James was an irreplaceable teammate in both securing our forever home and selling our starter home, which he helped us purchase 5 years ago. We originally contacted James in Summer 2022 indicating we had thoughts of moving within the next year, but were really just passively monitoring the
market. Unexpectedly, a dream house in a favorite neighborhood was listed early on a Friday morning and by Sunday afternoon, we submitted our offer. James remained calm, collected, and provided a sound strategy in the purchase of our new home. He accurately predicted the trajectory of the sale and guided us to submit the winning bid amongst multiple offers in a short 3 day period.

James then expertly guided us through the sale of our starter home within 3 weeks of the home purchase mentioned above. He provided sound recommendations on how to prepare to list and market the house and followed with a well-informed pricing strategy. Our house was under contract in just 4 days and his efforts and advice resulted in multiple offers and a higher than asking price winner.

In particular, when we had to waive multiple contingencies -- to keep our offer competitive -- he was able to explain why in a coherent way. Our trust in his character and professional judgment convinced us to waive the contingencies, which was a risky, but ultimately correct, decision. His relationships with the selling agent also helped us close the deal and his recommendation of a fantastic mortgage lender allowed us to secure a low-interest rate and ensured a smooth financial process. As first-time homebuyers, we were extremely nervous about the process of moving into a home. With both my wife and I extremely busy with the kids and work, we needed someone who is dependable, responsive and on top of their game. We didn't want any surprises and we wanted to move quick. As first time buyers with a specific target in mind James was able customize our experience to exactly what we were searching for and ultimately deliver on it. The home-buying process can easily become overwhelming and stressful but James was able to present everything in a digestible manner that was easy to understand.
