Still one of the great ones out there……Superb out of the box thinking, Listens and in this crazy market knows how to navigate tactfully. My Wife and I had tried some of the big box\national realtor. They were good, but NOT GREAT like Jonathan. This is where Jonathan shines as an agent! His ability to grasp this unconventional and negotiate based upon your needs. After losing a few "BIDS" with those other realtors, we decided to go with Jonathan and break away from old school policies. We were in the process of closing on a new home and needed to sell our existing home before we could close on the new one. We were also aware that the market was starting to cool off. We had met with Jonathan and expressed our concerns over the timing of the market. He didn't promise any miracles, but in actuality he was able to get our house listed, pictures taken and brochures within a few days and set up our open house in less than 10 days. I posted in a group on Facebook seeing if there was anyone interested in buying my home. Jonathan reached out and offered to bring a client through. That client didn’t buy. Jonathan then sent me a nice Christmas card and stayed on my mind. Well when I was ready to sign a contract and work with a realtor because I didn’t find a buyer through Facebook I decided to text Jonathan. I’m not a phone talker. He responded and answered all my questions and was always available to chat through text. When the time came for my listing and open house I felt completely taken care of like he had everything in control. He has one of those personalities where you just feel good in his presence. Not only is Jonathan really nice but he is a superstar realtor. He was never pushy to get me to sign his contract like the other realtors I talked to. He let everything happen in my time. Jonathan wanted to list my home for more than I thought it was worth. He ended up getting me far more, like 20% more than other realtors I was talking to thought possible. Jonathan is the epitome of a first-class, luxury agent who takes a client-first approach to his business. When my husband and I began our first-home search with him, we were upfront on our non-negotiables, and were clear that we weren't in a rush. Other agents have made us feel forced into going to showings, but not Jonathan. Jonathan set up curated listings, taking all of our details into consideration. When we found a property we liked, we'd send him a text and within hours we'd go see the listing.

As I write this, my husband and I are sitting in our new home all thanks to Jonathan Leaman. When we viewed this property for the first time, there were already 2 full-price offers on the table. Despite the odds against us, Jonathan knew what we needed to offer to be competitive and guided us through the process every step of the way. Without him, we'd still be searching.

Where to start! Jonathan was incredibly helpful from start to finish. We weren’t in a rush to purchase and Jonathan respected that. He would show us properties as we requested and he would provide his honest recommendation for each house. What was beyond helpful (and still is now) is that Jonathan flips houses regularly so he has a guy for everything and he also knows an answer to every question we throw at him (and we had A LOT of questions). What topped it off was when we found our dream home Jonathan partnered up with our loan officer to win over the listing agent and the seller. Beware of weekend warriors! Last year I had the pleasure of purchasing my first house using Jonathan Leaman as my real estate agent. Prior to this experience I had no idea what the responsibilities of a real estate agent were; I just figured that they toted people around looking at houses, putting  in offers, and accepting their commissions at the end. Wow, I was wrong. After viewing the process though an outsider's perspective I cannot believe how I would have gotten through it without having Jon Leaman by my side. He far exceeded my expectations of what I anticipated from a realtor. Everyone has a "friend", a "friend of a friend", or a family member that has paid the fee and taken classes in their free time to obtain the elusive and coveted real estate license. I realize that this is how most people have to start out before they can give up their full time jobs to sustain a career in buying and selling houses, but please politely decline them and go with Jon! I soon understood that a real estate agent worth their salt will need to be at least available for you about 18 hours a day through the process. Anyone with a license can open a lockbox and let you look at a house. The key to an exceptional agent like Jon is his knowledge of the real estate transaction, which I quickly found out is 99% of purchasing or selling a home. Jonathan Leaman's knowledge of the real estate transaction is what got me through the process with confidence, peace of mind, and a very minimal amount of stress. I am a very technical person and I had a myriad of questions about every aspect of the transaction. Anyone can give an answer, but Jon's answers were correct and insightful. In my case we had a very short window to put in an offer and close in 30 days. The property Jon found for me checked off every single box I had on my wish list so it was very critical everything had to be done promptly and on time so my offer would not be forfeited. Jon kept in constant contact at every step of the way to keep me informed about when things were happening and why they were happening. In my initial search I found some places I was interested in that looked really nice. Jon knew the area and politely told me to drive the neighborhood before he set up a viewing. His advice was spot on. I drove the neighborhood and quickly realized that although the newly remodeled house looked really nice on the inside and had a big yard, the price that they were asking would have been a bad investment since the neighborhood was run down and very close to a high traffic area. He wasn’t just trying to sell me an overpriced house, he was looking out for my best interests which I cannot express how thankful I am for him turning me away from this property. Fast forward six months and my family wanted to sell the rental house I had been living in prior to my purchase. I told them we had to use Jon to list the property. His market knowledge came through again as he walked the house and explained what updates needed to be done to sell the house for a good price, without going overboard and making upgrades that would end up being sunk costs that people wouldn’t expect or pay extra for in that neighborhood. The house had multiple offers come in after 3 days of the listing. There was a small hiccup on the buyer’s end with their lender that slightly delayed closing but as soon as he found out about it, he reached out to the buyer’s agent and used his connections to find a better lender than what she selected. We still got the deal done with only one week delay to close. The buyer was ecstatic that we didn’t forgo their offer, and my family got a record price per square foot for the neighborhood selling above comps. Please don’t think twice about hiring Jonathan Leaman for any of your real estate needs. His knowledge, dedication, and passion for real estate will blow you away!
