Most of the work is on the listing side: preparing homes, pricing them against real comparables, and managing the sale from the first walkthrough to closing. Rural and acreage property is a specialty. In Southern Oregon, a well, a septic permit, a zoning designation, a shared driveway, or an insurance non-renewal is often what decides whether a transaction closes — and those details don't handle themselves.
Eight years into his career, Daniel took a step back from real estate to become a law enforcement officer and spent three years patrolling Southern Oregon. Police work is unforgiving about communication: you say what you know, you say what you don't, and you follow through, because someone is making a decision on the strength of it. He brought that standard back with him.
That's what "guided by strategy, not guesswork" means in practice. The property gets examined before the price gets discussed. The prep work gets done before the listing goes live. And the communication continues after the contract is signed.
