helped us get our first home within one month during the one of the hottest housing market periods in the Greater Seattle Area. We couldn't be happier.

We interviewed a couple of agents when we started the home searching process and decided to go with CL because of his experience, his reputation (both Zillow review and friend referrals), and our first impression on his communication (transparent, clear, and comfortable).

Throughout the home searching process, CL continued helping us fine-tune what we were looking for and gave us very helpful feedback on pros and cons of each home, which immediately gained our trust in his knowledge of and judgment in the market. More importantly, CL offered his objective views to help us make a sound long-term decision. There are a few times that we were excited about a home option and wanted to make a bid. While getting a home faster could help CL get his agent fee quicker, he would express his concern on potential issues coming along with the home or issues related to waiving inspections. He did it both in a way that help you make a decision with as much information as you can possibly get, and in a way that is not pushing you to make a decision one way or another. This is just a blessing for clients like us.

We were luckly to get the first home we bid for, and against multiple competing offers. CL's judgement call in the market price and negotiation skill definitely helped us be in an advantegous position.

After our offer was accepted, CL kindly continue to assist us, referring great professionals that he used for his own home such as home, sewer and tree inspection and each of these companies in turn, far exceeded our expectations.

We would definitely love to work with CL again if we enter the housing market in the future.

We are really thankful for CL's help in our house hunting process. Through it all, he gave us a lot of honest advice and useful suggestions. That is especially important as we just moved to the Seattle area from Taiwan. CL has always been there for us from the beginning to the end, from learning about our budgets and expectations initially, to analyzing the Seattle housing market to us, to explaining the logistics of all the steps in purchasing a home. We are particular about school districts as we have a small baby. CL is very knowledgeable as a dad himself. He gave us a lot of valuable information as we looked for the house that our family needed. During our house hunting process, there were some houses that appeared to be really ideal, but CL could always honestly point out all the potential problems and bring them to the open for us to consider. After the transaction was closed, he continued to care for us and how we situated in our new house. He continues to be a very good resource even after closing. On a side note, CL can also speak fluent Mandarin, which speaks the whole process a lot easier for us to understand. He is a very sincere and thoughtful realtor.

CL is very experienced and knowledgeable in what he does.

Shortly after I moved to the US, my employer referred me to CL and his team. I did not start looking for houses until three months before my lease expired. At that time, the housing supply was also fairly limited. The combination of the two factors put me in a stressful and challenging situation.

When I first started looking for houses, I was not sure what I needed. I would find new listings of all sorts of housing type to CL. CL patiently helped me analyze each listing every single time. He would review the listing photos with me and help me decide which ones I should go look at. When we were on site touring the houses, he continued to explain every single detail to me and prompt me to analyze what kinds of a house I actually needed and wanted.

What I am most impressed about is CL can accurately and objectively tell me the pros and cons of each house. I remember we fell in love with a single family house, but this house was located very close to a cell tower. After touring the house, CL reminded us that the location of the house and how close it was to the cell tower. That was a house that we liked and we were getting excited about the house itself. We were reviewing the pre-inspection report and getting ourselves ready to make an offer. During that time, CL reminded us the location of this house a few more times to make sure we hear his concerns and understand what that means to us for many years to come. Ultimately, we decided not to make an offer on this house and continue on our house hunting process. We appreciate CL for keep bringing this to our attentions. We certainly do not want to regret after moving in!

It took us 20 days to see 10 houses, and we finally knew what we were looking for! We only made one offer, and we found our dream house! CL successfully negotiated with the developer for getting new appliances on our behalf. That saved us a lot of time and effort!

CL is a very nice person, with full knowledge of construction, builder, neighborhood, communities, and schools. He fully respects our decision. His easy going character plus humor sense made house searching a very pleasant experience. What is more important was that I can contact him via email or phone whenever I need help. He is always quick responding. We started with knowing nothing about the market, but ended up quickly in settling into a cozy house we love.
