We have quite a bit of experience buying and selling on the north WA coast. Eric Butler is head and shoulders above the rest. He really did represent us, not just get us to do things to make sure the sale went through. When there were things that the buyer’s realtor should have known, we did not have to make big concessions and yet the sale went through. Other realtors with more listings, seem to use small listings like vacant land, like teasers to get their clients to be interested in their other listings. One of those other realtors, who had our listing originally talked a potential buyer with no contingencies into adding them, which drove a buyer away. Eric did not do anything like that, and I believe really did try to sell our listing and did a bang up job. Highly recommend him.

After connecting with Eric regarding properties that caught my interest, he offered a virtual education on the Pacific Northwest, with a greater focus on Ocean Shores. Eric paid attention to the requirements my wife and I had and then homed in on what properties met our parameters. North Beech Reality LLC., and specifically their agent, Eric Butler receive our highest recommendation for service. We have bought and sold houses all over the country due to work changes, and buying in Ocean Shores was one of the easiest due to NBR.
First off, when we made initial contact, we not only received non-automated replies in short order, but they were very informed with facts as opposed to only glowing reviews.
Secondly, as we were still performing obligations in another state, Eric selflessly volunteered to ensure our punch list was completed by personally staying while work was ongoing. He did this multiple times. Every question we had in the process was nearly instantly replied too.

Do yourself a favor, engage Eric. He worked with us for over 8 months looking for a new house. He pivoted without complaint or difficulty every time the market shifted or we changed our direction. When we'd go look at houses, he'd point out items we wouldn't have known to look at and we made well informed decisions because of it. I can’t tell you how grateful we were to work with Eric during our home hunt. Given the market, our search radius was…anything on the Washington State Peninsula that is 90 min from Olympia (but not Olympia and ideally still in Grays Harbor), 1+ forested acre, high speed internet, home or lot. That didn’t faze him. He was infinitely patient, kind and very supportive. He had no qualms with meeting us anywhere on the Peninsula, despite being located in Ocean Shores, which was a relief as we didn’t want to reach out to multiple agents throughout our search. Given we were thinking of building a house or buying an existing home on acreage, I can’t tell you how Eric’s knowledge really helped us filter through the real estate noise. Whenever we identified a new lot or acreage home that we wanted to take a look at, he’d ensure he performed his due diligence prior to our tour by means of pulling every piece of intel on the area and the property to assess what may be of concern or benefit. He knows his way around wells, septic systems, signs of infestation, leaks, foundation problems, road agreements, county-specific issues, etc. When it came to building, he would pull septic data on neighboring houses to assess historic feasibility for consideration, any possible wetlands that may prove difficult for master building planning and considerations for how to level a lot and, of course, the estimated costs that we should anticipate accruing from the feasibility side vs the overall land prep prior to building. As newbies to the idea of building, it was a relief to have such a knowledgeable agent who could gently direct us by discussing the plusses and minuses of each property without pushing us in any particular direction. When we finally found THE property (+home!) we wanted to move forward with, he went to bat for us during closing to make sure the seller was accountable for any of the glaring issues that needed to be addressed and provided full transparency throughout the closing process. Even after Eric handed the keys over to us, he was still helping us with contractor recommendations and any other questions we had. I can’t say enough good things about Eric. You really will be impressed with his broad knowledge and his willingness to be there every step of the way in the buying process. Thanks, Eric!!
