Cody and Bea are fantastic! 💕 As a first time home buyer they took the time and explained everything to me - literally sat me down for a couple hours and combed through the documents one by one, explained the verbiage to me, and pulled up references to assist me in understanding everything I was signing! They were incredibly honest and transparent about improvements I would have to make, Cody got under the crawl space for me during the first showing and let me know everything he saw. If anything popped up they gave me examples from their personal experience with similar things, relayed what they had to do, and the estimate of the cost - they just made sure I was very much informed and I wasn’t going into anything blind. Then they helped me negotiate a great deal, making sure I was getting everything addressed and that it would help me in both the short and the long run. Bea is so amazing! ✨💕 She is one of the warmest people I’ve ever met and just makes you feel safe and is always there for you! They truly guided me through absolutely everything! I am so grateful to both of them, they were there for everything, got multiple quotes for me with contractors, set me up with all the things I needed. They have a ton of resources within the community and make sure they have a plan for anything that pops up! They took the time and literally cleaned out my new attic and crawl space! We interviewed 3 realtors in Idaho County. When we initially met with Cody, we had a pretty good idea of our property's value based on the research we'd already done. After Cody did a walk-through of our house, shop, and acreage, he asked all of the questions (i.e., about the well, septic, property corners, etc) he should have and maybe a few more. His professionalism was showing, and it was obvious he was being very thorough. A few days passed, and he sent us his market analysis. Of the three realtors who completed CMAs, he was the only one who recognized the true value of our home. We decided at that moment to list our home with him, and we don't regret it. The sale of our home happened much sooner than we expected and far sooner than the "average days on the market."

Cody and Bernadette handled the sale of my property on Cove Road. They were very clear in expectations, coordinated an excellent sale price, and did so much more. They became like family to me and I was able to place all of my trust in them for the entire process.

I was injured during my off season work overseas and no longer able to do my seasonal job as a Grangeville Smokejumper, so I reluctantly decided to sell my property and move to a different state. Upon initial meeting with Cody and B, the overwhelming anxiety that had built at even the thought of all the actions required to get the property ready for sale was immediately put at ease.

They laid out a straight and to the point overview of the process and all items required to get the ball rolling. This was especially helpful because I had to be back overseas shortly after putting the property on the market, and had to move to another state before deployment.

The Edwards helped move furniture, coordinated cleaning, needed repairs (Cody even conducted repairs on his own to save me money), frequently visited the property to move snow and so many other things that I would have never expected a realtor to do. They did all of this while I was not even in Idaho anymore.

The Edwards took care of my property sale as if they were selling a property of their own. This brief overview in no way demonstrates the hard work and dedication the Edwards have to their trade. They truly bring out the trust and work ethic I have only experienced in small town Idaho, and I am happy to now call them family.

Cody and B Edwards were highly recommended to us to help us find our Idahoan home. With this market having little inventory and not to mention a higher price point, Cody and B were determined to help us find the desires of our heart when it came to home and location. Their positive professionalism and constant communication were so appreciated. They never lost sight of our goals and were with us every step of the way. They are truly a dynamic duo. As a contractor, Cody knew what to look for in a home and could answer any questions, comments, or concerns we had. B, as a former school teacher, has incredible people skills and we could see how she was so loved as a teacher. She is a fighter and will not stop searching until "The One" has been discovered. If we ever had a question, they responded in such a timely manner. Their connections with both local and surrounding communities were impressive! We are thrilled with our new home and we are so grateful to have been on this journey with Cody and B.

Cody is a great realtor to work with. He is very professional, his presentation of signs, pictures and virtual tours are by far the best in town. He goes over and beyond to help in anyway he can. Selling a house can be a very stressful situation but he made the whole process go as smoothly as possible and always made sure I knew what was going on and always explained everything every step of the way.
