This is the second time we've worked with Matt and his team, and there's a reason we came back as repeat customers. Simply put, in a world where mediocracy seems to be on the rise, Laricy and his team stand out as highly competent, skilled professionals, who hustle and get results for their clients. He offered perspective on quality of management of various buildings, shared aspects of the market we hadn't considered, and allowed us to make a great decision.
Our transaction had several twists and turns that Matt and his team navigated us through. When the property we decided on ended up on the dreaded Fannie/Freddie "blacklist" in the middle of our process, he helped line up alternative financing for us and even negotiated a credit with from the sellers for us that offset additional costs of the alternative loan. Then, when we were unexpectedly able to come into town for closing, his team worked with a local branch of the title company close to our location to get the closing done.

Matt is extremely knowledgeable and was incredibly transparent, trustworthy, and efficient during the entire home buying process. We were pretty anxious as first time buyers, but knew that we were in wonderful hands every step of the way because of him and his team’s work.

Although it was our first time buying, I can't imagine a smoother process. We knew effectively nothing about buying a home the first time we talked to Matt and his team, but we were able to put in an offer in just over 2 weeks and closed within a month after that.
Matt seemingly knows every building in Chicago by heart. We would ask him about various addresses we've seen online and whether they fit our criteria, and he could instantly give us all the details (rentability, washer dryers, assessments, any building issues, etc).
His extremely efficient team was incredibly responsive and easily booked about thirty viewings in under a week with no hassle.

I could not possibly have chosen a better realtor to help me buy my first home from out of state. He is the top agent in Chicago and for very good reasons. Very friendly, extremely responsive, thoroughly knowledgeable of both the neighborhoods and individual buildings, and adept at negotiations. Matt is also very ethical. Never pushed me beyond my budget or made me feel bad about how much I can afford. In fact, he tried to lower my budget many times. He got me a great condo in a great neighborhood at a phenomenal price, and the process was as smooth as it could be. In addition to Matt, his fantastic team will support you throughout the process.

I found Matt through his podcasts on YouTube, and during my "interview" with him, I just knew that he is the one. We had a 1-hour call to walk me through the process and he clearly knows what he's doing. One tip for helping you trust Matt: interview 3 agents and save Matt for last. Ask them how they evaluate comps (not analyze; wording is intentional) and compare their answers to Matt's. That alone will help you understand why Matt is top tier. Also, I highly recommend watching his YouTube videos. They'll inform you of the process, the market, and Matt as a person, and help you have a more educated conversation with him during your journey.

All in all, 5 out of 5 stars without a doubt!

Matt and his team are amazing. He sold our unit for us after we had moved from Chicago to the West Coast. From the time he got our listing until we closed on the sale of our condo, he was on it! I do not care what time of day I reached out, Matt always responded. I was kept up to date with all showings, calls and marketing materials. His team is deep & well trained by Matt.

Due to the real estate market & rising interest rates, we did not sell this unit as quickly as we had hoped. However, Matt’s weekly email updates with his insight as to the status of the micro markets in Chicago and his understanding of the Chicago market as a whole, kept us aware and informed while we waited for our unit to sell.

Another point worth mentioning was that our contract with Matt was set to end. We had decided to take it off the market for the holidays & then put it back on again in January. Matt and his team have to be the best in Chicago and it's not even close. Matt works relentlessly and tirelessly for his clients. He made the process seamless from listing to staging to closing and everything in between. We were out of state sellers and Matt and his team took care of EVERYTHING. Repairs before closing, handymen in the interim, countless things. This market is not ideal for sellers or buyers but Matt did not get discouraged one bit, in fact, his pursuit for the best deal only increased with time. He did maybe 6 or 7 open houses; every week or other week, followed up with all interested parties and tracked all activity so you always knew what was going on. And there was a ton going on, more than you would ever expect from a broker. One other aspect that I appreciated is his knowledge of the market. He sends weekly emails on the market pulse. These aren't fluff, fill in the blank templates. Rather they are curated, timely market heat maps that are helpful as a participant in the resi market. If I wasn't Matt's client or another agent, I would actually pay for these as it has so much insider info that you would only know if you were on the ground, moving volume like Matt does.

If I had one piece of advice for Matt and his team it would be to never change. Great job Laricy Team. Would recommend 10/10.

For the readers desiring more details, I have much to say. Being completely new to the world of real estate (RE), I poured through Zillow, Zenlist, Redfin & Realtor, and went on multiple condo tours. During one such routine-exercise of scrolling through Zillow, I came across a condo listed by Matt. While I did not purchase that particular property, I am glad that it got me in touch with Matt and his team.

Matt was professional, considerate & insightful right from the beginning. Prior to my first viewing, he organised a video call with me to understand the kind of properties I was interested in; unlike any of the other RE agents, he also provided me an overview of both (i) the Chicagoland housing-market, and (ii) all the steps involved in completing a successful purchase. I remember binge-watching Matt's Youtube channel that night to learn more about Chicago RE & sound smarter the next time around. His videos (and podcasts) are fun & value-adding.

During my home-search process, I worked with Catherine from Matt's team. Catherine was responsible for suggesting potential properties of interest and scheduling tours with the selling side. Friendly, punctual, informed & most importantly, candid, are the first few words that come to mind, when describing her. Catherine was quite accommodating when scheduling viewings, some even being requested the day of. For a first-time buyer, the process of home-hunting can be a bit overwhelming & having a friendly face to reach out to really helps. After having selected a condo, Catherine was instrumental in providing me with a comprehensive comparative market analysis & procuring a mutually-agreeable offer.

Once finalised, I again jumped on a call with Matt, who reiterated the next steps (like mortgage-downpayment, attorney review, inspection negotiation and other nuances of the closing process) in detail. This is when Jamie came into the picture. She was responsible for requesting, scheduling & following up on each of the mentioned steps. Jamie did a fantastic job, thanks to her stellar organisational skills & industrious work-ethic. I also appreciated her jumping on several impromptu calls with me, especially towards the end of the purchase process.

Our daughter picked a different Realtor as she wanted to work with her friend who was working with this realtor. Our entire family was here for that one weekend and we also made an offer on an apartment to buy. However, the said realtor neither moved on our offer and told my daughter inappropriate things about her mother. This unprofessional behavior and her lack of understanding of the extreme brevity of our timeline to buy the apartment led me to drop her. I sold my condo with Matt in a tough market. I appreciated his professionalism from the outset (he appeared to our initial meeting in a suit and had a detailed PowerPoint to quickly walk through). His communication & interest was also exemplary. When we met, I was still a couple months away from listing my property, and he stayed in touch throughout.

Once the listing was complete, Matt and his team were almost rabid about getting a qualified buyer. In a tough market, this meant many showings, lots of communication with buyers' agents, and so on. It was clear to me that Matt and his team were putting in 110% effort.

From our first zoom meeting, he helped me to develop a great plan for my home search and gave me confidence that his market expertise would help me fulfill my goal of becoming a homeowner. We can’t give Matt enough stars. If you’re looking for a realtor, don’t second guess it. Just choose Matt! We intended to interview several realtors, but we met with Matt first and knew instantly we didn’t need to meet with anyone else! Matt told us in our first meeting that he doesn’t sugar coat anything, and that was something we wanted in a realtor. He is very fun (we seriously miss our showing days cruising around the city!) and professional, but doesn’t waste your time or beat around the bush. He always had the best advice and expertise!

This is our second time working with Matt Laricy (first as a buyer, and now as a seller), and once again the experience has been top notch. Matt and his group are just an incredibly well-oiled machine, and the experience as a client couldn't be better. As first-time home buyers, we couldn’t be happier with the outcome of our search for a place to call ‘home’ here in Chicago. (Mind you, this search began on a whim.)

From our initial meet with Matt Laricy, up until the date of signing, Matt displayed an ease of confidence and professionalism that made us feel as though we were in great hands (Not to mention looking sharp in that blue power suit!). Whether it was Matt himself, or a member of his amazing team, we were always kept in the loop on what was going on and the next steps. They always made themselves available to us at any time, with immediate responses to any and every question we had that you’d assume would come from anxious first-time buyers. We never once felt pressured, intimidated, nor unwelcome. Matt and his team have a way of making you feel as though you’re their only client and of top priority to them.

It didn’t take us very long to narrow our options down, as we quickly found ‘the one’ that we’d soon hope to call our home; although, it wasn’t for lack of options. Matt provided us with extensive lists of housing available to us according to our wants and needs (updating us with any new listings as they became available).

Once we were ready to make an offer, their team was on top of it every step of the way! Making the process seem like it took no time at all. We even felt confident enough in Matt and his ability to establish strong connections and relationships with people, that we utilized all of his references (from recommendations on loans, to lawyers, to inspectors, to home-owners insurance... you name it).

As we previously mentioned, we couldn’t be happier with each decision that we made together with Matt and his team at the Matt Laricy Group. I contacted a few realtors in the Chicago area for the purchase of an investment property. Matt responded quickly and immediately helped educate me about the Chicago real estate investment market. After a handful of trips to Chicago from the Washington DC area, I found and placed an offer on a one bedroom condominium that met our investment criteria. Matt and his team walked us through the deal, suggested a local attorney, which is apparently needed in the City of Chicago real property transactions, and suggested a mortgage company. I made a small, but annoying, mistake working with a national mortgage broker, which cost me some frustration. I wished I followed Matt's initial suggestion.

We worked with Matt and his team to sell our West Town condo recently. It's a unique unit that has the potential to bring in a great price if marketed well, so I was looking for a team who would not only use effective and polished marketing, but present a classy and polished look themselves. After all, the agent sells the property as much as the property itself does.

Matt quickly proved that he and his team were exactly what we needed. He understands the market like no other Chicago realtor I've met, and he bases his predictions on statistics, not just instinct. He has a great handle on his team, ensuring that if he isn't there for a showing, the team member who is is educated on the nuances of the property.

Other pros: Matt and his team are always in suits or business professional attire, further setting a high-class and professional tone for the property and transaction; a team member is always present for showings, inspections, etc., so a lockbox isn't needed—this was very important to us because we feel that having an agent represent the seller at showings is an important part of the sales process, as well as the lockbox being a security issue.

Both Matt and his team were always quick to respond and Matt provided thoughtful advice when we needed it. He helped us get an offer less than four days after going on the market and ensured the offer came through and stuck. We would absolutely recommend and use Matt and his team again for another sale.

Matt sold my condo in Chicago recently after some fantastic negotiating. I had a deal fall through due to financing, and Matt actually had a back up offer that he talked up to my price range the very same day the other deal fell through. Amazing! My condo had the benefit of good location, but it also had a lot of difficulties that Matt and his team had to compensate for - a wall outside the main window, dated appliances, carpet in bedrooms, etc. Matt consistently turned out prospectives throughout the listing - we averaged several per week even in the dead of winter. Matt Laricy was great to work with. He was extremely knowledgeable about not only the geographic areas we were interested in, but also with details regarding specific buildings and even builders/developers. If we were interested in a home, he was honest about his opinion of the place, and a few times prevented us from considering homes that would have been a bad investment.

When we had questions, we would email him and he would respond very quickly, even if it was early in the morning or late in the evening.

We are so happy that we ran into Matt. My girlfriend and I were wandering through Chicago learning about neighborhoods in order to educate ourselves for our move from Washington DC, when we ran into Matt. Matt and his team recently helped me sell my townhome in University Village. Selling a home is a very stressful process, but Matt and his team managed the entire process seamlessly. I have been party to five real estate transactions in my life and in terms of real estate agents, this was by far the best experience I have had.

I communicated mostly with Jamie Price in regards to day-today administrative matters and she consistently provided me with timely notices and responses. Jamie is abnormally nice and pleasant to deal with (that’s a good thing). Matt was always available for any general concerns or questions, and he always provided me with honest and insightful responses. Matt also regularly provided me with updates regarding interest in my property and the state of the market. I moved across the country to California before we closed on this property, but Matt’s team kept me well informed and involved throughout the process.

Beyond the exceptional service I received, I noticed a few things that set Matt’s team apart from most other real estate agencies. They really “sell” your place. They will actively market your property on various social media sites and offer staging services. Also, an agent from Matt’s team will always be personally present at every showing (no use of lock boxes with these guys) and they will be dressed professionally, not in some standard suit and tie uniform, but quite fashionably. This might be a little thing, but I felt as though the perception of my property was enhanced, as the people representing it always looked professional and tasteful. This may not be important to everyone, but it is an example of their effort and attention to small details. To top it off, Matt was a shrewd negotiator when the offers finally started coming in. I credit him for selling our place without much in way of repair credits or other buyer credits.

Let me just say I couldn't have asked for a better or more knowledgeable realtor! Matt was my broker for a recent condo sale and I couldn't have been happier. The Matterport virtual tour he uses is amazing and he kept me up to date on the online marketing he was doing for my property. I have dealt with some of the other well-known Chicago brokers for higher end properties in the past, but I was surprised at their lack of personal involvement in the process as well as their out of date approach to online marketing. What sets Matt apart is the obvious personal effort he puts into growing and improving his business. He's still hungry and not just on cruise control. That's the kind of broker I want.

Matt Laricy and his group should be the first and last people you consider when selling or buying your home. We had Matt sell our condo for us. We were pretty nervous about the market because the exact same unit as ours, 2 floors above, had been sitting on the market for 5 months, when it came time to list ours. Matt recommended that we list for a nearly the same price as the unit above us. I was skeptical that it would sell quickly at this price, and I definitely did not want it to sit on the market for months. However, he reassured me by explaining all his marketing strategies he employed. I interviewed several agents, and he was the most organized, prepared, professional, hard working out of them all. He and his team definitely are workaholics! They have a strict policy of never missing or cancelling a showing. He makes himself available any time, day or night. Long story short, we listed on a Monday and accepted an offer above our ask price on Thursday of that same week. Amazing! He was there for me throughout the rest of the process, making it so smooth and headache free. He is easily reachable and will quickly return any messages if he does not pick up right away. His rates are very competitive and were cheaper than all the other agents I interviewed. In my opinion, going with any other agent would be a huge mistake. He is at the top of this industry in Chicago. I give my highest recommendation and have been 100% satisfied with him and his team. You will not regret choosing Matt!

When my wife and I were ready to purchase our first home here in Chicago, we didn’t have much of a network to ask about finding a relator since we were new to the city. Instead we did our homework online, and found Matt via his website, and the incredible amount of positive reviews on Redfin, Zillow, Yelp, Google, Facebook etc. Since our relator would quite literally be representing us, it was essential that we work with an experienced professional, and that is exactly what we found in Matt and all the staff at the Matt Laricy Group. We honestly could not have been happier with our decision, and we will look to Matt when buying or selling in the future.

Matt is an uber professional, and you can tell he takes pride in his work. Perhaps most striking about him is how responsive he is to calls and emails. In our neighborhood, houses sell within 24 hours of being listed, so having someone so accessible and “on it” was very reassuring. Secondly, Matt is extremely knowledgeable and experienced in the Chicago market, and guided us through not just finding the right home, but also navigating the tedious portions of the buying process like the inspection, financing, titling, etc. We can’t say enough about how polished and professional Matt is. He always had a suit and tie on, was punctual, and was always prepared for our phone conversations and in-person meetings. I took these qualities for granted until our final walk through when the seller’s relator showed up late wearing a Hawaiian shirt and shorts, without keys to the unit, and a bunch of excuses for making us wait while he ran back to office for the correct keys. We were nearly late to closing because of that, and I remember talking to my wife on the drive over about how happy we were to have someone like Matt on our side.

The bottom line is, if you are looking for a hard-working, professional, and experienced relator, you simply can’t do better than Matt. We would absolutely recommend him to anyone looking to buy or sell in Chicago, and we look forward to working with him again in the future.

2) He's patient with you, and not pushy. This is a huge plus. Took my wife and I, 10 months of passively searching for the right home

Not only did he help us buy our first home, but he became a trusted advisor to us during the buying process and afterwards. Matt is an expert in local Chicago real estate, very responsive, and allows you to move at your own pace through the sales process. He and his team provided a great customer experience from beginning to end, utilizing easy to use technology to help in the home showing process (e.g. Google calendar for appointments, Google docs for home showing agendas, and Dropbox for listing details, etc.) As a trusted advisor, Matt shared his knowledge and opinions of what to look out for in a quality home (and what to avoid). We felt comfortable reaching out to him with questions and knew we could trust him for straight-forward and unbiased answers. We were also pleased with the recommendations he provided for our mortgage company, attorney, and inspector...and he helped coach us through and communicate across all of those parties during the buying process.

Matt and his team were great to work with throughout the process. My wife and I were first time homebuyers and from the get go, Matt was willing to walk us through the process so there were no mysteries. He was happy to meet with us early on to talk about what we liked and didn't - even when we were several months out from actually buying. He was honest and knowledgable in his assessments of properties and neighborhoods. And it was an easy decision to work with him.

When we were ready to buy, Matt and his team were super helpful. Matt worked with us to tour places, provide feedback, and ultimately crafted our winning offer. It was a competitive bidding process, but Matt was excellent at helping us determine what amount would be strong but not excessive. Ultimately we won out.

And through the closing process, Matt's recommendations were great. Jamie in their office was always incredibly helpful. They're super organized and stay on top of things so there's never any questions.

I can't recommend highly enough.
