About Nickolas
Given my 20+ years focusing on real estate in Central Texas, I have a wealth of knowledge and experience to bring to the position. Having seen many different sides of the real estate industry as a whole (creating start-ups, acquiring other firms, assisting Buyers, Sellers and Investors, even the governmental and political side of real estate with years of experience with the Texas Real Estate Political Action committee and sitting on various committees for the Texas Association of Realtors) my background reaches beyond simple analysis.
As investments have always been the main focus of my real estate career, my skill set has been built to provide knowledgeable and actionable assistance based in a strong and diverse background of experience. This includes, but is not limited to:
-Assisting investors with analysis, acquisition and disposition of assets
-Assisting investors to evaluate best and highest use/return on investment (ie: add-on, demolish and build, renovate and flip, rental portfolio, etc)
oEach client has had differing needs in how their investments were modeled. Creation and adaptation of precise and varying models has been crucial to my assistance in the client’s success
oAcquisitions range from MLS/Loopnet/etc, bank-owned assets, wholesale opportunities, bulk property purchases and monthly foreclosure auctions (attended roughly 85-90% of Travis County foreclosure sales for 16 years since 2002)
-Evaluations often include physical drive-by of the opportunity (getting inside when available), title review, establishing potential ARV based on choice of disposition strategy and offer price taking into account holding/closing costs, remodel projections and ROI desired
-Clients vary from independent investors to REITs, LLCs and Trusts.
