I wish I could give Marianne 10 stars for all the help she has given my family. We had a family friend that was squatting at one of our home rentals and we had been dealing with trying to get our home back for a couple of months and Marianne stepped in like Wonder Woman. This situation was taking such an emotional toll on our family and after we hired Marianne a huge burden was lifted off our shoulders. We had to go through a court eviction but Marianne handled everything and she updated us daily. We have never evicted anyone so we had no idea where to start but Marianne knew exactly how to lawfully evict a tenant and made sure we were protected. In less than 3 weeks we had our home back and we were so grateful. Marianne now takes care of all our properties and that was the best decision we have ever made. Whether you are selling your home or if you are looking for a property manager to make sure your home is always rented and taken care of then I highly recommend Marianne.. She continues to take care of our family and finding good people these days is hard to come by but she has become our family gem and also our secret weapon if need be.. 😊

Marianne originally helped us manage the property we have moved out of for about two years. While she managed it, we had the normal tenant issues and one tenant moved out so she had to find a replacement. This was a very pleasant experience for us as we got reports almost daily as to the progress of replacing the tenant, work was scheduled around the tenant's schedule and was done BEFORE she moved out. The new tenant moved in a day after the first one moved out. It doesn't get better then this in management.

But the real value added benefit was truly showcased when Marianne took on the sale of this same property when we were ready. The tenant was moved out promptly and with no problems, repair work before showings was done efficiently and cost-effectively. Showings went great and we were updated on all interest and acitivity. Marianne reviewed incoming offers and informed us on the not-so-great/healthy ones and presented the viable offers in detail with strengths to each explained. We were able to make an educated choice between the two offers.

The escrow had an issue with a pushy buyer that wanted unreasonable repairs and extensions, and even went as far as to change paperwork language on one of the crucial documents AFTER we had signed it. This was a sneaky move and our exposure would have been thousands of dollars in repairs and the buyer then could get away with extending escrow for weeks. Marianne not only caught this, got the buyer's agent in line with a very eloquent and non-nonsense email that referenced our selling contract and applicable real estate rules/law and reported back to us within hours with the issue resolved.

Her negotiation skills are top-notch. She is not only skilled with contract language and real estate know-how, but she is just very prompt, direct and professional. She is the kind of professional you want in your corner when time, documents and money are at stake.

Here I am, 3 years later since selling our San Leandro home with Marianne. My husband and I took some time to figure out what we wanted before we jumped back into the real estate pool again. We of course talked with Marianne and told her our goals and our price range that we needed to stick to. We looked into new properties being built (to pricey, but really nice). We then decided to join the fight in the already built homes with inventory low and bidding very high. I was interested in one and Marianne checked into the status. The house was pending. We were about to give up that week and decided we would just stay and rent for another year. Marianne called me later that week and asked if we were still interested in this particular house. I said yeah sure, what would it hurt. She said you need to move quickly and look at it tonight, the investor backed out and the house was available again. We took a look at it that night at 7:00, made an offer at 9:30 and two days later our offer was accepted. We closed escrow around 30 days later and it was a very smooth transaction. We've now been our home for over 2 and a half years. I have been referring friends and co-workers to her for years. Two of our friends are now happy home owners as well because of Marianne's hard work and dedication. She LOVES her job and it shows. I can't stress enough that if you want someone that will fight for you either buying or selling, you need to contact her. She is always busy, but always makes the time to get the job done. I would never go to another agent ever again. She is the best!

Marianne Allison!!!! This is an agent with some real common sense and zeal. Marianne has a great attitude, while also being very nice and friendly. She has a great amount of experience and education, but more than that she is just real. I like how well she knows her local and surrounding communities. She is very on the ball too, getting back to you very fast with updates and always answering her phone. Buying and selling can be difficult, and with a teammate like her on your side it is so much more seamless. I am excited to finally have the whole process behind me, and a new friend.
