About Doug

A native of Falls Church, Virginia, where he grew up playing with two younger brothers in the cul-de-sac in front of his house, Doug Richards has had the privilege of watching the region transform into a vibrant economic center. Pairing that extensive knowledge of the region with decades of experience in the real estate industry has resulted in successfully assisting his buyer and seller clients navigate the competitive DC metro real estate market.

Doug graduated from James Madison University with a Marketing degree before joining one of the nation’s largest new home developers, where he drove more than $100 million in sales in just four years and honed his expert sales and negotiating skills. In 2017, Doug brought these well-honed skills to TTR Sotheby’s International Realty and has never looked back. Within a few short years Doug was recognized for his exceptional service and sales and promoted to Vice President.

Doug is recognized as a top agent by Northern Virginia Magazine and Real Producers Magazine and has earned a reputation as a highly effective communicator and sharp negotiator. When he is not working, Doug can be found spending time with his wife Julie (a director of marketing at National Wildlife Federation), two daughters, and dog Macy (preferably on a beach somewhere!), attending sporting events, or shopping for his signature colorful socks.

Doug is an active member of his community, supporting Children’s National Hospital, Wolf Trap Foundation for the Performing Arts and several Vienna, Virginia-based charitable organizations including BRAWS and the Vienna Little League.

Doug is a true consummate real-estate professional. Unlike many other realtors who transitioned to the position during a boom, Doug has been working as a realtor long enough to have seen every scenario you can encounter, and has the best answer to every problem we had along the way. He was very focused and dedicated to getting us the best possible outcome.

Despite all the technology we have to help us buy and sell homes, there were still literally hundreds of interactions we had via in person, phone, or text message regarding a strategy on how to best handle the latest situation. This is the second home we've sold, and it was a completely different process in every way. The market was different (seller's vs. buyer's), the location was different (Herndon vs. Vienna, VA), the price range was different which meant the clientele was different. HUD-1 became an "ALTA" (also LIBOR is now "SOFR"!), and all the state and local tax laws are different from year to year, so the first sale just didn't prepare us for the second one really at all.

We wanted to sell during Spring Break so we could have the kids and dog out of the house with all of the viewings. We also wanted to rent back so we could move out after school ended. Doug planned the listing perfectly around this schedule and we had all offers in hand and a contract before we even needed to pack for the return trip. There were multiple offers, and interpreting which one was best for us, as well as vetting which buyer was more likely to complete this was an aspect we didn't have during our previous home sale. He also aided us in communication about the walk through, the ending of the rent back, and multiple communications with the buyer's agent long after closing.

I recommend Doug as a listing or buyer's agent without any reservations. Thanks Doug!

From our first meeting, Doug came super prepared with a lot of energy and enthusiasm. He had done his research and after meeting with us and understanding our unique situation, he had a bullet proof plan in place to get us top dollar. As promised, his marketing is top notch. We had multiple offers (well over ask), sight unseen, before it even hit market. He’s easily accessible throughout the entire process and he really prioritizes his clients. In this market, you need a top agent like Doug if you want to compete! We would absolutely work with Doug again and recommend him to anyone selling or looking.

Doug was highly recommended to me through a friend, this was my wife and I first time buying and selling a home. From the first time we spoke with Doug he was extremely professional, engaging, and personable. We gave Doug the impossible task of finding us a home in a very specific area in this extremely competitive market. Doug always listened to us and kept our best interests as his top priority. His knowledge and expertise were reassuring as he walked us through every step of the buying and selling process. My wife and I found our Dream home in the exact location we were looking; Doug was able to get our contract in late on a Friday night and excepted early Saturday morning. He is a tireless worker that made us feel like we were his most important client. I could not recommend Doug enough to anyone looking to Buy or Sell in the area and I know his level or service is second to none.
