Michele is the epitome of a service person. She really understands her business. We were blessed to have met and chosen Michele and her team. We did not know the area of West Virginia or Northern Virginia but Michele eased our worries and guided us in the correct direction. She has knowledge of the area builders, neighborhoods and conveniences that allow a family to enjoy the area. She asked us if there were any others we were interested in and arranged for us to visit this very special house at the spur of the moment that felt like home as soon as we drove into the driveway.
All through the process she knew every answer and made us feel calm and assured us that the process was in control and proceeding well. Our time was short and she guided us calmly throughout the nerve wracking process of moving 600 miles away. She makes you feel like a long time friend. She is so personable that you feel at ease because of that.

We are very happy we chose Michele, Penfed Realty and her team to represent us in buying and selling our homes in Frederick County, VA.

Michele provided sound advice regarding pricing, offers and negotiating. With her wealth of experience, she was confident in her ability to sell our home quickly even though she was pricing it aggressively. In fact, the real estate agent working with our neighbor (they have the same model home as we do) was quoting a listing price $20,000 lower than Michele was pricing our home. We were concerned, but trusted Michele’s experience and it paid off. She sold our home in 2 days AND we got the money we were hoping for out of the deal. When it comes to negotiating, there is no one better than Michele.

As mentioned, our neighbor’s house was the same exact builder model as our home EXCEPT they had a few upgrades we did not AND their yard is beautiful. We were very concerned that in a direct competition our house would lose out. We wound up selling our house 2 days before the neighbor put their house on the market so it was not an issue. However, we do not think it would have mattered. When we saw the draft of our listing we were thrilled. In fact my wife stated “I would buy our house over that house in a heartbeat”. Our home simply showed better than theirs did. We credit this two 3 things. Firstly, Michele’s staging experience is invaluable. She went through our home room by room and told us exactly what to keep, what to remove and how to move things around for best effect. Secondly, the photos taken by Stephanie a member of Michele’s team were fantastic. She worked miracles on getting just the right angle for each room and the back and front yards and edited the brightness to be sure each photo gave the best effect. Finally, the write up was thorough and highlighted the aspects of our house that would most appeal to buyers.

We also appreciate that Michele was practical about the projects to do (and not do) before going on the market. As the homeowners, we focused on every flaw in our home and planned to replace the aging floor boards of our deck and update our kitchen countertops with granite or quartz. Michele told us NOT to do these projects and she was right. We sold our home for the price we wanted WITHOUT spending money on these costly projects. Without her guidance we would have spent money completely unnecessarily.

It is amazing how many steps and deadlines there are especially when you are purchasing and selling at the same time. Michele and her team were also invaluable in helping us keep up with the information and procedures that had to be done in a timely manner for the sale and the purchase. Their reminder emails were a godsend.

We also appreciated Michele’s knowledge of area contacts. We were very pleased with the contractors she recommended. They provided a great rate and exemplary service for the projects we did in the home we were selling as well as projects to update the home we were purchasing. We used her recommendations for a plumber and HVAC company and were very pleased with the quality of the work and how quickly the work was completed.

As to the buying of our home, Michele demonstrated amazing patience with us. We were all over the place. Going back and forth between building a home or buying a home, staying in Frederick County or moving to WV, etc. She continued to share information with us and show us whatever we wanted to see. On one memorable Saturday morning, we out of the blue decided to go house hunting as we saw an open house and 3 listings we wanted to look at. We reached out to Michele hoping to go to the open house and set up the listings for each in the week. Instead, Michele worked her magic and got us into all 3 listings that day AND had the agent hosting the open house stay late to show us the home. Amazing!

All in all, we are extremely satisfied with Michele and her team and highly recommend her.
