In what was suddenly a more difficult market with interest rates going up, we received multiple offers and wound up $30k over asking. I leave five stars because about a 6 weeks before we planned to list, a family member made a fair FSBO offer so we're going that route. If it falls thru for some reason we'll be back with Joe -- he's amazingly organized and professional, left us very impressed.
And even though he lost this listing, he sent over a couple of forms that he knows we need for any such sale in Ohio. This is the sort of paying it forward that earns both respect and future business.

Working with Joseph Speakman was the best experience I have had with a realtor and he will be the only realtor I use going forward. He is highly efficient, an expert communicator, extremely knowledgeable in his field, and performed above and beyond my expectations. He found the house of my dreams off market and acted quickly to get me involved with the sellers. He simultaneously was able to sell my home. He worked out an excellent timeline and was able to answer and always available to answer all of my questions. I would highly recommend Joseph without any reservations. Aside from being an excellent realtor - joe is a genuinely nice and friendly person. He was the best!

We initially ran into Joe inadvertently while touring an open house and it was a match made in heaven. Joe helped us navigate the sale of our condo and the purchase of a new home which took 13 months from start to finish. Joe was with us through thick and thin and never wavered despite the fact we submitted offers on multiple properties and changed our minds a million times.

Joe is extremely knowledgeable of the Columbus real estate market and he has a unique ability to understand what you're looking for even if you don't. Joe is truly a realtor you can count on to be in your corner. He consistently went to bat for us during negotiations and he continues to follow up even after closing.

In addition to his work ethic and knowledge, Joe is extremely outgoing and seems to know everyone in the business. My wife and I habitually crashed Sunday afternoon open houses for nearly a year and every realtor we ran into smiled and said, "we love Joe" when we told them who we were working with. When we eventually decided on a new build, Joe had contacts with every builder in the area.

I can't recommend Joe enough. Did I mention he sold our condo in one day!?!?

Working with Joe Speakman as our realtor was the best decision we could have made while selling our house! We knew he specialized in our neighborhood, knowing all the local knowledge and even prospective buyers. With Joe’s expertise and connections, we were able to get our house in a contract within 5 days of contacting him and not even putting it on the market! Additionally, Joe assuaged all my concerns about selling a house during COVID 19. We communicated virtually for the majority of our contacts and socially distanced for others. When arranging walk throughs and viewings for the buyer, he explained how we could leave all inside doors open and lights on to minimize any contact. We felt safe with all the precautions he took with us during the process. Additionally, Joe works with an assistant Stacy who was on top of all the documents and administrative minutiae that goes into real estate. She kept us up to date and was very thorough during the whole process. We highly recommend Joe for buying and selling in Columbus and without a doubt would surely work with him again if we are back in the area.

Joseph sold my condo in Victorian Village in one showing and the the first visitor. He actually pre-sold it. COVID19 is tricky and he was a super advocate for everyone’s safety including me talking to visitors during the showing. He follows the COVID19 guidelines strictly and per his Broker their guidelines too he adheres to the policies. His signage attracts lots of attention and he has proven methods of the real estate and sales process down to each nook and cranny. He is educated with a realtor degree and that makes a big difference. His slogan “not your average Joe” delivers on all accounts. He is a five star ⭐️ ⭐️⭐️⭐️⭐️Realtor and exceptional person. I am going to retain Joseph in the future and I now understand why he sells over a lofty. $10, 000,000 worth of real estate each year. Anyone who would retain him to assist with their selling and buying process would be fortunate to have Joseph on their side. He is a dream maker and I have my dream home. Thank you Joseph.

Joe is a pro .. he did a fantastic job and I highly recommend him. I first started working with him based on a referral from a mutual friend. Long story short I was told “Joe will comb up and down every avenue in Columbus to find you the right property” and he lived up to every word and. The best advice I can give to someone who is looking to pick a realtor.. is if your going to make the biggest financial decision of your life you better work with somebody you can trust! You can trust Joe! All realtors are not the same. He convinced the seller to sign a revised addendum stating the seller assumes liability If the seller does not follow through with the tax abatement paper work which taxes several months to complete(City Government is alway slow). The kicker is - the seller signed this after we had already closed. I can tell Joe cares about his clients and reputation. Don’t make the mistake of using someone else!

On a whim, we decided to go to an open house in Old Town East. That is where we met Joe. We told him that we were fairly new at looking at houses but we were considering buying vs renewing our rent. Later that day, he invited us to look at few more homes over in Weinland Park. We really appreciated that the had the MLS docs to share with us and giving insightful information.

We knew after that day he was going to be our realtor. During the home search process we loved his honest opinion, he was always on our side, and we never felt forced to make an offer. He was great at guiding our decisions, and didn’t waste our time. We saw dozens of homes after that, but 2 months later we closed back on that 1st home we saw in Weinland Park. On the day of closing he popped a bottle of Champagne at the closing agency and the cork shot out so fast that it dented the ceiling in the shape of the cork! We had a good laugh. Joe was a joy to work with. He will work with you on getting you what you want.

We both loved Joe’s enthusiasm from the moment we met him. Although we had only planned on seeing one house that evening; Joe had a list of several houses for sale in the area. We were able to see 4-5 listings that day. Joe never gave up and we just purchased our dream home! Joe worked diligently with me and my partner for more than 5 months to help find the perfect house. Whenever there was a house I wanted to see he would make himself available and I never felt pressured into putting in an offer. Joe was a pleasure to work with. He is not only incredibly knowledgeable about the local market but also knows so much about the homes themselves.

Joe was able to navigate the deal incredibly well and gave us pointers as first time home buyers as to what we needed to do to get the job done. He was responsive and there for us throughout the whole process. He goes the extra mile, even if that means having to meet us to submit an offer less than a day after being released from the hospital for an emergency surgery.

In terms of getting the house ready to live in, he was able to give us advise on how to fix the small things ourselves and when we needed to call in help, he was able to point us in the right direction.
