Without Josh, we would not have been able to make our recent home purchase. He was incredibly patient even as it became clear our search radius was 200 miles - not sure if you know this but the market is insane.

Along with his patience, he is a true pro. He knew every real estate law and process you could imagine and always provided sound recommendations during negotiation. We never felt rushed or pressured even after viewing homes for over a year.

We were incredibly lucky to have Josh and will be recommending him to our friends & family buying/selling in VA or WV.

I can’t say enough about Josh. This guy really went the extra mile for me, helping me buy my first home. I would’ve been lost without his advice. He’s a hell of a negotiator and will guide you through the home buying process. No BS. If you are lucky enough to snag him as your realtor, you are in good hands.

We weren't sure what to expect when we connected with Josh through Zillow, but I am very glad we did! Josh has been an amazing asset in our home buying journey, giving us advice every step of the way and helped us get the best deal possible. Most importantly, he gave us personal attention by keeping us up to date each step of the way, responding quickly to any questions, and all the time he spent on the road for us throughout the process. He really made us feel like we were his highest priority! He also really showed his passion for helping people through this stressful process of buying a home. We are looking forward to working with Josh again in the future and will be sure to refer our family and friends to him!

My fiancé and I cannot say enough great things about Josh. As first time home buyers, everything was new and seemed overwhelming at first, and we are so thankful that we had Josh to guide us every step of the way. He goes above & beyond and then some because he truly cares and is so good at what he does. Josh is very knowledgeable, trustworthy, attentive, and personable. We were especially impressed with how great the communication was. We were always kept in the loop and we’re given updates without ever having to ask. Josh has been extremely attentive and has answered our many questions throughout the entire search and purchase of a new home. Josh Prouty , of Samson Properties made buying a house such a breeze!
I still Can’t believe, today I hold the keys to my new Beautiful Home.
I was new to home buying, and have heard horror stories from friends and family about terrible agents. Needless to say I was very apprehensive at first because I had been in the market for nearly 14 months and had no luck with the previous agents I had worked with. They had not been able to assist me in getting my offer accepted, although I had a pre/approval letter in hand by my personal bank. Before working with Josh my Loan had expired 3 times, causing my scores to drop,,
Josh was professional , well knowledge and very calm! He never made me feel uncomfortable, or rushed he helped me every step of the way!
From Beginning to end he was very knowledgeable in all the areas, there was always answers to my questions and did excellent recommendations which saved me thousands of Dollars.
Simply by recommending me to apply for a different mortgage to compare rates, which I did based on his recommendation and I was able to lock a much lower rate than the one I originally obtain from my Personal Bank. Josh Prouty was highly recommended by a family friend and I must say hands down he is the best Realtor I have ever worked with.
We were able to closed on a home, in record time, 3 WEEKS !!!
