Mary is a professional that goes above and beyond in every detail. We worked with her to buy our house and she has become more than just a realtor, but family. When we were ready to move and sell that house, we knew immediately who to contact and she was just a text away. She had our house on the market right away, while always working around our schedule, and had a contract on the house within a week. When we're ready to buy our next house, we know exactly who to contact!

Mary sold our house in Fredericksburg within a few days of putting it on the market. We received multiple offers above asking price! She went above and beyond to ensure a smooth transition and to look out for our best interest in the sale. Her professionalism and concern for our family during that time was amazing!! When my husband and I decided to build on our farm the thought of selling our home of 30 years was overwhelming. After interviewing two different realtors from two different companies I was still overwhelmed and feeling somewhat deflated because the selling price they gave me was quite a bit below what we had in mind. My husband walked in and handed me a note with Mary Tibbatts’ name and phone number while telling me that our pharmacy technician told him to call her because she was the best. I didn’t relish the idea of interviewing yet another realtor but told my husband I would if she could come that evening. He called Mary and even though she was in the middle of a family birthday party she said she’d come. Within minutes of meeting her I knew we found our agent. She immediately put my mind at ease as she answered all of our questions and assured us that she would walk us through every step of the selling process. She also agreed with our estimate for a selling price. She was as good as her word because she was there for every step and turned the overwhelming chore of selling our home into a fun adventure. As it turned out our house sold immediately for more than our asking price. Mary then walked us through the settlement. While Mary started out as our agent she quickly became a dear friend. I have and will continue to recommend her to anyone who wants to sell or buy a house or property. I also agree wholeheartedly with our pharmacy technician....Mary is the best.

Mary helped us when we were moving from NYS to VA in 2018. She was AMAZING to work with!! She listened to what we wanted and she fought for us to get what we wanted. She was responsive to our needs/questions, she was knowledgeable about the area, and she becomes your friend!! We highly recommend Mary!

We can't say enough about Mary's knowledge and expertise, not to mention her willingness to go WAY above and beyond the call of duty, her honesty and integrity in working with her on the purchase of two homes in Virginia, and having to get our home on the market in 2 days in the Lake of the Woods pushed it's limits, but it was done with a smile and a lot of laughter! My husband and I have used Mary for the purchase of 2 homes in VA, and a very unexpected sale of our recent home. She has been with us every step of the way, from our move from Texas to Virginia, and now another move. All I can is say is that Mary gives her clients 110%, you won't be disappointed. Joe and Lisa

I'm a U.S. Marine. Mary was recommended to me by another Marine. She helped us find our family home in Fredericksburg while we were stationed at Quantico. Eventually, I received orders to Okinawa but kept the home and rented it out for several years. We came back to the U.S. years later with plans to retire in another state and ultimately decided that we would remodel the Fredericksburg home and sell it. Mary bent over backwards and worked far harder than I could have ever imagined or hoped for to get our old home remodeled/updated and sold for far more than we were asking. Since I was working out of state, she handled almost all of the coordination with the businesses that did the work to the home, and in some cases used her own money to pay for the work. Mary is experienced, well connected, very knowledgeable, hard working, and honest. I only wish I still knew many Marines in the Quantico area so I could give her business card to them all. If you need a realtor in this area, Mary Tibbatts is your woman. Please do yourself a favor and hire her.

Mary Tibbatts was our Agent; she is phenomenal. From the market analysis and comparative assessment to the day that we settled, she did not disappoint. Her listing suggestions were “spot on”; we sold the house on the “high end” of what she suggested; and, there were no problems with the appraisal. The house was on the market for a short period of time before we had 2 offers; we went under contract within 30 days! She did so many little things that were above and beyond what my wife and I would ever expect; making suggestions on what to do to the house before we listed it; staging the house for photos; being available for showings; conducting open houses; taking care of issues, so we would comply with the contract…etc. – just incredible. Her network and understanding of the market is remarkable!! She works well with other Agents; satisfying their client’s needs, while meeting our intent. She is amazing and was a pleasure to work with. I recommend her with the highest enthusiasm.

I cannot say enough that Mary did "above and beyond" -- not only finding us the perfect home, but also in selling our existing house. She spent countless hours showing me houses, helping me stage my house for selling, and providing multiple resources that we would not have had on our own. Her calming personality was most helpful in dealing with a high-stress spouse!!!!! A definite 5-star realtor and person!

Mary Tibbatts was an absolute pleasure to work with and did a fantastic job presenting our home to future buyers. We had an offer on our house for over the asking price in less than two weeks. Mary helped us with the whole process and then went above and beyond by finding temporary housing for us as well. Even after the sale Mary continued to check in on us to make sure we were okay.
