Passionate. Personable. Patient. These are the three words I would use to describe Joe Waters. We recently purchased our first home and Joe’s help and expertise were invaluable to us. We worried we wouldn’t be able to find homes in our price range, but he found endless homes for us to choose from. His expertise when walking through homes was exponential. He let us decide what we needed and didn’t push his own thoughts onto us. The inspector he recommended is very trustworthy and went through our home with a fine-tooth comb. We couldn’t be happier with our new home and everything his did to help us in the process of acquiring it. We recommend anyone looking for a home to use Joe Waters to find the perfect home for them.

Joe has worked with various members of our family buying/selling homes for around 10 years now. If you've never bought/sold a house before (or even if you have), there is no one better. When it was finally our turn he walked us through the entire process of buying our first house. This is evident with our numerous meetings together, not only did he show us the home but he would take his time educating us on what to look for, explaining the process of each step and answering every questions with great detail. He would point out intricate details and taught us numerous concepts in purchasing a home that we might not even bother to look at that could possibly cost us expensive repairs later on. We never felt rushed or pushed into buying a home we did not want. He always provided a thorough evaluation to help us make a logical and calculated decision. Even with a crazy real estate market, he never wavered or became frustrated, instead he would reassure us that finding a home takes time and he will do whatever it takes to find us a quality home. There was never a question that went unanswered, and when we needed something, Joe was there no matter the day or time. Joe is a rare find. He's completely knowledgeable about every aspect of the real estate business and has the patience of a saint. We have searched for 2 years with Joe, maybe more honestly. Joe Waters provided consistently excellent service during his work as my realtor for the sale of a property in Waterbury, Connecticut. The property had several issues so I needed a professional who could advise me on an appropriate asking price and the ways to present the house that would showcase its potential. Joe provided high quality and honest advice in those matters and all others that followed.

From the moment the house was listed Joe worked tirelessly to develop a strong pool of potential buyers while communicating with me on a nearly daily basis. In the end the property was sold in less time than I expected and at a price that I was very satisfied with. In addition to his professionalism, strong work ethic and great knowledge of the real estate market Joe's commitment to ethical business practices was evident throughout.

Without Joe I don't know if we would have survived the process of buying a home! From the very beginning Joe has been nothing but informative, supportive, and honest. We never had to worry about asking for an update because Joe was always checking in with the brokers, the inspectors, and/or the attorney. We were always informed of what step we were in, how long it would be until the next step, until the very end. I would recommend Joe to ANYONE - from someone who is super knowledgable about buying a home to the newbies! He is probably the best in the business!

Since the beginning of our home search, Joe was the consummate professional. His support, guidance, loyalty, and overall real estate knowledge really made for a great experience. He was always very responsive (at any time of day/night) and considerate of our schedules, which was appreciated. He was a great listener and took many notes to ensure he was providing the best service possible to meet our expectations; this was evidenced by Joe providing many ideas and/or properties that potentially fit our desires as our home search carried on. Also, as our home search and eventually our transaction developed, there were no questions that went unanswered; if Joe didn’t know something that arose, he utilized his network and resources to always find an answer or solution for us. Joe's experience and knowledge in the CT real estate market proved beneficial as we were able to avoid pitfalls in the negotiation, financing, inspection, and closing processes. My husband and I both sold and bought properties under the guidance of Joe Waters of Parkview Properties this year. Our experience was overwhelmingly positive in every possible way. In every interaction, of which there were many, Joe went above and beyond the expectations of any realtor in his position, offering advice based on professional as well as personal experience. My father was diagnosed with a terminal illness, but it was important to all of us that he be a part of the purchase of our first house as he would have been in any other circumstance. Joe went out of his way to include him and make him feel comfortable and his opinions valued.
