Our house was on the market for sixty-four days. It was somewhat longer than we had hoped for. But given the time of the year (wet and cold winter) and the rapidly changing market dynamics, that was not bad at all. All along, Jessica made this ordeal of selling our house almost stress free. She kept us informed with feedbacks from each showing and gave us timely advices for improving our selling strategies as well as for making counter offers. She personally kept our driveway, front lawn as well as the interior presentable as we had already moved out of the house. When we did land on a buyer, she negotiated with the buyer's agent on our behalf that have resulted in saving us a lot of hassles.

I've bought and sold many homes over the years and I did not always use a realtor. Honestly, I've had some bad experiences. In this case, I am beyond glad that I did. I am self-employed and travel extensively, so selling my second home on my own was challenging. I met Jessica and decided to move forward with her agency. From the very beginning she was very instrumental in helping me think through all the details that needed to get done prior to going to market. She was organized, efficient, and took the time to learn and talk me through my goals. She also booked and managed many of the services needed to help prepare the home and fix a few issues it had. She saved me a lot of time and headache. She's professional and always pleasant. Jessica was the best realtor experience I've had. I recommend her without hesitation.

My wife and I have bought and sold many properties over the years. In doing so, we have interacted with many realtors.

Jessica stands out among them all in the most positive way. She is professional, knowledgeable and efficient. She listened to what we needed, then put in place a plan to show us properties that meet those needs. Moreover, she effectively supported our negotiation of a good deal. She also directed us to very good businesses in support of our purchase (title, closing attorney, contractor services, etc.)

We were introduced to Jessica Caballero through strong recommendations from agents we’ve worked with in other states. Early in 2024, we decided to invest in rental property in Atlanta—an area we were not familiar with, aside from some basic market statistics. Jessica was instrumental in guiding us through the process. She took the time to drive us around the city, providing insightful information about different neighborhoods and highlighting areas with the most potential for investors. As a landlord herself, she offered invaluable advice based on her own personal experience.

Given our limited time and budget, Jessica worked effectively within our constraints to help us identify suitable properties in what was a poorer buyers market than we had anticipated. If you want someone who will go above and beyond for you..... this is your person. Jessica is as adaptable as they come and can adjust her approach based of your needs and style. She helped my fiancé buy a home last year and my fiancé is more bigger picture and needs high communication. I on the other hand, focus on the details and I need low communication. She catered to us both like a champ.

Jessica will put in A LOT of work for her clients and if you want a particular home she will fight for it and fight for you to get the best price possible.

Last thing I will say is that she KNOWS her stuff. If you can find something she doesn't know, she has the resources to find out quickly. I didn't know much about the home buying process and what strategies and people I need to talk to along the way. She guided me on every step and made sure I was aware of all the best options so I could chose the best fits for my needs.

I cannot speak highly enough of Jessica, a realtor that is a pleasure to work with and gets the job done.

I would not hesitate to work with her from here on out for every home I sell or purchase in the future.

Jessica was absolutely fabulous to work with and we highly recommend her to anyone seeking to purchase a home in the Atlanta area.

My husband and I were relocating from Oregon. We designated a weekend to drive around with Jessica to look at homes. We drove everywhere from Alpharetta to Marietta and many places in between. We were fortunate to have found our home that weekend. As she was headed out of town for the Thanksgiving holiday, she helped us make an offer the next day.

Jessica coached us through the many home inspections throughout the due diligence period. This can be the most stressful part of the process, in my opinion and she kept us grounded.

She stayed connected with us the entire time. She checked in frequently to make sure we had what we needed and to answer any questions we had along the way.

Jessica is a "connector". If you need a home inspector, mover, designer, sub-contractor, or a recommendation for dinner, she is your go-to. She is also incredibly personable, attentive, patient, and level-headed.

Jess was such a pleasure and fun to work with finding an affordable home for my kids and I. When my sister needed to sell her house we were renting, staying in the area of our friends, work and family was important to us but challenging on a single mom’s salary. We had the absolute pleasure of working with Jessica Caballero on the sale of our home and the purchase of our new home. How did we find her? We didn't. She found us. The first impression she made on us was a marketing flyer demonstrating she did her homework, wanted our business, and was polished and thoughtful.

Everything she did from that first contact continued to build on that first impression. We listed within weeks of our first conversation (it would have been sooner but we had holiday travel and things to PURGE). She managed everything leading up to the sale including helping us declutter for the amazing photographs that were taken. Oh and not just photos - drone shots. We knew how special our place in the mountains was, and Jessica marketed it flawlessly.

By the end of our first weekend, our home had been visited over a dozen times, three times by one couple who made an offer and we went under contract.

It was great and fast and left us with a new challenge - now where do we go? Jessica to the rescue. She listened intently and understood our priorities for our next home, then delivered. We found and had an offer in on our new home within two weekends of looking.

The special sauce Jessica brings with marketing, selling, and helping us find a new home isn't where it stops. We had unique situations with both our buyers and our sellers that had us - at times.- wondering what we'd agreed to and if we were on another planet. Through it all, Jessica was calm and professional, navigating some truly wild conversations.

We would work with Jessica again in a heartbeat and can't recommend her enough. We're only sad we won't have another house to sell or buy for a while, giving us the opportunity to work with her again.

Jessica helped me both with the purchase and the sale of my condo. She has a very pleasant personality and is pro-active, persistent, creative and invariably energetic. I am very impressed with her willingness to go the extra mile (or miles in my case!). I purchased and sold my place while I was abroad and Jessica arranged everything including overseeing necessary repairs and upgrades. She was critical in interacting directly and constructively with the Chair and the management company of the HOA in getting clarity for the buyer on the state of the building and was even able to arrange for financing for the buyer. I highly recommend her!
