SOLD OUR HOUSE IN THE MIDDLE OF THE OCEAN. When we met Kimberly, she said she could sell our house in a week. She sold it in a DAY. From the sign that said "Coming Soon" to "Sold." And she was able to send us the paperwork to sign online while we were on a cruise in the Atlantic Ocean. We didn't need an open house. We didn't need staging or fixing up. We got $50K more than our asking price with no contingencies. She knew our neighborhood, was extremely accessible (I think she works 24/7), and even recommended an apartment building for us. Kimberly is nothing short of amazing! We have worked with her many times over the last 15 years, and every time she goes above and beyond. Her knowledge of the market is staggering, and she applies that knowledge to get us the absolute best deal possible. Kimberly has helped us buy and sell houses and also helped us rent out our properties, and she really takes care of everything. Kimberly has an entire armada she can call up to get the house ready for sale. For our most recent house sale, we were already living out of state when it was time to prep to sell. Kimberly arranged to have the house painted, walls repaired, the carpets changed out, and the kitchen touched up. For a previous home sale, she had all the wood floors refinished.
Every time we worked with her, I felt like we were her top priority. Additionally, she is always available and easy to reach, either by phone, text or email.

We just sold our house in Chevy Chase, DC, in less than a week and at price exceeding the listing price by 23% using Kimberly Cestari as our agent. She is on every list as one of the top agents in Washington and I can confirm that her ranking is deserved fully.

We contacted Kimberly in early Spring. The apartment we were moving to would not be ready until June 1, so Kimberly recommended we could sell before moving out, but we needed to declutter, and use our own furniture and art for staging. She made excellent suggestions, including identifying what we should get rid of as well as what should be painted before opening the house for sale. She also made superb recommendations on painters and cleaners, and they responded immediately once we mentioned her name. The moving company she recommended, Metropolitan, was fabulous in terms of adhering to deadlines, intelligent packing, and zero breakage.

At her own expense, Kimberly did two very important things for Internet marketing. First, she hired someone to do detailed measurements of the house using a laser; resulting in very nice plans for every level of the house, and showed that the useful area exceeded the recorded area by 30%. She then used the floor plans and a lovely exterior photo to garner interest for the house during a Coming Soon period. Second, she hired an excellent photographer to shoot the house and she chose the best pictures to post on line. As a result, we had dozens of prospective agents and buyers interested immediately, some waiting for our house to go active so they could see it on the first day, and we had five offers in five days. Kimberly’s years of experience helped us to sell our house for top dollar and we valued her knowledge of the ins and outs of today’s estate market, which can be rather tricky to navigate unless you have an advocate like Kimberly on your side We can highly recommend her.

Having lived in Chevy Chase DC for a few years, I saw how active she was in the community (neighborhood listserve, Facebook page + signs in front of her listings). I was looking for a very specific property — a luxury row home with an additional dwelling unit and outdoor space. Kimberly exceeded my expectations. As first-time buyers, we were anxious about the process, but she made it enjoyable and effortless. She is very responsive and does a phenomenal job at explaining everything. We can’t praise Kimberly enough for her hard work, her professional advice, and her attention to every detail when she was our realtor in the summer and fall of 2022. We engaged Kimberly to guide us through the biggest financial transaction of our lives, the sale of our house where we had lived for 53 years. We slept well at night with the security of knowing we had picked the most savvy and experienced realtor in our Barnaby Woods neighborhood to represent us.

Once we completed our move from our house, Kimberly got to work with us to get our house ready for the market. First, she told us she was setting the asking price to ensure that the house would draw the greatest pool of potential buyers. Then she assured us the house would sell nicely “as is” with only minor touch ups, sparing us both the expense and the hassle of “staging” the house and doing elaborate improvements.

Kimberly’s strategies worked beautifully. Her skilled marketing brought a large stream of interested parties to look at the house. Within just a few days of the house going on the market, Kimberly had corralled four excellent bids and we simply picked the best one. The house immediately went under contract for a price that far exceeded the asking price.

In the period between the sale contract and the settlement, Kimberly once again proved she was a consummate professional. A problem arose concerning the boundary line between our property and our next-door neighbors’ lot. There had to be an agreement on the boundary line, or the sale could not go through. Kimberly showed her skill by negotiating a deal with the buyer’s agent on the boundary line. This broke the logjam and paved the way for the settlement to happen. Kimberly was our outstanding agent from start to finish!

Growing up in Chevy Chase, DC, I know a lot of agents, but when it came time to sell our family home, I knew who to call – Kimberly Cestari. Her reputation proceeded her and she did not disappoint! From our very first meeting, she outlined a plan to whip the house into shape, set a timeline/budget and gave me an idea of what it would sell for fixed up and not fixed up. We chose to have the work done and Kimberly managed it all! She cleared out the house and donated appropriate items to various different charities (medical, clothing, furniture) and even used DC’s bulk trash service and hauled a few things to the street herself! Once the house was empty, she got estimates for painting, cleaning, landscaping, oil tank removal, plumbing work and boiler replacement. We approved the estimates and she oversaw all of the work. In a short period of time, the house was ready for photos and we were live on the market. We feel so lucky to have found Kimberly! We first worked with her just over a year ago, thanks to a friend’s recommendation, when we were moving to Chevy Chase DC and looking to rent in the area. We had struggled to find a good rental on our own, but Kimberly helped us find an amazing row house in an incredible location very quickly and made the whole process so seamless for us.

When we felt ready to begin looking for a home to buy, we knew we wanted to work with Kimberly again, and she more than surpassed our expectations. Kimberly is warm and friendly while also being incredibly effective and efficient. She knew the market SO well and provided us with excellent guidance at every turn. We knew we were searching during a difficult market for buyers, and Kimberly helped us remain upbeat and optimistic while also being very forthcoming and honest about the landscape. She was incredibly patient with us during our search of about 4 months, even and especially when we were not quite as patient with each other ;)

Kimberly was always very responsive when we had questions, and in the unlikely situation that she didn’t know the answer to a question offhand, she would look into it and get back to us with an excellent answer promptly. Kimberly Cestari was simply amazing!. As soon as we met her, we could see that she had exceptional knowledge about our neighborhood and the local housing market. Kimberly made excellent suggestions about work we needed to do to prepare the house for showing and to maximize the sale price. In addition to the usual touch-up painting and floor refinishing, she strongly advised us to remodel our semi-finished basement into a rec room with a powder room and laundry. Kimberly took charge of the process and selected all the contractors to do the work the basement needed, including painting, carpeting, lighting and plumbing . The finished basement looked great! And, the work was done for less than half the price of an earlier estimate we had received.

In the end, the house never formally went on the market. We were approached by another realtor who knew the house was going up for sale and Kimberly took over and guided us through a negotiation, a contract and closing that netted us a very favorable sale price.
