Welcome to Hello Sunshine Properties! My name is Heather Thomasson Carnahan, and my mission is to connect people with their Happy Place – their Home! Inspired by the warmth of my mother Marilyn Teresa singing, “You Are My Sunshine,” I created Hello Sunshine Properties to blend that same feeling with the trusted services of my brokerages — Intracoastal Realty and Howard Hanna Allen Tate Real Estate. Though my roots are in South Carolina, I’ve called North Carolina home for more than half my life. Ironically, my real estate career began during my four years living in New York in 2001 – where I first obtained my real estate license – and I’ve never looked back. That diverse background gives me a unique perspective on relocation, investment, and what truly makes a place feel like “we are home.”

When I’m not helping clients find their dream homes, you’ll often find me soaking up the Carolina sunshine — biking the greenway, enjoying coastal sunsets in Sunset Beach, or hosting open houses where clients turn into friends. These moments keep me grounded and inspired, allowing me to bring fresh energy and ideas into my work.
