Kevin helped me out of a major disaster. I purchased my home at a time when the market was at an all-time high. Knowing that the market had rebounded and my circumstances had changed I thought I may be able to sell my home and maybe make a small profit. I called 3 agents for a market analysis. All the agents delivered the bad news that the home was still valued below my purchase price and that the home needed several thousand dollars in updates and upgrades. I didn’t know what to do. A friend recommended that I call Kevin to get a ‘true assessment and honest opinion’ of my home. Kevin thoughtfully viewed my home, gave me a full market analysis, made a few suggestions on depersonalizing and staging my home (which was not going to cost me anything to do), and told me to call him when I was ready. There was no pressure to list and re-do the whole house. There was no doom and gloom with Kevin. He saw the positive features of the home and did not base its value by attacking the home. Rather, he told me the features and benefits of my home and the market analysis was not just the last 3 homes sold in the area but homes like mine. The analysis included homes about the same age, condition, quality, and lot size. It wasn’t until afterwards that I realized Kevin had taken the time to personally view each and every home that he included in the market analysis. Amazingly, my home was slightly profitable. I listed my home with Kevin and in less than 2 weeks had a full price offer. I also purchased a smaller property with Kevin and somehow he pulled off a seamless simultaneous close. I didn’t have the expense of a double move, storage, the need to rent, or a double mortgage. Working with Kevin was a pleasure and I suggest you contact him for the sale and purchase of your home.

Kevin helped me with a 1031 exchange. I didn’t know a thing about how to get a 1031 started nor the rules to such a purchase. I had a home in another state and another small investment property. Kevin was able to work with the out of state sale, sold the small investment property (quickly), found an outstanding investment property, and closed on the within the necessary time frame. Kevin also found us a well-qualified renter for the property within just a few weeks of closing. I am not sure if I would have been able to keep track of all the moving parts of a 1031 exchange without Kevin’s help. He was well versed in the process and his confidence reassured me that I was making the correct investment. Kevin is excellent and I strongly recommend him on any property investments.

Kevin Shams was recommended by a friend of mine last year when my wife and I decided to purchase a property in the Saratoga area. I was impressed with not only his real estate knowledge but specifically his knowledge of the Los Gatos, Monte Sereno, Saratoga area. My time is very limited as I travel for work extensively. Kevin knew this and was always prepared and very well organized when we initially met on the weekends to tour homes. I was well briefed before walking into any home, which I very much appreciated. When we decided on a house, we leaned on Kevin to secure the property without breaking the bank. What was interesting to us (as we later found out), is that our offer was not the highest. It was Kevin's strategy and the way in which he delivered our final offer/terms as a package that was ultimately accepted. You would expect after reading this review that Kevin would receive 5 stars from my wife and I. He did, but more importantly, he earned them.

My family was moving to the Saratoga area from out of state. I was in a bit of sticker shock coming to the Bay area but knew that Saratoga was the place to live. I was not enticed by slightly less expensive or larger homes in other areas. Kevin worked with our relocation specialist and helped us into temporary housing until we found the right home. I have been a client of Kevin Shams for over 10 years...well before Zillow was in existence. I was using a realtor that was incompetent and put me in a very difficult situation that was legally binding. Kevin came recommended from a peer of mine to help me find a new property as I was no longer interested in securing the home my previous realtor put me into. To my surprise, Kevin not only found me the home I've been in for over 10 years, he was able to successfully negotiate me out of the home my previous realtor put me into. There were multiple offers on my current home and I was very stressed that I wouldn't get it. Kevin became my trusted advisor throughout the process and was in constant communication with me including the GREAT news that I secured my dream home as a first time buyer! I decided to write this review not because Kevin asked me to, but rather I'm in the market to upgrade and I remember the difference between a really bad realtor and one that was an expert in his field. For the first time I can actually claim that Kevin is the area specialist in both residential and commercial properties. Buying a home can be an emotional experience and I found that Kevin could always keep a level head, stay on topic, and focus on the end goal and big picture. Kevin did not waste time with extensive unqualified property searches. Rather he took the time to preview each property, evaluate my needs and expectations for each property and the immediate community, all the while keeping to a strict budget and the need for future profit. Suddenly our home shrunk when we had children. There was simply not enough storage or breathing room in our home for a family of 4. We needed a larger home but didn’t think that we could afford to upgrade and stay in our same area. A friend recommended Kevin and told us Kevin would find a home that would fit our expanding family and still keep us near the area we loved. One call to Kevin and we were pleasantly surprised at the homes we could afford and still be in our chosen neighborhood. A few of the properties needed work but nothing more than what a handyman and a couple cans of paint couldn’t fix.
