On January 1st 2017 we invited Josh into our home. We decided to change realtors as we hadn't received a decent offer for several months of trying to sell. Josh politely explained his strategies to sell our beautiful home with a very steep driveway and numerous stairs throughout the home (all hard sale issues). From the beginning, Josh proved himself to be a PROFESSIONAL. His initial meeting outlined why he was the top agent; from his aggressive marketing approach to his ability to articulate how he was going to sell the house. I was impressed and hopeful, especially after being very skeptical due to a failed attempt to sell our house with a different Realtor. We asked Josh to do the impossible for us: sell our house at the end of the summer rush, and help us buy a short sale house at the same time. Not only did Josh get our house re-listed (photos/staging/marketing) in 1 day, he also talked to the listing agent of the short sale we wanted to buy. Our previous Realtor tried to steer us away from the short sale house because they felt it was such a long shot, but Josh never told us no. He reassured us that there was nothing wrong with asking the question. A few days after listing our home again, we were able to make an offer on the short sale! And it was actually accepted. The fear of carrying two mortgage weighed heavily on our mind, and Josh took our concerns just as seriously. There were constant updates on how our house was being marketed. He helped re-staged the house and took new photos to keep showings active. Right after we received confirmation that the bank accepted our short sale offer, we received an offer for the full asking price on our house. Very professional. He has a very direct presentation on the IPad which takes 40 minutes compared to other agents who took well over an hour up an hour and half. It included a background of the company and his experience.He is the top agent at REMax . He maintains a detail record of all activity on the house. He scheduled multi-open houses as well as MLS agent showings. He provide me with a detail listing of all the things that I needed to do in the prior to the first open house. Also did the staging in the house.His assistant Kelli did an excellent job in photographing the interior while he hired a drone operator to film the exterior of the house which really highlighted the creek, deck and spa outside. What a great experience to have Josh Shiflett as our real estate agent. Buying remotely from Illinois Josh and his associate, Kelli, were extremely helpful. Their knowledge of the local area and understanding of our wants and needs led us in a direction to a final purchase of a condo that fits us. They treated us with respect and understanding. Always upbeat and forward looking during those inevitable losses on bids, they assured us that there would be something else and it came. Being newbies at buying a condo we were confident in their advice as they led us through step-by-step. Both Josh and Kelli answered all of our questions thoroughly and patiently until they knew we understood. They always had time for us answering texts and phone calls within a very timely manner. Not knowing the negotiation strategy they gave advice on bidding and always took our financial situation into consideration never allowing us to be emotional bidders. Instead they maintained cool heads and looked at the process analytically. For example on one listing they kept us from bidding too high and on another they advised a more aggressive but safe bid always showing comps in the area.
