Michael Colaninni is a seasoned real estate investor and founder of Park Place Funding, LLC, a private lending firm based in Central Texas. Since earning his degree in Marketing from Florida State University in 2001, Michael has personally overseen and participated in hundreds of real estate transactions across Texas and the Southeast.
He began his career by founding RentSpace Management, a real estate investment and management company focused on acquiring and repositioning underperforming assets. Over the past two decades, he has built a sustainable, self-funded portfolio consisting of rental properties, single-family home developments, apartment buildings, self-storage facilities, and commercial assets. His conservative, long-term approach to growth has enabled him to navigate shifting market conditions while consistently expanding his holdings.
In 2015, Michael launched Park Place Funding to help real estate investors scale their portfolios by providing reliable hard money lending solutions. Drawing from his own experience as a borrower and operator, he designed the lending process around transparency, speed, and practical underwriting — focusing on helping new and seasoned investors close deals with confidence.
Today, Michael remains active in acquiring commercial real estate across Texas and North Carolina. His companies are involved in sourcing, underwriting, and repositioning office, retail, and industrial assets, with a focus on long-term value and community impact.
