I purchased my home while on deployment, with spotty internet access and a non-standard work schedule. Mike Little was WILDY accommodating, he was awake and ready to answer my questions at 4am, ensuring we could have a productive back and forth conversation before the end of my shift... on the other side of the world. He made sure paperwork was delivered to me in such a way that I could properly complete it with limited internet access, and was understanding of my limitations on the ship. On top of everything Mike negotiated an entire new HVAC system into my home among other fixes, without any additional cost to me. I got my home in the neighborhood I desired and under budget, with more bedrooms and space than I thought I could afford.

I started my homebuying process assuming I would have to compromise, Mike disagreed. He gave honest opinions, I genuinely believe had my best interest at heart. On two specific properties his candid advice led to me avoiding a purchase at the top of my budget that would have given him the largest commission. When we finally found the place I would eventually get, he was ready. Up until my closing date he continued to fight on my behalf, getting all concerns I had corrected (including the $10k HVAC unit) and smoothly getting this home purchased.

I am 100% positive that I received the absolute most I could with my purchase power, without a single cent left on the table.

Mike Little at Iron Valley Real Estate Hampton Roads came highly recommended to me by a good friend and he delivered way beyond expectations. Him and his team assessed the market of the home I was trying to sell and came up with a competitive and realistic list price that had my home under contract within a week of listing for over the list price. The house ended up appraising at exactly what was offered which made closing stress free. He kept me informed and updated every step of the way and had no problem explaining the process in a way I could understand. He even answered my calls on Thanksgiving! Mike Little is the only choice for a realtor. His job is more service than sales and He proved that time and again with his thorough knowledge of home construction and the local market. Every time we viewed a new property Mike would perform a methodical inspection, looking for signs of problems and commenting on the quality of construction, finish, appliances, etc. Mike is the silver tongue snake of negotiations. Not only did he get below a price we were comfortable with, he ensured all contingencies were met and even got the seller to throw in new gutters on top. In the end we found the property that was perfect for us and are loving it so far. I'm not going to say he is the best because it doesn't do him justice. He is the only realtor that provides the kind of service, dedication and no hassle experience in all Hampton Roads. If you go with anybody else, you are throwing money away.

Mike Little will be the only real estate agent we will ever use if we buy again in Hampton Roads. When we bought through him he was a new agent, doing it part time but was more prepared than someone who’s done it for 10 years. When we sold our house through him, we had a contract for our house within 24 hours. We never got excuses, and we were never felt like Mike didn’t listen to any of our intentions or concerns. I believe the most impressive thing about him is if we ever called or texted him, we got through right away, or he responded back within 5 minutes.

What can I say that probably hasn't been said before? Mike is the best of the best! If you have a question he knows it already and has the answer for you. Even through the stupidity of the seller, Mike Little was able to fix the situation and get closed on the house on time. Mike and his team are very professional, fast and precise! I think everyone should go through iron valley and noble title and escrow for all real estate needs. Oh yeah they buy AND sell houses!
