The real estate pictures are what sell a house in my opinion. I sold my home with Kimo Quance realty in 2020 and often show people my real estate pictures of my former home. The comments I get about how amazing the pictures are is wild. I even had several people ask if my home was staged and if that was a true sky in my outdoor photos. Anthony Grimm's attention to angles & details (placement of furniture, pillows, linens, etc.) are just a little extra that he puts into his craft. He spent hours on helping me move furniture and making sure my home looked its best. His crisp and colorful photos are impeccable.

My husband and I had the pleasure of working with Tad Murroughs. We are first time home buyers and this whole process was very scary for us because we really didn’t know what to expect. When we met up with Tad the first time, right off the bat he made us feel very comfortable. From the start he was very straight forward and honest. He took the time to thoroughly explain each step of the home buying process. Tad was very flexible with his schedule and our best interest was always at the forefront. The first day we went out to see places he booked multiple showings to provide us with as many options as possible. The next day he scheduled some more showings and after that weekend we were ready to submit three offers. After our offer got accepted he still made sure to stay in contact with us, which we really appreciated. Any questions we had regarding all the paperwork, he was there to answer, no matter the time. Kimo is an outstanding agent. We meet with him in September as we decided to leave Santee and move to Carson City, Nevada. We weren't ready to list until January so we were just trying to get an idea of what he and other real estate agents had to offer when the time came.

When Kimo arrived, he brought a customized book, which highlighted who he was, his accomplishments, who his team was and the comps around the neighborhood. It was probably at least 50 pages. He didn't want to commit to a price until we saw how the market was come January. Sometimes agents can be overzealous and really try throw an unrealistic number to get your business. After seeing how prepared he was compared to other real estate agents, we knew he was the one and signed with him in September.

Kimo had amazing patience to wait until January with us and we're glad he did. He brought us 17 offers all over asking price, with the winning bid being 7% over asking because he knew how to price it right. This is what you need to trust him to do not just think you know what is best. He does this for a living. Although the market for sellers is good right now, it takes a unique individual and team to have the reach to bring in that many buyers.

Once we got our offers, we then started working with Lorene. She is super kind, informative and always kept us in the loop on what was going on during Escrow. Selling can be stressful if you don't have someone you can trust that is handling all the paperwork and final negotiations. I can say this experience was super easy and never once did we stress out.

Kimo and his team are amazing! I only wish I'd called him sooner. In July of this year we happened to find our dream home and with multiple offers we didn't make our sale a contingency, big mistake. We reached out to Kimo around 5:30pm on a Sunday, and he arrived at 2pm the next day. Kimo with the Quance Group has been an amazing realtor and friend. He has been representing my mom with her house that is for sale in Santee. Last March the house burned down just before the final walk through of the sale and Kimo went above and beyond with support financially and with any volunteers we needed to help get my mom and dad back on their feet. The house is almost completely rebuilt and he already has prospective buyers once it goes back on the market.

I'll start from the beginning. Myself and another family had decided we wanted to buy a ranch with a few acres at the beginning of 2016. As a Santee resident I had heard of Kimo, looked up his reviews, and recommended we utilize his real estate services. Little did he know what he was getting into at the time. We started out looking at properties in Alpine. Almost a year later, we had looked at properties in Alpine, Jamul, Harbison Canyon, Lakeside, Descanso, Campo, El Cajon, you name it. When a property was listed, and even before it was listed Kimo would let us know. Many hours were spent by Kimo meeting us at some remote east San Diego ranch in his jeep, walking those ranches. Throughout that process Kimo was prompt, informative, and we never felt rushed into buying a property. I'm pretty sure we set the record with Kimo for properties viewed before buying. We did find a few we liked, put in some offers, have the property inspected, only to have the deal fall through because of a cash buyer or the property failing inspection. So Kimo recommended we get the property in Santee sold, so we wouldn't have to go in as a contingency buyer. So that's what we did. The Santee home went up for sale. Before it was listed, Kimo had buyers looking at the property. Once it was listed, it took less then a week to have multiple offers above asking price. Kimo's knowledge of the east county area helped price the Santee property perfectly to where we knew in advance what it was going to sell for and how quickly. With the Santee home sold, we really had to find a property. After looking nearly everywhere in San Diego, we decided to look at a 10 acre ranch in Ramona. It is there that we found our ranch. We put in our offer, got it accepted quickly, and within a month we were living "up the hill". A couple months later we had our housewarming and Kimo and his family were there. If you're looking to buy or sell real estate in east county San Diego I would recommend you start by calling Kimo and his team. From personal experience, he is willing to visit as many properties as it takes to find the perfect one. If you're selling he will sell the property fast and at a price probably above asking. Throughout the process he was professional, punctual, and attentive to our needs. Kimo, thank you for all your hard work over the year. When we first decided we wanted to sell our home, I began the search for the BEST agent for the job. We had many referrals, and also interviewed several agents. I believe this is the wisest way to hire an agent. From our very first contact, it was clear who was the most diligent, competent, and the most qualified, Kimo Quance. He was extremely proactive, right from the start. Kimo called me on the phone while other agents emailed. Then, he followed up with a written card in the mail which showed me that he is proactive and organized and had excellent marketing skills; all necessary qualities in a quality agent. He was willing to meet with us before our house was ready to sell and advise us on what we could do to get top dollar for our house. He made suggestions based on what would help us get the best return on investment, and we appreciated his thoughtful recommendations. His contract is flexible and even includes a clause that allows the seller to cancel representation if you aren't satisfied. That is how much he stands behind his work! We were impressed. His professional photographer and videographer produced excellent images of our home, attracting many buyers on a multitude of websites. He had some unique sales strategies that helped our house sell for more than we expected and extremely fast too! We had 2 offers within days on the market, and one of those was full priced! What more could we ask for!? In addition, we had around 20 showings in 2 weeks, so people were lined up to see our house! Our listing was #1 on Zillow for our area during the whole time the house was active. He really got the word out about our house because he uses many resources to effectively advertise himself and his properties. This is critical when hiring an agent. I am absolutely certain that we would have not gotten the same results with another agent. In addition, the entire process was streamlined like a flawless, well-oiled machine. Look no further! kimo was a God send! His team is on it and I never felt more at ease! We had tried selling our house with two agents previously and didn't even get a nibble after 5 months on the market! Kimo knows exactly what it takes to sell a house and he had us in escrow in a little over 30 days. I could go on and on about our experiences and if I could give him 10 stars I would.

We got keys to our home today and couldn't be more thankful to Kimo and his team for their guidance, knowledge and support.
From the beginning, Kimo was thorough in his explanation of a process that can be difficult to understand. His team members were always on top of things by sending documents that needed to be signed and they all kept us on schedule to moving into our home before the Christmas holiday.
My husband and I found it somewhat daunting to enter the realm of home ownership and we were put at ease by having all our questions answered. Kimo was quick with a response and only gave his opinion if one was asked. He made himself available at all hours and was thorough and professional.
I would highly recommend this team as top notch!!

Kimo,
This is not so much a review as much as it is a thank you letter that I want the world to see.
When I was young, I worked for my father in his Home Refurbishing business. It was hard work and I always loved that feeling of walking into a finished home. But there was always something missing. For decades I dreamt of walking into my own home. I never ever thought it was possible.
The anxiety I felt even thinking about the daunting task of buying a house was palpable. Luckily my wife convinced me to "Just run the numbers and lets see". But then we had the problem of finding someone we could trust to help us with that. We tried a couple places and they all caused the hair to stand up on the back of my neck. I felt the same feelings walking onto a used car lot and being looked at like a sale.

Then we met you.
I remember that first meeting, you sat us down, late at night working around our crazy life schedule. You didn't just talk to us about the process, you taught us, had patience with us and comforted us about the things we had concerns with. I left that meeting with a sense that it was going to be OK and for the first time had hope this could actually work.
Throughout the process you have been there for us, answering our silly first time buyer questions, never making us feel awkward about it. You saved us from a couple bad buys being patient with our eagerness and offered your advise and knowledge freely.
You helped us find a fantastic lender that like you helped us through the process patiently and very quickly.
I can't count the number of texts and emails and call we exchanged throughout this, You made us feel like we were your only focus.

Today is Dec 23rd and we are Homeowners. I cannot thank you and your team enough. You gave us hope, and kindness and patience and unwavering support and now a home for our family.

I can't say enough about the professionalism of Kimo and his team the Quance Group. They made our experience super smooth while keeping us highly informed of the details ever step of the way. On top of that, they were laid back and made us feel at ease the whole time. Great, great people that you would want to invite over for dinner or the family bbq, just down to earth and easy going while handling their business at the same time! As a first time home buyer Kimo was very helpful. He helped my husband and I through the entire process. He got us started by putting us in contact with the right people to get us pre approved. Kimo showed us over 20 houses and helped us to not get discouraged as we searched for the perfect home. When we finally found our home he helped walk us through every step of the home buying process.
