After helping my parents find their forever home almost 20 years ago, Deborah Valentino has done it again… only this time for myself, my husband, and our baby girl! We entered the “house hunting” market at a time when it honestly felt impossible to find a home, but Deborah remained confident and determined to find our forever home. Although the market was tough, Deborah was always there to advise us and guide us in a way that made a very stressful time feel more bearable. I was pregnant at the beginning of our journey and we wanted to be settled prior to our daughter’s arrival (no pressure!). Deborah did not let us settle for something that did not meet our every wish. My husband and I wanted to live somewhere between our families that allowed for a reasonable commute to work for us both, had enough space to allow our family to grow, and was located in a community that we could see our children flourishing in. We truly found our forever home and we could not have done it without Deborah and her team! Esther also worked closely with us throughout the process - taking us from house to house. She was always available and flexible, which allowed for us to go to showings together even with my husband’s crazy work schedule. Deborah and Esther were both professional and supportive throughout the entire process. We cannot thank them enough! We highly recommend that anyone in search of finding their forever home utilize their services.

She was a real pro, staying on top of things which was invaluable particularly when dealing with the Yonkers building dept. & made the process so much easier for us. It was a pleasure having Deborah Valentino as our realtor. She was highly recommended by a family member.
It was a difficult decision to move after living in our home for 46 years, but Deborah made it seem so easy. She guided us every step of the way from giving us ideas to how our home should look for photos to the closing. Deborah often kept in contact with us and even explained legal jargon with our lawyer for us.
I would definitely recommend Deborah if you’re buying or selling a home. She not only was our realtor but she became a great friend!

Debra is the upmost professional while working with her to sell a family property. Debra was fluent with the laws and ordinances in the city of the property, and made the transition very smooth. Any problems that came up were quickly resolved by Debra leading up to the closing. We had tenants residing on the property, and Debra couldn’t be more sensitive to their needs while showing the property. My wife and I were very pleased with the handling of the sale.

I don't even know where to begin. Deborah's professionalism and knowledge of the market was and is spot-on!

When I initially contacted Deborah to list my southern Westchester, NY property for listing she came and did her assessment along with finding out some background for the home. She made multiple visits even before we signed any contracts. We ultimately decided to not list the home for sale but instead went with the route of renting it out. I was afraid she would feel slighted given all of the work she had already done but she was not only professional but gave advice on the renters market.

Fast forward a few months, we found a home in Northern Westchester and because of our initial interaction with Deborah I was really hoping she would help represent us on our purchase. She gladly did so. The purchasing process, with Deborah's help, went flawless. She understood the market and helped us get the best price.

Fast forward another few years and I again reached out to Deborah to help us finally list our house in southern Westchester. The market was just too good to pass up the opportunity to take advantage of. Upon closer observation of my CO she noticed a few, rather large items, that needed addressing. I was afraid this would cost me tens of thousands to rectify in order to list the home. She was not phased. Her connections in all things real estate not only got us a contractor to rectify the repairs but did so at an AMAZING rate. I almost felt bad taking the cost of the repairs as the repair estimates i got myself were astronomical in comparison.

With Deborah you're not only getting a class act of a realtor but you're getting someone who knows the in and outs of the market with 20+ years of experience. If you're in need of a realtor search no further!

I was tasked with selling my parents house in New York recently. As an out of state seller, trying to sell a house that was over a hundred years old, I viewed it as a daunting task.

I interviewed prospective investors and Deborah Valentino of Houlihan Lawrence and after our initial meeting I decided that Deborah was my only choice! At our first meeting, Deborah was very well prepared. She provided an overview of real estate market conditions, comps in the area, provided a sale price and we discussed some of the potential problems in selling an old house. All throughout the process Deborah was always upbeat and positive and made me feel much more comfortable even when we faced a few potential roadblocks.

Deborah went above and beyond from day one! She used her knowledge and experience to assist me in preparing the house for sale, arranging for repairs that had to be made to get the house up to code and resolving some unique issues that are inherent in a older house. She returned calls and emails promptly, was very easy to work with and we worked very well together. I would like to feel that we became friends during the process!

I received multiple offers on the house and it was on the market for a much shorter time than I expected. I credit this to Deborah's breadth of knowledge and experience of market conditions, the location of the house, local contractors, local authorities, etc. She made a seemingly overwhelming task manageable and achieved a great result. I would highly recommend Deborah Valentino because I think she is a "best in class" realtor and person and she puts the seller's interest first!

Deborah is a truly the best we have ever worked with in real estate transaction. She was very professional, courteous, and knowledgeable about our neighborhood. From the very first meeting, my wife and I were thoroughly impressed with her presentation and assessment. Finding the right broker is difficult, but working with her was truly a blessing! She is very responsive to all inquiries, explains every process and always right on time. She goes above and beyond, and the entire transaction was extremely smooth. We have worked with several brokers in the past in selling and buying homes, but she easily stands out as the best of the best! She gave us a realistic expectation and delivered more than what she proposed. We moved out of the state, and our only wish is that we could work with her in our all future transactions. To say that Deborah exceeded our expectations in selling my grandmother’s home does not even begin to explain how impressed we were with her and her team. Deborah’s professionalism, her ability to take charge (given we live out of the area) to oversee the listing process and minor repairs, as well as her real time updates to our whole family to ensure we stayed on track were all the type of concierge service that does not exist these days. I would have paid double the commission for the type of quality service she provided us. I only wish I lived in Yonkers full time, because I would use Deborah for every single real estate transaction.

It was a real pleasure to work with Deborah. It was evident from very early in the process that she had a great deal of experience as a real estate broker and knew the area extremely well. This great first impression was only reinforced as we continued through the selling process. Deborah brought to bear her experience and thoughtful approach in many different areas, including making recommendations on contractors, selecting a buyer (we had multiple offers) and negotiating a price.

One constant throughout the process was that we didn't feel like we had to worry about the quality, timing or manner in which things were being executed. This made for a relatively stress-free experience in that we could essentially sit back and attend to our busy lives and not have to worry about whether we needed to bug our agent to move things along or whether this or that detail was being taken care of. Deborah is very much a "get it done and get it done well, just leave it to me" type of person.

In short, Deborah is a consummate, highly-skilled intelligent professional and any seller would be very lucky to have her as their agent.

Her knowledge, professional conduct, understanding, compassion – everything about her is beyond what mere words can describe. She worked tirelessly to sell the house I lived in and find the perfect new place I could call home. Every time I think of her I feel overwhelming gratitude for our having connected. Deborah's generosity with time and advice made me feel as if I were her only client and that her entire focus was on me. Most importantly, she earned my trust. Always honest and delivering on every commitment, I would think of no one else to turn to when buying or selling a property.
