We could not have asked for a better experience with a realtor than what we had with Dave!
We had not been involved in the housing market for 30+ years. Dave walked us through every step of purchasing our forever home. His attention to detail made us feel confident in our purchase decision.
He is very knowledgeable and willing to do all the “extra” steps to make it easier for his clients.
We enjoyed working with him so much that we entrusted the sale of our old house with him as well. He was able to secure an above asking price offer in less than two days and we were able to close in four weeks!

As a first time home-buyer, I was looking for a realtor who would help me along with the process of finding the right home and ensuring that I am not missing any big red flags along the way. Dave met these expectations and greatly exceeded them. He is very knowledgeable about important features of homes, and if he doesn't immediately have an answer, he will work to find one - and I experienced this several times throughout the home-buying process. He was extremely attentive at each stage of the process, and he always provided pertinent and timely communication regardless of the situation. I genuinely felt he was looking out for my best interests whether it was searching for the right home, conducting and understanding the inspection, and closing the sale. Even after I bought the home, he was still following up to make sure there wasn't anything left unfinished. I could not have asked for a better realtor!

If you are looking for a realtor you MUST choose Dave.  Whether you are buying or selling he always has his clients best interest at heart.  I am a first time home buyer and he made sure I was taken care of.  Dave was always available to speak with me if I had any questions or concerns.  His knowledge of the housing market, and being so open and honest made me realize I found the best realtor.  Dave made the process of buying a home simple and easy, and he also gave me great recommendations for contractors.  If I am in need of a realtor in the future I will be using Dave, and you should too.  He found the perfect home for my daughter and I.

Working with Dave to sell my condo was a very positive experience. He arrived to view the condo and had already done his homework and had a good idea of others in the area which had recently sold. This assisted us in determining a good selling price. Dave was available to discuss questions I had about the selling process and to provide his insight and recommendations. I felt he was open and honest with me. Due to his professional expertise with real estate and in the marketing & sales I had several offers within the first 24 hours of the listing going "Live". I would highly recommend Dave Lamarand to everyone looking for a home. He's responsive, trustworthy, and patient. He's always there to answer your million-fifth question and address all your possible concerns. He's not trying to sell to you just to get his commission. You feel safe working with him, knowing that he has your best interest, you can literally feel that! He knows what to pay attention to, especially if you don't have experience in construction and renovations - just listen to him, lol. A 5-star ranking doesn’t do Dave justice. I was in the home search cycle for years, on and off, (the “off” times mostly due to frustration with the housing market and working with unmotivated, non-responsive realtors). Then, I was introduced to Dave, and within less than 2 months of meeting him, I’m holding the keys to my first home. A home that checks every box that I communicated to Dave. A home that he suggested I tour when I had already written it off due to less than appealing pictures on the listing.

Minutes into my first conversation with him, I knew that I was in good hands and for the first time in a long time, I felt positive and excited about my home search again. His knowledge of the market is vast, he makes honest recommendations, is engaging, transparent, reliable, and when we hit a few hiccups that were out of our control in getting to the closing table, I already knew that everything was going to be okay because Dave was on my team.

It didn’t matter the time of day or day of the week, Dave responded with urgency to calls, texts, and emails, even hopping in his car and driving across counties for last minute showings on several occasions. He made me feel like finding my home was his priority. As a first-time buyer, I had many questions throughout, and he not only answered them, but always explained the “why” and the “what”, putting any concerns that I had at ease and helping me understand the process, not just pulling me through it.

I would (and will) recommend Dave over and over again.

He really worked for YOU and wanted to see us happy in a home. Dave was the single most responsive, personable, & helpful person in our home-buying process. When I told him we were ready to start looking at homes, he encouraged me to send him a handful of listings that we could see the following day, in which he had to drive 45 minutes to my side of town. He was patient with my wife & I, as this was our first time experiencing the home buying process. Our first day we toured 4 houses. The following day we viewed 3 more, and upon viewing the 3rd decided to place an offer at asking price.

This is where Dave’s skills as a realtor truly shined most. In person, Dave asked the seller if we submitted a full-priced offer that night, if he would accept. The seller confirmed that he would, but that he had a couple more showings after ours that night. Dave drove home and instantly prepared the offer. We signed right away, and sent to the seller. We found out soon after that the seller had received another offer. Dave suggested adding an appraisal guarantee, which we agreed to. Right after sending the appraisal guarantee, the seller accepted and agreed to sign in the morning, which he did. Our house appraised at value, and the appraisal guarantee didn’t even need to be utilized.

We are so grateful that Dave had the motivation, business knowledge, and professionalism to get our offer accepted and signed so quickly after touring the house. In this insane market, you need a realtor that acts fast and has tricks up his sleeve when the deal needs sweetening. Dave is that realtor.

In addition, Dave’s referrals for services like inspection, title company, etc were all spot on. We were blown away by the quality of our inspection, and the title company Dave referred us to were also incredible. The only hang up in the whole process was the lender that I chose. I bet if I would’ve chosen the lender that Dave works frequently with, our closing would’ve been EVEN MORE smooth. This man knows what he is doing.

We will forever be grateful to Dave for the hard work he put into landing us our home. He was always professional, always on time, always well dressed and prepared with documents, and always in a positive mood. We would hire him again in a second, and would refer him to anyone. We can’t thank you enough, Dave!

UPDATE: We hired Dave again. This time to help us sell our starter home. Again, he was always immediate at answering our questions. He drove out see our house (a long way from his home market) and had a nicely written listing up promptly. Showings started on Thursday, and went through Monday afternoon. By Monday afternoon we had three offers - one of them cash. Dave was quick & proficient with executing all paperwork. From the day we first met with Dave at the house to closing day, it was less than one month. We feel an enormous weight off of our shoulders, thanks to Dave. Since he helped us find our forever home, we don't expect to be needing his services again, however we will refer him to any & everyone we know whenever we have the chance. Please hire Dave! You won't regret it, especially in such a competitive market. Dave hasn't been jaded by the industry like some realtors who have been doing this for far too long. He writes offers & listings intelligently, and is a familiar and kind face to represent you both as a buyer & as a seller.
