I can’t even begin to describe at how awesome Karen is. I didn’t know her from a hole in the wall 4 months ago, and she fought for me, worked for me, did her research for me like she’s know me her whole life. I’m an out of state client, and she not only helped me with the price opinion, walked the property, helped me find a contractor, helped manage the project but THEN brought a buyer for full asking price. She is smart, kind, and persistent. She knows how to get the job done simple as that. I recommend Karen to absolutely everyone and if you go somewhere else you’re doing a disservice to yourself. As a real estate professional, I come into process of buying or selling property with high expectations for how a realtor should conduct themselves, and Karen Nichols exceeded them in every way. Estate sales are notoriously complex, and this one was especially overwhelming due to the probate issues involved. Due to the unique and complex issues surrounding this particular estate, it was a tremendous challenge logistically, legally, and personally. However, Karen's calm, patient approach and her ability to handle every twist and turn with professionalism made all the difference. From helping to prep the property for sale to expertly managing showings and negotiations, Karen was on top of every detail. Her consistency, marketing expertise, and excellent pricing strategy made what could have been a chaotic experience run as smoothly at possible. She coordinated seamlessly with cooperating brokers, city employees, contractors, and title companies, ensuring that nothing fell through the cracks. The probate process threw several curveballs our way, but Karen handled them all with grace, staying focused and organized. Her communication was clear and consistent, keeping me informed at every step while offering reassurance when things felt overwhelming. I was referred to Karen Nichols by a dear friend when I needed to move back to Michigan while still in Seattle, and am I ever grateful for her advice!

Karen worked with me long-distance via phone, email, texting—whatever method works for you, she’s great at it. She helped me clarify my needs and timeframe, and then offered properties. I was unsure at first—single family home versus a condo, or beautiful old home versus a newer property—and she offered me what I asked for but helped me make the right decision. Karen went to view properties for me, and when we found the right one, she found the perfect inspection team, made sure guarantees were documented and receipts were acquired, and guided me through online paperwork.

I feel very lucky to have found such a friendly, detail-oriented, knowledgeable agent who also has a good sense of humor!

She makes sure every step of the transaction is always running smoothly, and in favor of who she's working for. She is an excellent communicator, always giving plenty of notice for the next step. She is on top of every situation, even if something takes a detour. This is where some one will be happy she an experienced realtor. She is always a step ahead! She is soft spoken and pleasant, but her actions are strong and sustaining. She is such a knowledgeable worker, I am truly thankful she represented me. Karen was great to work with to buy our first home. She was really helpful and honest throughout the process, and always responsive to any questions or concerns we had. She was patient when we needed to see more houses and helped us figure out our offer and requests after inspection. We've even contacted her a couple of times since closing with questions and to let her know how we ended up changing the living room--she asked for a picture. If we end up needing to buy another house (or sell this one), we'll be contacting her again!

I have bought and sold a few houses in the course of my life, but I can honestly say I have never had an agent that was as hardworking as Karen. She is so full of energy! So friendly and warm. Karen had many helpful tips in getting my house ready to put it up for sale. She was there with ideas for marketing it. I felt she was invested in selling my home She was right there with me thru the whole process. If I had a problem, she was able to solve it.

To say that purchasing and mortgaging a condo for my disabled brother was a challenge would be an understatement. His options were few, his ability to pay was limited and obstacles thrown in his path by a careless and somewhat negligent mortgage organization, made Karen’s job exceptionally challenging. She was always up to the task. Her ability to be patient, to show perseverance and find the people needed to complete the transaction were signs of a true professional! She never gave up. She was never intimidated. She was always thoughtful and caring. She was kind, gentle and helpful to my brother. She always kept me informed by phone, texts and emails, and accomplished it with my being 1400 miles away. She was on top of every detail. Every time an obstacle was thrown in my brother’s path, she found a solution and did it quickly. I will be forever indebted to her for the sacrifices she made and the devotion she displayed to make sure we found and closed on the first property my brother has ever owned. He is 61 years old and the experience was daunting. Yet, she made it happen and our family will be forever grateful that she never lost hope and overcame multiple difficulties. What an absolute joy it has been to be in the hands of a consummate professional. We are truly blessed to have the great fortune of having her work for us. You couldn’t find a finer representative.
