Clearly identify which property works best for you and your family based on your needs.
Writing the offer to purchase
Spell out in the purchase agreement the conditions you need in order to move forward with buying the home of your dreams.
Presenting the offer to purchase
Wait for the seller’s response — also known as the “pins and needles” time.
Counteroffers may be made with the goal of arriving at an agreed-upon price and conditions so you can move on to the next step.
Moving from pre-approval to final approval
Referral to 3 qualified inspectors
After inspection is completed, the R.O.C. (Removal of Contingency) form must be signed by buyer and seller
The lender then orders the appraisal to determine the property value established by the appraiser
Closing the loan
The lender, title company, or escrow company work together to provide all due diligence needed to finalize the closing.
As the purchaser, you must:
Obtain home insurance
Prepare funds for down payment and closing costs
Once the lender provides the “clear to close,” the escrow agent will have buyers and sellers sign all final documents, including the deed.
The property is then transferred, and keys are delivered to the purchaser as soon as reasonably possible.
