We cannot be more impressed with Meghan Fass and Justin Snyder from FASS Results. We would highly recommend them to anyone looking to buy or sell real estate. Under their expert guidance, we went from just considering selling, with 12 years worth of accumulations, to closing in under 4 months. Meghan helped us figure out how to make our home most marketable, to define a timeline that capitalized on the market, to negotiate an incredible contract, and we could not be more pleased with the result. Justin was the master in managing and arranging it all: movers; haul away service; obtaining multiple bids for home improvements; keeping the contractor on task; cleaners; staging, and more. I’d like to start by saying I am very much not a habitual reviewer, it is something I usually avoid. But I do try to make an exception for superlative experiences, and that is why I am writing the current review :)

I was in a rather tight spot this year. During COVID, after a death in the family, I had to empty and sell a family condo in NoVa, while residing full-time in Canada. I needed to do this while having many commitments in Canada and very little spare time to spend going to NoVa, especially during the summer heat. In mid-May, I was finally able to schedule a trip to Virginia for five days to start working on the problem. As well as sorting our possessions into store-and-keep, and donate, I thought it would be best to choose/meet with an agent, to work out a plan for this sale. The week before my trip, I decided to book the meeting.

I already had personal references to two excellent agents who covered that area, one of whom I had worked with before. But I had become unsure of my rapport with that one, and reached out to the other one. As the clock was ticking, I started feeling nervous the next day when I did not hear back from her. As the day passed, I started reading intensively threads on NextDoor, cross-checking to Google, Zillow and Yelp and made a list of half a dozen names that people recurrently really liked. One name particularly stood out: Megan Fass and her Fass Results Team. I read through their website and ended up firing off a contact form before going to sleep.

The next morning I woke up to a pleasant and useful response from Megan Fass — not just timely, but much more promising than the response I finally got a few hours later from my contact who I had emailed two days before. And this pattern of better than the best, exceptional rather than just excellent, has characterized the whole experience I have had with Fass Results. I made my intense five-day trip in May, and between boxes and trips to storage units, I met with Megan and one of her team members, Gavin Pumphrey, and they listened attentively to what I absolutely needed, what my priorities were, and what would simply be better for me.

Dear Readers, I never had to go back to Virginia once!!!
And if all goes well, my transaction is final in five days, by remote signature.
I had trouble with my donations — Gavin helped me find the right service, and stood in for me when the time came, even down to renegotiating a last minute price hike by the service. The Fass Team and I agreed that the one renovation the place could really use was getting rid of the bizarre and gross old bathroom vanity cabinet that the previous owners had installed a cat-door in…But I couldn’t be around to deal with that! Gavin found the contractor and coordinated with him. When Gavin had to step out of the picture for personal time, Megan and team member Justin stepped up and continued the flawless handling of the sale, bringing in not one but two well-qualified full-price buyers.

I conclude by saying “so many thanks, to Megan, Gavin and Justin!!!”

As a military family transitioning back to the states from Belgium, one of the biggest concerns was where we would live. Anyone familiar with the Military District of Washington knows that one of the most significant considerations in this area is commuting to/from work. Megan and her FassResults team are just Top-notch! I've noticed Megan since more than two years ago, long before I decided to sell our house in McLean, VA. "For Sale" signs with Megan/FassResults' name kept emerging in nearby neighborhoods, which attracted my attention. Then I found that those houses, one-by-one, got sold quicker than other houses on the market a few blocks away. I couldn't keep talking to myself: "This Megan must be doing something very right!"
So, when the time came to sell our house in late spring 2021, without hesitation, I picked up the phone and called Megan. That was the start of the excellent experience working with Mega and her team. Megan knows the market, the area, the dynamics between potential buyers and the seller. She always provides updated information at every corner where I need to know which direction to turn, and how fast should I drive. She not only gave me detailed to-do lists to prepare the house for selling, but also introduced high-quality contractors to handle the projects: a staging company, painters, handymen, movers, you name it. She even emailed to me the web links to buy decorating lights to replace the old ones so that the house looks more modern. What I needed to do was to click "Purchase", and then the handymen introduced by Megan came to install the lights for me the next day.
Selling a house tends to be not so straightforward. Things could go wrong, and often, they do go wrong. I had to face several unexpected incidents, and each one of them could well derail the selling. In such a situation, what really needed is a professional who is knowledgeable, experienced, can provide objective analysis and advice. I clearly remember what I heard from Megan on those occasions: "Ok, This is what we need to do now. My job is to help you solving problems". Can I expect more from a professional realtor?
I trusted Megan for all her recommendations. And I'm so happy that I chose to work with Megan and her team.
Last but not least, we received multiple offers on the first day the house was listed on the market. The house was sold so quickly, for a satisfactory price.

Before choosing a real estate agent to sell our condo in McLean, VA, we conducted a lot of research to see who would be the best choice based on the investment they make into selling the property and how they promote their listings. The FASS Results Group Team stood out as the best choice: their reviews are excellent, and their total sales in 2020 were strong.
We spoke with Megan and Julie in a Zoom meeting. They spent an hour answering our questions, providing objective data regarding current market, how long their listings typically stay on the market, and providing tons of info in the area. Based on the conversation, we decided to go with Julie as our listing agent. She then developed a marketing plan that included repair suggestions, open houses, advertising, etc. All the data and estimated costs were in a Google drive file, shared with us. Julie and Denise (teammate) were extremely responsive and very pro-active on communicating with us. They made the process incredibly easy and took extra steps many other Realtors don't. Julie suggested having a staging pro to do staging and having professional photographs, and provided 50% cost sharing. The staging was amazing, which made the condo much more attractive.
When we saw our listing, we were blown away. Julie’s hard work and knowledge of what it takes to sell a home really paid off - our listing looked amazing. We had an offer within one day on the market. Our condo went under contract 3 days after we put it on the market at the asking price. It couldn't have been a more pleasant experience. In addition, we received a surprised gift from Julie after closing. Such a post-close follow-up provides the most valuable personal touch to us.

To anyone in the market in the DC metro area, you know how cut throat it is here. You NEED a top realtor in this area in order to end up with the right home. Katie Grieco is simply the BEST in her field. The main takeaway of this review should be that choosing anyone other than Katie and the FASS team as your Realtor would be a disservice to yourself. This can be illustrated by our situation. THREE days before we are set to close, our lender contacts us to tell us they made a major error and would not be able to close on time. We would have lost all of our earnest money and the perfect property that we had spent months looking for. Katie (at 6 am) immediately contacted the lender as well as the seller to SAVE the deal (that had other offers) and get us an extension. She is the only Realtor in NoVa that you want in your corner.

Throughout our entire process, Katie and her colleague Denise were reliable, responsive, and had our best interests in mind. We NEVER felt rushed through the process. To the contrary, Katie and Denise were careful to point out all the pros and cons of potential properties that we had never thought of. They had seen a neighboring home list and sell while their house was still on the market and got in touch to see if Katie and team could replicate that success with their home (which she did!). I moved from California to Virginia for work and had a compressed timeline to find and buy a home. From the first phone call, I knew that my friends had steered me to a great agent. Katie’s warm and genuine personality was evident as she listened carefully to what I wanted, asked great questions about what I valued and how my priorities were arranged, and applied her deep knowledge of the local market to my search. She gave me great advice about local neighborhoods, restaurants, amenities, and commute times. I saw dozens of properties with her in different neighborhoods in a short amount of time and when the right home stood out, she was able to help me get from offer to closing in under two weeks! Andreea Leu is the absolute BEST! We met her at an open house while house hunting (we didn't have a real estate agent at the time) and instantly decided we wanted to have Andreea be our agent. She is very personable, friendly, and knowledgeable on Virginia real estate. I bought my first home with Megan about ten years ago. She made us feel like we were the most important client she had through every step of the process. She made it easy for us to look at houses on our schedule and met us multiple times to show us the house we ultimately ended up buying. On two of those occasions she even held our fussy 7-month baby for a good twenty minutes so we could consider our decision in peace.
When I was ready to buy another home following my divorce, I immediately thought of Megan. This time, I worked mainly with Megan and Katie Ritter, but have also met with Andreea Leu and Denise Boehme in the process because Megan always makes sure someone from the team is available to meet with you when you want to meet. Earlier this year, I was considering what I now recognize to be a panic buy - something not exactly right for us, in not exactly the right location. As I was considering it, Katie gave me ongoing constructive feedback to make sure I was making a fully informed decision. As I was nevertheless considering offering more money than I had originally planned in response to a competing offer, Megan called me. She asked me if there were any other houses I was interested in seeing and suggested we look at one before I increased my offer. She met me there within thirty minutes and spent as much time talking me through my anxiety about the home buying process as actually showing me that house. With increased comfort and confidence, I decided not to raise my offer beyond what I had originally planned.
Because they had taken the time to really understand exactly what I was looking for, Megan and Katie were then able to identify and notify me about a "coming soon" listing that was exactly the kind of house I wanted in exactly the location I wanted. When the listing went active, we were already scheduled as the first showing of the day. By that night, I was one of 4 contracts that had been offered on the home. Throughout that stressful day, Megan and Katie made me feel like their only client: they both met me at the house in person, and stayed in constant contact by phone and email. Keeping me fully looped in on every aspect of the offer and subsequent negotiation, Megan and Katie carefully considered and offered terms that would make my offer most attractive, apart from just the sales price. Ultimately, my contract was selected even though my offer on the list price was the same as other offers tendered. The listing agent specifically told us that the sellers picked my contract because of the overall package of terms recommended by Megan and Katie. And within an hour of the contract being ratified, the sellers received an offer that included an escalation clause for up to $30K more than the price we had just secured! What an incredibly satisfying result!! The entire team at Fass Results also fully supported me through the inspection process and even though we had offered only a pass-fail inspection contingency, they were still able to secure certain concessions from the sellers that will save me a few thousand dollars immediately upon moving in.
Overall, I feel that Megan and Katie and FASS Results took the extra time to learn and understand what I was looking for and guided me - pushed back even - in the process to make sure I ended up with a home that I feel really good about. Any realtor can help you buy a house, but Megan and her team were committed to helping me buy the right house and they were willing to invest the additional time and effort to make sure that happened. Megan and her team helped us find our current home in McLean, VA, and the whole experience was extremely professional, yet pleasant (which is saying a lot for the usually arduous home-buying process!). We whole-heartedly recommend the Fass team.

We own more than one property and have been through the rigmarole a few times. Here are 4 skills Megan possessed that really stood out:

* Extremely knowledgeable of the area she operates in.
Megan operates in and around the same town she has lived in for years. She knows most of the streets and even the histories of many of the houses by heart. This allowed her to understand our requirements and genuinely suggest pros and cons of why a specific residence would or would not suit us. That takes courage. For example, we’d see a large home that we’d show a strong preference for. She’d of course arrange the tour, but also inform us the neighborhood didn’t have other kids our age, and then let us take the call.

* Proactive outreach.
Now that the internet publishes new listings almost in real-time, the agent’s role is changing. Megan exemplifies that change very well. She doesn’t just look out for new properties and forward the listings for review (because she knows we’re savvy enough to do that ourselves!) In fact, she spent more time looking out for properties that were not yet listed but otherwise matched our needs. She would then contact those owners to see if selling was on their list of near-term priorities. Cold-calling at its best!

* Availability
Megan literally operates as if she has 36-hour days. Both my wife and I work, and it would not be easy for us to find time to see properties. Megan understood that and was always available, sometimes at 15-minute notice, to show us a listing (in these 15 minutes, she’d not just drop whatever she was doing, but also contact the seller’s agent to arrange the tour!) This enhanced the personal nature of the experience and made us feel important and welcome.

* Post-purchase hand-holding and community inclusion.
Once the contract was signed, Megan’s team took over like a well-oiled machine. Every small part of the closing process was check-listed and attended to. And months later, she’d keep checking back with us for feedback on the house and its suitability to our original requirements. As mentioned, it helps that she lives in the area and we’re all part of the same circle. Net net, she not only found us our home, but a whole community! Thanks to her introductions, we made so many new friends in the neighborhood, once we moved in. Now that’s what makes her team special. The ‘job’ was only to find us a house. The finding of a home comes only from her love of the profession!
