Why Donelson is a good place to live

Donelson is a large community on the east end of Nashville. This area offers some distance from some of Nashville’s noisier and more crowded pockets, but also provides a slightly more affordable option than some nearby suburbs. Donelson has many smaller housing communities and a few centers with grocery stores, small retailers and a mix of both chain and locally-owned grocery stores. Located along the Cumberland River, the area has a few outdoor destinations.

Some of the homes to be found in Donelson

Buyers looking here will find a lot of homes from the mid-20th century. Ranch-style homes and Minimal Traditionals are some of the most common styles here and line many roads with no sidewalks. Many lots are no larger than about a third of an acre, but a few places do offer a little extra yard space with properties that are right under 1 acre. Other housing options include some contemporary townhouses.

The community is a little more affordable for some people

Donelson’s median sale price of about $400,000 is over $100,000 below Nashville’s and nearly $200,000 less than Mount Juliet. Jessica Simpson, a Realtor with Compass, says the neighborhood’s affordability and community feel are among its draws. “It’s more attractive to first-time homebuyers, move-down buyers and long-term residents,” she says.

Size plays some role in costs, and homes here mainly sell between the upper $200,000s and the upper $500,000s. A few homes that are over 2,000 square feet may go from the upper $600,000s to the upper $800,000s, while some over 3,000 square feet may reach $1.2 million. Townhouses may go from the low $200,000s to low $400,000s.

The community has a variety of dining options

“Donelson has a growing local dining scene,” Simpson says. “They have quite a few restaurants.” The community does have a diverse mix of restaurants, particularly on Lebanon Pike:

  • Edley’s Bar-B-Que is an award-winning restaurant and Nashville institution.
  • Keke’s Breakfast Cafe serves various pancake and waffle options.
  • Nectar Urban Cantina has authentic tacos and other Mexican fare.
  • Nicoletto’s Italian Kitchen is well known for making its own pastas.
Kroger and Publix offer some grocery shopping options, while the neighborhood is just south of the Opry Mills mall and its many brand name apparel stores.

The neighborhood is close to entertainment destinations

Nashville is well known for its entertainment, and many people in Donelson are a few miles from some of the city’s top destinations. One of them is downtown Nashville to the west, where activities include live music at the historic Ryman Auditorium. Just to the north of Donelson is the bustling district that’s home to the Grand Ole Opry House, one of the city’s most iconic country music destinations. The site’s distinct features include its farm-themed stage, guitar installations and church-style seating.

The area serves commuters in several ways

If you’re looking for public transportation, you have a few options. In addition to its WeGo buses, the neighborhood is one of the stops for the WeGo Star train. The rail line goes to downtown Nashville and a few of the suburban communities east of Donelson. For commuters who drive, the neighborhood has direct access to Interstate 40, the Lebanon Pike and Briley Parkway. Donelson also neighbors the Nashville International Airport, which is conveniently located for both vacationers and residents who often go on business trips.

“With you being on the I-40 corridor, you can get back to [downtown] Nashville and back to Donelson very quickly,” Simpson says. “They [buyers] usually buy for the location, value and livability and the proximity to downtown and the airport.” There is, however, a small downside to living by the airport, which can make the area noisy due to the constant plane activity.

The community offers a variety of outdoor activities

If you like to stay fit or spend time outdoors, there are several places for you. Located along the Cumberland River, Two Rivers Park has a variety of amenities spread across its 374 acres of space. The park has the public Two Rivers Golf Course, which has 18 holes and an area where players may get a scenic look at the city’s skyline. Wave Country, an aquatic center, is popular for its wave pools and has several tall and twisting water slides.

Runners and walkers at Two Rivers may access the roughly 11-mile Stones River Greenway, which offers a way to the Shelby Bottoms Greenway and Natural Area on the other side of the Cumberland. The trail also goes to Ravenwood Park, popular for its natural areas, modern play sets and basketball court.

Students have several public and private schools

Students here may start at Pennington Elementary School before going to Two Rivers Middle and McGavock High schools. Like some other high schools in the city, McGavock offers the Academies of Nashville, a series of programs that give students an early look at several careers. McGavock’s academies include one focused on aviation and transportation and another involving law. Private options include the Donelson Christian Academy, a top-rated school covering kindergarten to 12th grade.
