Kay gave great attention to details, both while showing us homes and especially during the negotiating process. We did run into some uniquely complicated situations, but Kay was completely on top of things and worked with our attorney to come up with solutions. This is the second time we’ve used Kay Phillips for realty services. She helped us find our first “starter home” and was absolutely incredible. When we outgrew that home we knew Kay was the one to call to help us sell and buy our “forever home.” Considering the change in daily life with the pandemic, Kay made the entire process seamless and as easy as possible. We felt very little stress which sometimes is hard when buying and/or selling. Our house essentially sold in 2 days, at a price we couldn’t say no to! Kay is an absolute expert in her field; never did a question go unanswered. She’s full of resources and knows exactly who to call. Kay made the process very personal, she became so close to our family and truly cared about our needs and wants. I cannot say enough good things about Kay! My Fiancé and I purchased a home in Illinois while living in North Carolina with Kay's help. Kay was so dedicated and made the buying process so fun. Kay took the time to zoom video call us and show us multiple properties until we found the one we loved! She was so real with us about the value and condition of homes and answered any and all of our questions as first time home buyers. We LOVE our townhome and are so thankful for Kay's help! We are in our early 20's and had a lot to learn throughout this process but couldn't have asked for a better teacher than Kay! I reached out to Kay Phillips based on previous glowing reviews from past sellers and buyers and am eternally grateful I did. My husband and I used Kay’s services for purchasing our first home. To say that we were “green” when it came to loans, mortgages, home insurance etc. was an understatement but Kay was so patient with us and explained everything. No question was a dumb question and her vast knowledge put us at ease. The showings she set up were very organized and the homes she chose with our collaboration demonstrated she valued our priorities in what we wanted in a house. Her re- modeling ideas were practical and creative if the house needed some work so we didn’t feel too overwhelmed. What set her apart for us was her commitment and accessibility- phone, text, email, you name it, she’ll get back to you fast. Even now, we’ve been moved in for almost a week and she’s still available and helping us with odds and ends that no longer require her time. The closing process went smoothly knowing she was a phone call away (due to COVID) and she honestly gave us an education in adulthood we will always value.

I just bought a house with her, it was my first house and I was really lost with the process but she helped me all the way from choosing a good house till the closing even helped after it with some doubts I had. She helped me understand the steps, gave us valuables tips and we trusted her in finding the right place for our family. Like I said in the beginning she is amazing! To say Kay Phillips was incredible is an understatement. She was exceptional! She demonstrated a very clear and in-depth knowledge of the markets, but most especially she was extremely caring, present, responsive, and made my wife and I feel very comfortable every step of the way. She provided exceptional guidance and insight on the areas we were looking and never made us feel pressured in any way shape or form.

My wife and I started this home search process a year ago and interacted with many realtors through tours and open houses, which were great, but once we had the pleasure of meeting Kay it was a no-brainer that we were going work with her and only her! Kay was happy to assist us in the sale of our home, and she was quick to set all the necessary appointments to collect the information she needed for our listing. As messy and crazy as our life was, she was caring and supportive, and kept telling us our home was beautiful (though it was in such disarray), which made me feel at ease. The brochures of our home for potential buyers were first class! The Open House was beyond successful, and our home sold in 5 days. The whole process was smooth, carefree, and really out of our hands. We just had to move…easy enough! Kay was amazing and very invested, as if selling her own home. Where do I begin to express our gratitude and utmost respect to Kay Phillips for her professionalism and diligent guidance throughout the whole process of selling our home. Our main challenge was we were moving out of state and winter was just around the corner. We needed to find a buyer very quickly was paramount. The prospect of the home going unsold for 3-4 months was not the ideal situation we envisioned. Kay reassured us that it is indeed possible to find the right buyer this late in the year right before the holidays. In order to make it happen we had to move quickly and stick to the plan. Kay guided us from beginning to end and our house was listed on a Tuesday and a signed contract within a week. The house sold above the listing price and closed one month later. We can’t thank Kay enough for her hard work and professionalism. She made the whole process less stressful and financially rewarding. Her best recommendation was using Lehn Shepherd and his law firm. He was the voice of reason and Kay worked so well with him. Kay was always available to talk and work through any situation that came up. She answered emails, texts, and phone calls in a very timely manner, even when she was out of town, even talking to me while on an airplane! I'm not sure where to begin with my experience with Kay Phillips because it is actually difficult to put into appropriate words. Amazing doesn't quite cut it!

I was put in contact with Kay by Zillow while I was searching for property online. We were serious about buying a house and so I figured what the heck...I needed an agent and so maybe Kay can help. With the computer era, we have the ability to get a really good feeling for what a house is without ever walking through the door. Within a couple hours Kay had sent over probably 30 properties that fit my basic description of what I wanted. This was important for me because we were buying about an hour away from where we lived and I had to be sure about a house before we scheduled a showing. Kay was super responsive to my comments on particular likes and dislikes and really quickly honed in on what we were looking for. Finally, we had a chance to go see some homes on a snowy day in April. We looked at 5 or 6 homes with her and one of them just seemed right. We told her we would like to make an offer! We were excited!

From there, Kay knocked it out of the park! She hooked us up with some amazing people such as mortgage brokers, lawyers, and currently...our painter. I was wary of having all of these people that I didn't hand pick handling all of this business. However, I shopped 3 different lenders, got 4 quotes for painting, and basically wasted a lot of time and energy only to come to the conclusion that I was in the best hands possible and I could relax.

In summary, you would have to be absolutely crazy to not call this woman FIRST if you are looking for a new home! I know I'm not planning a move for a very very long time, but if I was I'd call Kay without hesitating!

When we needed to sell our home on a tight schedule, we knew right away who we wanted to work with. Kay came highly recommended from friends of ours who had purchased a home in our area a handful of years prior. From start to finish, Kay always made us feel like we were her highest priority with her responsiveness, wisdom, resourcefulness, and charm.

Because our decision to move was relatively sudden, we knew we needed to put in some work to make our house appealing to a buyer. Kay met with us right away to do a preliminary walkthrough and help us learn what a buyer is going to be looking for. Because the extent of the renovations we needed were more than what we could handle on our own, Kay not only gave us a referral to a fantastic general contractor, but she kept in contact with him frequently while he worked in our home. We truly had an ally in Kay with regard to managing the process of getting our home ready to sell, which was particularly appreciated as we had already moved out of state so were not able to be on-site at our home.

When our house was ready to be listed, Kay expertly marketed our house by setting the right price, printing sleek booklets for the house, and through social media. We received the perfect offer within a couple weeks (which we accepted!) but it wasn’t over yet. We still had some items to remedy in the house, both from the buyers’ inspection, but also some last-minute items from the village’s occupancy inspection. So once again, Kay leveraged her relationship with our contractor to ensure everything was completed before our closing with time to spare.

I cannot say enough good things about our experience working with Kay, from her technical and marketing expertise, to her interpersonal skills, and just how she makes you feel good whenever you speak with her. I would highly recommend Kay Phillips to anyone buying or selling a home!
