As an ethical agent, I think it is unfair to represent both the buyer and the seller in the same transaction; one can't possibly negotiate the best terms for both sides. My purpose is to protect my clients and negotiate the best terms possible therefore I elect to only represent either a buyer or a seller in any given transaction.
