- Transparent. When we first met, they provided and listed all of the details about the housing market in the community, explained the contract, and explained the strategies they were going to use, etc.
- Always gave me the most recent updates. For example, during the open house, they told me how many people visited the house and what they thought about the house. If there are other houses in the community on the Market, they let me know right away and discussed the price.

We were referred to Leo by our common friend, who bought houses through Leo as well. When we reached out to Leo, he's very polite and responsive and is totally UNLIKE some other agents, which I heard from my other friends' experiences that if your budget is lower than a million (which is kinda hard to find a decent house if under $1M in the SJ area), they don't wanna serve you. Based on our understanding, he has lots of clients whose budgets range from as low as $4-500K to as high as multi-millions dollars, and he's very welcome to any clients with their affordable budgets.

We worked with Leo for almost 4 months (to be honest, we only became more focused on house hunting in the last 2 months). We had one experience which we had to go to a tour urgently before we took off for our trip for a long weekend, so we scheduled an appointment on one of the real estate website. The agent from that real estate website kept persuading us to go as high as we can, which made us very uncomfortable during the tour. On the other hand, sometimes, my husband and I went crazy about raising our budget to be more competitive in the market, but Leo always asked us to calm down and analyzed it professionally of why he thinks this house is not worth this much, which you can tell he did do his homework. He's very reliable.

We were very independent so normally we went to open houses ourselves since he’s located in the East bay and our target area is in Morgan Hill/Gilroy, so we tried to be a considerate client. But, if you ask him to come with you, he sure will. We had scheduled 2 home tour appointments outside of the open house time slots, either he brought us for the home tours or if he was not available at the time, he sent his assistant to accompany us.

LIKE I mentioned a thousand times, Leo is an agent who's not pushy at all and is very considerate of his clients' budgets and concerns. For example, we (but technically me lol) care about the feng shui of the house and location, or if anyone was dead in the house within 3 years etc., he totally understood it and tried to avoid those houses for us.

Last but not least, Leo has a very huge network which he knows a lot of people who can help with your house renovation and needs and oftentimes those contractors offer a very competitive and economical prices. We hired an electrician who was introduced by Leo, and we were very happy with the work the electrician did for us (side note, the electrician cleaned up the entire work site after he was done, really a neat guy!)

Overall, highly recommended if you are looking for a house in the Bay area, Leo will be your agent who can find the right house for you!

I started to look for homes around May 2021 when the market is especially competitive which makes me quite anxious. I have many expectations for my new home: it should be safe, quiet, good neighborhood, good environment, and not far from work. Such a place is extremely hard to find given my budget. Leo is very patient, supportive, and considerate during my home search process, and he is good at communication. He helped me gradually figure out my preferences and narrow down the scope and locations of the home. Eventually we found my current new home in Alameda city (Leo knows Alameda very well) which satisfies all my expectations. I would highly recommend him as your agent.

Thanks Leo!!We finally got our first house at this crazing seller’s market. It has been a long journey with up and down. I must share this story. Originally we were in contact of a property way back on Sep 2019, however, during the due diligence period we found out that there are some big problems with the house. Leo was helping us to get back the deposit and back out the contract. And the COVID hits, we worried the economy and decided to sit back and wait. Leo still showing great passion and patience by communicating with me once a while; sending me properties and updated me the market situation. We started to looking house again in March, and putting couple offers. But the market was so hot and the bidding war is so crazy. Leo is utilizing all his network to find us a house while keep motivating us. Eventually, all the hard work is paying off, Leo found us a perfect home and got our offer accepted before the offer due date!! I am so impressed by his negotiating skill and his persistence! Leo was referral by my cousin who just bought a house from him. Although we knew few agents friends but since my cousin highly recommend Leo and his team, we decided to give him a try. The outcome is fantastic, Leo’s knowledge and hardworking impressive me a lot. Although he has a team and super busy but he always have time to answer our questions, walk us through every single step to become a home owner. We found the home we like the most after few showings. However, our financial situation was not that good and the mortgage is going to take two months to finish. In order to get the dream home we like, Leo helps us to connect with a bridge loan lender to close the deal in 10 days and he utilizing the short closing time frame to negotiate a better price for us! Thank you Leo!! Your dedication, persistence and professionalism help us to get our first dream home in this crazy market. A good friend of mine referred Leo to us last year. At that time, our financial is not quite ready to buy a house. And don’t even know where and what kind of house will fit us. Leo is extremely patient and knowledgeable, he consistently follow up and taught us a lot of real estate stuffs. We finally get ready and identify an area to start at Feb this year. However, the housing market at East bay is so hot. Houses were over bid with multiple offers. We were so conservative at the beginning, but Leo never push us at all. Leo and his team helped us purchase our first investment home in Bay Area. As many people know, Bay Area is one of the most expensive real estate markets. Finding a decent deal here is definitely not easy. However, with helps from Leo and his team, everything went very smoothly.

Both my wife and I have full time jobs. So we relied on Leo’s team a lot on almost everything in the investment process.

Finding deals:
Both Leo and Gloria are themselves investors in the same area we were looking at. They are very knowledgeable about the local market in terms of house prices and rent prices. They helped us analyze deals to make sure we are profitable from the get-go.

Connections:
Leo and his team are well connected in the market we were looking at. Their connections helped a lot throughout the offer negotiation process to make sure we can get our offer accepted at a reasonable price. In addition to that, we also used many referrals from Leo and Gloria including loan agent, home inspector, licensed contractor and property manager. Everyone is professional and trust worthy.

After closing services:
Another reason I recommend Leo and his team is that they provide very good services after closing. They helped us decorated the house and worked with contractors to ensure the house is in good shape for rentals. At the time I’m writing this, we have closed the deal for 2 weeks and are on track to finish everything by the end of this week. Given that both my wife and I are working full time, we were extremely happy to have Leo and Gloria helping us in these areas.

Overall, we had a great experience working with Leo and his team. We would highly recommend Leo if you need someone who can provide the end to end package.
