In April 2025, my parents in their 90s asked me to take charge of selling their home in the Whetstone neighborhood of Brentwood. So I worked closely with Mrs. Maria Holland throughout the entire process.

The home, built in 2014, is approximately 3,876 sqft and sits on a 0.48-acre lot. Despite a sluggish market, the house was sold in June 2025 for approximately 2.1% above market value and above our expectations—a result that reflects Maria’s exceptional ability at every stage of the process.

*** Agent Selection Stage ***
Maria came highly recommended by a close friend and top REMAX agent in Los Angeles. They both are members of the Diamond Club, an elite group of agents whose annual commissions range from $1M to $2M. Her experience gave her the confidence to appraise the house significantly higher than I expected—and notably higher than estimates from two other agents.

During our interview, I learned that Maria majored in marketing in college. Her sample flyer reflected both strong design skills and strategic marketing thinking: the images were eye-catching, and the features highlighted were thoughtfully chosen to entice potential buyers. Maria doesn’t just use the traditional MLS listings and print flyers—she has a robust social media marketing strategy as well. Her proven track record as a seller agent and marketing expertise made it easy for me to choose her as our listing agent.

*** Pre-Listing Stage ***
Before listing a home, it’s critical to address repairs and update features that are outdated, unattractive, or unfitting. The quality and cost of these improvements depend heavily on the contractor team that the agent assembles. My parents relied on many of Maria’s recommended professionals. They all did quality work at reasonable prices.

Given the buyer-friendly market, it was important to make upgrades that would deliver solid returns. Drawing on her experience—including during the 2008 housing crash—Maria wisely advised us against an expensive and time-consuming kitchen remodel. Instead, she recommended simpler, high-impact upgrades: fresh white paint in key areas, new hardwood floors in the master bedroom and upstairs hallway, and updated lighting fixtures.

Maria personally oversaw the lighting upgrades, selecting and purchasing most of the new fixtures herself from an auction site. She kept the total cost under $800, yet the modern, elegant lighting—paired with professional staging—transformed the home. Seeing the MLS photos, my parents thought about delay the sale and moving back in to enjoy it for a while.

*** Listing Stage ***
Maria wrote a compelling MLS listing that highlighted the house’ most distinctive feature: its private backyard. We trusted her judgment and went with her recommended listing price. Within about three weeks, we received an offer from a young family who owned their own business—the type of buyer Maria envisioned. The home’s layout, including a private yard for entertaining clients, master suite upstairs, and 2-car garage, suited them well. Aware that self-employed buyers may face hurdle in getting a mortgage, Maria continued showing the property diligently and secured two additional offers. We took one as our backup offer. In the end, the original buyer successfully closed.

Maria has broad knowledge of home construction and repair. When the buyer’s repair list came, Maria advised thoughtfully—recommending which items to address or to offer repair credits for, how to repair cost-effectively, and which requests we could reasonably decline (we did reject several). The buyer requested that we add a drain pan under the hot water heater. Maria pointed out that the water heater is located away from the house, so any potential water leak will not get into the living space—making the drain pan unnecessary.

Maria demonstrated exceptional skills throughout every phase of this sale. Her marketing savy, sound judgement, and professional network were instrumental to our success. She is incredibly responsive, gets things done timely, and always acted with integrity.
