Kristin Weekley had our back throughout during the processes of buying our new house and selling our old house. She took care of everything--arranging painting, staging, photographing, cleaning, with reliable contractors and reasonable prices.

She showed up to deal with unexpected glitches and kept the process on track when it might have derailed. For example, the day before the home inspection, she discovered that the heat would not turn on (!), explained to the buyers and lawyers and got the necessary agreements so that we could proceed with a promise that it would be working before closing. She arranged for the repair.

Throughout, she had good suggestions for home inspectors, lawyers, and contractors, and her advice on negotiations seemed to be spot on.

Curious neighbors who attended the open house told us how nicely they thought it had been staged.

We worked with Kristin for a year and a half. During that time, she helped us sell two houses and purchase a new home that we love!! Kristin was knowledgeable and offered expert advice, which helped us navigate the very competitive market. She was professional, upbeat and an absolute pleasure to work with at all times. Kristin was open and honest and made herself available whenever we needed her, day or night. She always answered phone calls and texts in a timely manner, making the whole experience a positive one for us. An extremely busy woman, she made us feel like we were her only client.

I told Kristin she was a "miracle worker", because after getting an accepted offer on the house we were buying on a Monday, she managed to get the house we were living in on the market 4 days later! This was no easy feat, as we were not prepared at all to sell that quickly. However, she helped with EVERYTHING, including securing a painter to paint the whole interior, a cleaner for a deep clean, and scheduling the house to be staged and professionally photographed! Our home sold in one week and the closing of both properties happened within 5 days of each other!

Buying and selling a home can be an overwhelming task. Kristin made the whole process seamless, taking care of absolutely ALL the details from beginning to end!!

Kristin Weekley is an amazing realtor! Kristin was a pro navigating a tricky real estate situation, the sale of our mother’s house as a conservator sale while my sister and I were living in New Jersey. Kristin and her team helped with repairs and staging, lawyers and documents, and much more during the time-consuming process that a conservator sale requires. Most importantly, Kristin’s efforts led to a bidding war and an offer $100,000 over asking within a few days of being listed! I should also add that Kristin and her team have been unfailingly helpful and kind; their support was invaluable during a difficult time.

Kristin helped us buy our first home with a relatively small budget for the Boston area and what we were looking for. For 6 or so months we looked at all types of houses - multi families, fixer uppers, recent flips - and Kristin knew exactly what to look for in each of them and was quick to find any red flags or potential expensive pitfalls. She is super handy and not afraid of doing some work on her own properties so has great tips on lower budget renos that could totally transform your space. We ended up by some miracle getting a house that needs almost no work but Kristin was still super thorough to make sure we weren't getting ripped off! We submitted 4 or 5 offers with Kristin and it was a really easy process, she explained everything, and she didn't ever let us over-offer for a property even when there were some crazy offers coming in. Everyone she recommended to us throughout the offer/mortgage/closing process was also awesome and only had great things to say about her, which goes to show how well liked she is!!! We cannot rate Kristin Weekley highly enough for the professional, competent, and thoughtful way in which she approached the sale of my mother’s home (our family home for over 60 years). The sale was accomplished long distance. We required a realtor who gave careful attention to all the details and could foresee challenges before they arose. Not only were we out of state, but we required the services of an equally capable auction house, an onsite shredding company, building contractors, etc. Kristin was enormously helpful – she provided us a list of potential tradespeople and service providers (with whom we were equally satisfied) and synchronized everything so that it went off without a hitch! Her expertise not only in the optimal pricing of the house but in advising us regarding what renovations to undertake (and what NOT to undertake), market timing, staging, responding to bids, etc. was phenomenal. If you are seeking a realtor who has the expertise to move you through the process with the least stress possible, yielding the best possible outcome, look no farther! Kristin and her team were fantastic to work with! This was our first time going through the home buying process and from starting our search to closing (and beyond) she's been an incredibly helpful guide.

She's deeply knowledgable of the northern Boston area and well connected to get insights on neighborhoods she hasn't personally bought property in. She's also done a lot of renovations and knows exactly what to look for (like electrical wiring, roofing repairs, etc.) when viewing a home, providing guidance on likely repairs and rough estimates of their costs. We trusted her to provide advice on what were reasonable offers, where/how to negotiate, what to ask for based on inspections, etc. She also gave us recommendations for mortgage lenders to reach out to, inspectors, and even attorneys, all of which we ended up using and loving as well. And after closing, her team gave us a list of contractors her clients have worked with and liked which we're looking forward to using to start getting some quotes on our own planned renovations.

We absolutely love our new home and don't plan to move anytime soon but will definitely work with Kristin again if we ever do (and have already told friends when they decide to buy a house we have a great realtor to recommend- and actually found her through a recommendation from a friend ourselves)!

She has never turned our never ending Friday night home tour invites down during our relatively long journey. Wow is all I can say. Kristin absolutely blew us away! We were looking for a house on the North Shore, on a short timeline because we are expecting our first child in May and very price sensitive. Add on top of that that the market is the craziest in recent history.

We found Kristin through Yelp and interviewed here and a couple other realtors. She actually listened to what we wanted, had answers to all of our questions and clearly knew the market intimately. We decided to use her as our realtor. This was a great decision!

Things we loved about Kristin:

1. Knowledge: we were communicate with her daily as we saw new homes coming on the market. She would often let us know "this one is in a flood zone", "this street is really busy", etc. so we wouldn't even waste our time with a viewing. She came to most viewings with us and would quickly identify issues in homes - "this floor is slanting, this home will be a disaster", "these floor supports will need to be replaced, it will be about $1000 a piece", etc. We really appreciated this knowledge in helping us to find a home that worked for us.

2. Trustworthiness: we felt we could trust Kristin's advice because she often told us to pass on homes. The first home we toured she told us to pass on because it has a sloping floor. The first home we made an offer on she told us to not go above $515K or we would be paying over value - we ended up losing that one and it went for $550K+. We felt good that she didn't push us to put in a crazy offer on a home, just because the market is hot right now. When we finally found the home we bought, she told us that she liked the bones of the home and we felt we could really trust her.

3. Negotiation skills: Kristin helped us put together a killer offer our home. We actually won our home without putting in the highest bid. A big part of this was Kristin's genius idea of having us do a pre-inspection so we could waive the inspection contingency. But also she had had us line up a strong local lender for mortgage preapproval (more on that below). She really helped us put together a great offer that ended up saving us tons of money and helping us get the home.

4. Network: Kristin has an incredible network. She connected us with a local mortgage broker who got us preapproved, called the selling broker multiple times to help close our deal and provided us a super smooth close process (no issues). Kristin connected us with a great inspector. She connected us with many different contractors for work on the house who have been very high quality. She connected us with a great lawyer, a great insurance agent and many more. She has worked with all of these people many times and has found the best people.

In the hottest market in recent history, we ended up finding a closing a home that we absolutely love that was actually under our budget. Thank you Kristin for making all of this happen!

Kristin was amazing! For every worry, she had a solution. If I ever needed to get a hold of her, for any reason, she got back to me immediately. It was her mission to help me find my dream home, and I found it because of her. Every time I worried that I wouldn't find it, Kristin was right there supporting me, telling me that I would. I never thought stepping into this process with Kristin that our life would turn into a dream come true the way it did. We were happy and excited to eventually be homeowners, be in the comfort of our own house, raising our kid in a nice town. Never once did it occur to us that we would land something we are so enamored with to the point we would never imagine ourselves living anywhere else.

When Kristin asked us initially what we would want in a future home, we told her our dream goals, and she literally found us a house we didn't even have the creativity to believe it existed.
