He will determine what your next step should be. Mortgage Qualification: He will help you find a lender (if you don’t already have one). He will assist you in scheduling a meeting with a lender who will get you pre-approved for your mortgage loan. A pre-approval letter is very important in today’s market. Property Search: He will research all homes that meet the criteria given to me in our initial meeting. He will set up all appointments to view properties you have chosen. Prepare Offer: At this point, your purchase price, settlement date, inspections and contingencies are chosen. The seller may wish to negotiate any of these items. Ratification of Contract: This is the finalization of the offer process. At this point all terms of the contract have been negotiated and all parties have agreed to the terms of the contract. Inspections: He will schedule your home inspection and wood destroying insect inspection. Any structural or systems related items that need to be addressed should be done at this time. Mortgage Loan: The lender will order an appraisal on your prospective home. Settlement Company: The title company you have selected will have been in contact with me and has all paperwork needed to obtain a Title Search. Closing at the Title Company: You will meet him at the title company office to complete the home buying process.
