Our journey with Diane started 11 years ago when she helped us find and buy our first home in Arizona. We were a young family with children and she helped us find the perfect place to call home. Jump to 11 years later when we decide to sell our current home and buy another. The first person we thought about to help us was Diane. Diane and her husband were like the dynamic duo, they came by our existing home, walked through and gave suggestions to help sell it. We put the home on the market 3 weeks later and it sold in 4 days for well over asking price. In the mean time, they were also helping us find a new place. Being a Realtor myself, I knew what was expected, and what I expected, from the agent who would represent me in my own transaction. I was lucky to find Diane, who assisted my husband and I with the purchase of our 2-year-old home in Queen Creek, Arizona, upon leaving California.
She represented the seller as well as us in the transaction and she did it exceptionally well. She kept us informed from start to finish, answered her phone almost always—otherwise got back to us as soon as she could. Her husband accompanied her from time to time and I thought they made a great team. Both are very knowledgeable about the area and about their business.
The transaction was, by far, the smoothest transaction I have ever experienced. There is a LOT less paperwork involved in purchasing a home in Arizona as opposed to California. If you plan on purchasing a home in the Phoenix area (preferably the East Valley), I highly recommend Diane Breard.

My wife and I were nearing the end of our lease and decided it was time to buy a house. We had about 6 weeks until we needed to close, and we quickly realized we were not prepared to do it on our own. I found Diane on Zillow and calling her was probably the best decision I have ever made! Seriously, EVER! She is amazing!
Within 2 days of first contact we were out looking at houses. She was familiar with the area and pointed out the positives and negatives of each house and subdivision we visited. She was not afraid to tell us why we did or did not want to live in a particular place. Her advise was extremely valuable! We found a place we loved and she made an offer for us that afternoon and guided us through some minor negotiations. Once we agreed to terms with the seller, she literally took care of everything. She set up the inspections and appraisal, advised us on what repairs to request, and recommended a much better lender to work with than the one we had previously found. She guided us through the mountain of paperwork throughout the process, and made sure we understood what we were getting ourselves into. She contacted everyone that needed to be contacted and made sure everything that had to be done was completed on time. There was absolutely nothing else she could have done to make the process any easier. Where Diane truly shines is her work ethic. She is available anytime day or night for any reason. She answers her phone when you call. She returns emails and texts quickly. She works around your schedule. We saw first hand how she worked with, (or sometimes around) a less motivated seller's agent. She showed up for the inspection and came with us to closing. She calmed us when we became frazzled. She came to the house with us for the first time after signing, and was the first to congratulate us on our new home. She even hooked us up with people to do work on the house before we moved. She made it feel as though she was only working for us. All considered, I cannot say enough positive things about the whole experience working with Diane. She was (and is) our home buying security blanket. I would not buy or sell again without her!

Diane strives for being the best, however she makes it seem so simple. Following her advise we were able to sell and buy a house that left us in a very positive situation. When after 2 years we had to move for job placement, we called Diane and again had no problem selling our new house and leaving us in again in a positive position. We had 3 offers in 1 day of listing. Diane is always a call or a text away, she follows up on everything and nothing is left to chance. Diane will not rush you off the phone or run out the door without you being satisfied that all your needs are met. As busy as she is, she makes all the needed time to make you feel like you are the only client she has.
In our move across the country, we had to find a new realtor, what was unfair to this professional is the bar that Diane had set is a hard expectation to meet. We cannot thank Diane enough for all she has done for us. Without a doubt the best realtor we have ever met.

I have purchased four houses with Diane and can't recommend her highly enough. In fact, I would not ever consider using anyone else. She came highly recommended from a friend of mine and I was extremely satisfied with everything she did for me. She was more than willing to show me any house that I had interest in and worked around my schedule of living out of town. We were relocating to AZ. from Co. and our friends recommended Diane to us. We flew to AZ. and met her and she showed us some of the available properties. She had set up a personal portal for us so she was familiar with what we were searching for. She became very valuable to us. Back home in Co. we were still searching for a home from the many homes she had put in our portal that was updated constantly. When we saw some we liked, we called Diane frequently to ask questions. She always knew the area and would steer us clear of some and guide us more towards others. She frequently went to the houses and took more pictures of the homes we were interested in and sent them that same day.
