What to say about Ian Ratliff and his team! An absolute enjoyable experience working with him. I am a new home owner that was in the process of buying a house on my third year and going through multiple real estate agents. The market was competitive obviously but Ian was there to be creative in his offers/communication and kept my best interest always in mind. He didn't let up for a second on helping me get into a house and next steps so I knew what was coming down the line. He was always extremely attentive when talking this process out with my parents who are usually involved in some way for first home buyers (trust me this will save you loads of emotional/financial well being). He is confident and never phoned it in which is what I hear about a ton in the field. As a Salesman myself it was incredible to not only see Ian help negotiate but also his relationships he has with Title companies and lenders! Do not sleep on using someone with an extensive knowledge of finance as this will be one of the biggest purchases of your life and will set you and your family up for success. A million times thank you Ian.

Ian made buying our first home a quick and easy experience. We met him for the first time on a Friday night and 48 hours later were under contract. From start to finish Ian treated us like old friends and valued clients, answering any and all questions with expert advise. We paid under the appraisal price for our home, received 100% financing, and didn't forgo any inspections. It's the little things that tell about who a person is sometimes, and this is one of them. He didn't have to go out of his way on this at all but he did.

Ian is hands down the most incredible person and realtor I have EVER met. As a first time home buyer, the process of buying a home is absolutely terrifying. Somehow Ian finds a way to make the process of buying your first home feel super fluid and not scary in the slightest.

Ian makes it his priority to get you into a home that fits your goals and needs while also making sure you don’t land yourself in over your head or purchasing a bad investment. He goes above and beyond in showings by checking for potential major issues and is completely honest with you. He would NEVER force you to purchase a home just to get the sale, he genuinely wants you to be happy and successful in your home purchase.

Y’all...Ian is the man! He took everything we said we wanted in a home and made it happen. He didn’t just show us houses he thought would be a good fit, he let us search on our own as well, and told us, if there’s anything we see we want to go look at, let’s do it. The first house we put an offer on, he made it happen, even after warning us, as a first time home buyer in this market, to be prepared, we won’t likely get the first home we put an offer in on. He worked his magic, he went in aggressively and straight up had our back and handled all the back and forth and was so knowledgeable in his skill that he just knew exactly what to do for us, to ensure we got the home! He’s down to earth, he’s working for you, and has your back while also having your best interest at heart. He’s the man. I’d recommend him to anyone! Ian really went above and beyond in helping us sale my elderly mom's house and get her moved out of state to be with family. We were under some time pressures and he made it happen, even when things did not go as planned. He came up with creative ideas that still allowed us to close on the house in time. He was such an amazing agent and friend through the whole process. To say that Ian was a life saver throughout this whole process is the understatement of the year. Being first time homebuyers, my fiancé and I went into this process entirely clueless. We had no idea of the loans we could apply for, what our credit scores needed to be, etc. From the beginning, Ian sat us down and gave us absolute transparency of all our options, and worked with us to get the best option for us!
Once we found a home we absolutely loved, Ian helped us in getting our offer accepted but also made sure we weren't over paying. He consistently had our best interest at heart and never tried to oversell anything to us.
He had our backs right up to the closing, where an issue had been brought up with the house hours before closing. Ian was still there to make sure everything was taken care of for us and went off without a hitch.

This realtor is awesome definitely. At the end of 2019 we began purchasing a home we liked. We kind of flew through the process until the part where we needed to get an appraisal. We were told by the loan processor all was going smoothly. We waited and waited and finally found that the processor never asked for one. At this point we were just days from lease termination and we had no home to move into.
In stepped Ian Ratliff of Blackwell Realty. He has been been a lifesaver for assistance during process. We were already behind and we thought we were going to lose the home we wanted. Ian said hold on got in touch with a business associate he knew. We had to qualify completely but Ian kept them going and in two weeks we closed. Because of Ian’s quick thinking and knowledge he saved all party’s involved money, loan processing and just a lot of grief.
