Then we met with Lianne, she was a breath of fresh air, optimistic, straightforward with superior local knowledge. She exceeded our expectations by having the house under contract in under 3 weeks for the full asking price. Lianne's support in helping us find our new home was very much appreciated.
She focused on what type of home we were looking for and since she knows the Florida area so well our search was brief.
Lianne was always attentive, responding quickly to all of our questions. She maintained a positive and professional attitude throughout the entire process. Her excellent negotiation skills between all parties involved helped make sure problems were either avoided or taken care of quickly.
She went to the building site several times taking videos so we could see the progress, which helped alleviate our stress since we couldn't be there personally.
Lianne went above and beyond and we couldn't be happier that we chose her to help us find our new home!

The year Lianne helped my husband and I buy our first home was a big year. I've worked with Lianne for many years and she is the only person I trust to handle my real estate transactions. She is intelligent, honest, creative and always a calm confident energy. We tried to sell our home without an agent and when we weren't getting any traction we called Lianne and she had our home photographed, staged and posted within a week then under contract in 2 weeks. Lianne Angell is just that, an angel. She kept in contact with us for over a year. Until we were finally ready to begin searching for our retirement beach house in beautiful St. Augustine. We traveled to the area on several occasions in search of finding our dream home in which to relocate. She focused on all of our needs and was spot on at finding the right fit for our must haves while keeping within our budget. Lianne was wonderful to work with on the sale of our condominium. We first met Lianne when she was working with a buyer looking for a condominium in St. Augustine. When she discovered we would be listing the property in the near future, she prepared a detailed market analysis to show us the best way to list our property. After we signed with her to list the property, she arranged for photographs for the listing that best showed the unit and helped us to price it appropriately for sale. We had an offer on the first day of listing and closed three weeks later! More importantly, Lianne stayed in constant communication with us making sure we were aware of what was happening, each step of the way. I feel like a very lucky lady to have had Lianne as my realtor. She walked me through every step of the process. This being the first time I purchased a home on my own, I was new to a lot of the details . At times I was nervous about things and Lianne explained everything to me in a manner that was digestible. I had a lot of questions and not once did I feel like I was asking too much of her. Lianne is amazing! My husband and I have been looking to buy land in Florida for about 5 years. Lianne was absolutely the best realtor we have ever had. We moved to St. Augustine with no idea of where we wanted to be: Amelia Island, Jacksonville, Fernandina Beach, Palm Coast, Palencia, etc., and not sure of downsizing or focusing on a condo or a house so we were not the easiest of clients!
Lianne drove us all over almost everyday with the utmost of patience. Her incredible attention to detail and follow through and getting answers to our every question right away enabled us to find our perfect home in three months. From finding many suitable places to look at, helping with inspection issues, being at the closing with us and always being so accessible she was perfect.

Best home selling and buying experience ever. Lianne set up an open house the first weekend our home went on the market. We received multiple offers and went under contract in 3 days! That was the easy part. When we were in the purchasing process Lianne never dropped the ball. She made us feel like we were exclusive clients and had answers to questions before we asked. My family is delighted with the 2/2 beach condo with stunning views and deeded boat slip that Lianne found and helped us to purchase. We had been doing our own search using Zillow on and off for about 3 years. We were unsuccessful until we asked Lianne to lend her expertise. She was awesome throughout the entire process, from the time we created our impossibly long list of "must haves" in a property, to arranging to show us several contenders in a row, to putting in the winning offer on the option that checked all of the boxes. She was amazingly organized throughout-- she came prepared with comps and pros/cons for each property. Once our offer was accepted, she was so attentive in getting us to the finish line (e.g., quickly arranging appointments with contractors to follow-up on concerns from the inspection, looking into how a property being built nearby might affect access to our boat slip) that we felt like we were her only client! Because of Lianne's diligence, we went under contract only 36 hours after first viewing the property on December 5th, closed 24 days later, and were able to spend New Years Eve watching waterfront fireworks from the beach home that had always been a distant dream. I would absolutely recommend Lianne to anyone buying or selling a home who wants to work with a kind, thorough, respectful, responsive, and resourceful realtor.
