I was impressed with Dave Van Nus from the first time I met him. He was very experienced and knowledgeable about the real estate process and the financial aspects of selling my property. He was also creative and able to think outside of the box which was necessary and critical to selling this unique property.
Dave was completely honest with me throughout the process and always had my best interests in mind. The online presentation of my property from the drone was really impressive.
I felt like the process was handled very professionally and fairly and would definitely recommend Dave and Integrity Homes to my friends and family. I will definitely use his services again when I am ready to buy my next home.

I was first introduced to Dave as a roofing contractor who handled a re-roof for his client. I then had the pleasure of sitting down and getting to know Dave on a personal level and was able to see firsthand why he comes so highly recommended in the industry. Simply put, Dave lights up like a Christmas tree when he talks real estate. He is no ordinary, vanilla realtor. Dave is constantly thinking ahead and strategizing on how he can better serve his future customers—this is not an empty statement, he wanted to get my opinion on a specially designed “playbook” that he developed to help him move real estate. Overall, I am so impressed by his passion and dedication to helping his clients.

As a retired military member (Navy) and having a child serve in the military (Marines), hearing that Dave was a Marine peaked our interests. We figured he would be reliable, determined, dedicated, and pay close attention to details. We were not wrong. Dave was definitely Top Notch! Creative marketing plan. On top of each issue as they arose. Very professional at every turn no matter what was happening. Knowledgeable and was able to answer all questions. Made excellent recommendations and suggestions. Easy and pleasant to work with. No matter what time we needed him, he was available and responded quickly. Heavily relied on for information and recommendations. He never steered us wrong. Paperwork was quick and correct, which was very welcomed after having a bad experience. We would recommend Dave to our family and closest friends.

Dave and Rachael are a joy to work with. Since first meeting them, they were kind and very concerned about what we were trying to accomplish. It was like meeting vested business partners who had a sincere interest in the success of our vision. In order to purchase another property, we needed to sell our current home which was very stressful to think about. We interviewed a couple other agents who just wanted us to get the home on the market now. Dave and Rachael offered us two options that would keep our family safe and not on the street after a sale and they didn’t make us feel rushed at all. In the end, we chose Dave and Rachael and their Integrity Homes Team to sell our home, and we will work with them to buy our next home! Dave Van Nus was truly the only broker to use for the type of transaction I wanted. I was interested in purchasing a home on an owner contract, meaning no loans or banks. Dave was unbelievably knowledgeable about this type of purchase even though it is, by today’s standards, “unconventional “. I found a property that I was interested in purchasing however, the owner was wanting a conventional bank loan payoff. Dave was able to contact the seller and negotiate a contract sale that was beneficial to both parties. I am positive if I had chosen another broker I would not own my home today! Dave was so knowledgeable and attentive throughout the entire process, he made me feel as though I was his only client. I have delt with brokers in the past and had a hard time keeping their attention on my needs. I would feel like I had to remind them of who I was or where we were on my case. Dave addressed any of my concerns immediately and ensured they were resolved completely. I would recommend Dave to anyone looking for a knowledgeable, professional and attentive broker.

It was great. I am not a patient person and I don’t like worrying about other people doing their job, and I was so impressed with how I just never had to worry about Dave doing his job. He was available anytime for me to text or call for any questions or concerns I had. I love the more relaxed style they had. With him I never had to sit in an office or schedule time out of my day to sign paperwork, we either met at the house viewing, inspection, or signing and just getting stuff done not just sitting around. Dave and Rachel were just really great and my boyfriend and I enjoyed their services very much.

Our hunt for a house started out very difficult. We fired two realtors for ethical and professional reasons. We had decided that we were better off representing ourselves and did not seek a new realtor. We met Dave when looking at the house we ended up buying. He was professional and honest, and went right to work for us. We wrapped up the purchase of a short sale home in record time and are very pleased with the whole experience.

Since closing on that property we have already started looking at other properties we are interested in. Dave has been right there arranging for us to view property. He also is quick on doing research on properties I ask him to find out about. We will buy more properties and will work with Dave and his assistant to close those deals.

I would recommend Dave to anyone who needs a realtor that is honest to represent them.

I really appreciate the experience I had with Dave Van Nus, his team Portland House Hunters, and My Integrity Home’s. I was overwhelmed with the task of purchasing a condo here in Portland and about being able to find someone that I could trust that would have my best interest in mind. However, after a few discussions with Dave and sharing our common backgrounds, I realized I was dealing with a genuine human being who cared about me and the success of my loan. I wasn't just another paycheck and Dave helped me shop around to find a loan that met my needs and provided me a great rate. Dave guided me through the process of closing my first home. His professionalism and attention to detail made the whole process easy.
As a first time home buyer, I had a lot of questions about mortgage rates and the different associated costs. Dave was available around the clock to provide me with updated information. Dave was also upfront about everything and allowed me to properly budget closing costs and mortgage expenses. In the end, I ended up saving money thanks to Dave’s guidance and the My Integrity Home’s Team.

Dave and his team helped me sell my house for its full value with the least amount of stress. When I met Dave I already planned on using a different agent but decided to hear Dave out about why I should use him and his team. I liked the things he had to say and how excited he seemed to get about our house. So, I interviewed him and the other agent. Dave had far more to offer. I watched and compared his work to that of several neighbors who were selling their homes. Dave and his team put all other agents to shame. Dave came as a breath of fresh air and restored my faith in real estate agents. Dave was more knowledgeable about the lending process than most other agents. Dave got excited about the possibility of being my agent and approached the process with high energy. I explained I would be putting fresh paint on the walls, new floor coverings down, new counter tops, adding new appliances, and doing some significant yard work to my property prior to listing it. Whenever I called Dave he either answered or called back shortly after I left a message. Dave has several strategies for selling different types of homes and ours was a large unique home that required resourcefulness to sell for the maximum value. I After signing on with Dave and his team the differences continued to manifest themselves. Marketing: This was absolutely the key difference between Dave’s work and other agents’. No one else I know, that is selling a home or who has sold a home recently, had an agent do as much work to get the news out that their house was for sale as Dave. Dave performed a good deal of premarketing, had a blowout open house, a huge for sale sign with great photos, and directional signs leading to our house from various spots in the neighborhood. Dave and his team also went door to door handing out flyers promoting the open house. This resulted in over 70 people coming to the open house, receiving multiple offers, and six days after listing my house accepting the best offer. Compare this to one neighbor who had few people come to his first open house and no one to the second and who waited six weeks to get one offer on his house. Compare this to three other neighbors whose agents did not have an open house at all. Another neighbor had an agent who put up a sign with the agent’s phone number and a huge picture of the real estate agent’s face. Compare this to my sign which had large glossy pictures of the inside and outside of our home and an aerial shot of the neighborhood. Investment: Dave looked at the big picture. What are you trying to accomplish in selling your home? How can I help you get there? What are the obstacles to selling your home? These are the questions he asked and assisted with. We wanted to relocate out of state and downsize in order for me to change my primary occupation. This meant I could not finance a home in our desired new location. I also needed to move our large family out of our existing home to be able to get the house in its best condition and retain that condition. Dave suggested finding a home in our new city that we could set up owner financing on. However, we already had the exact neighborhood picked out that we wanted to move to. Dave spent considerable time investigating real estate agents in Idaho and found us an agent he believed would work for our best interest. As a result, we ended up getting into a home in the exact neighborhood we desired with owner financing on the home. Also, Dave invested both his own time and money into our property. This made him a valuable partner who had actual skin in the game. He paid for our house to be inspected before we listed it. The inspection became part of the Integrity Home Report which allowed us to decide what issues we wanted to address and which we wanted to negotiate leaving for the new owner to address. The report also sped up the sales process because potential buyers were able to get this critical information for their decision-making at the start of the process.
