Pam was fantastic to work with and did a wonderful job to get my home sold! She and her design team did an amazing job staging the home and giving it the showcase it deserved. We were selling at a less than optimal time due to a divorce, and she helped get it sold for a great profit. She worked hard on marketing and visibility. She gave a lot of good tips and great advice to get the home ready to sell.

I initially found her on the Amicable Divorce Website as a resource and I am so glad I did. My ex and I were unable to have a reasonable conversation with each other, and she went the extra mile to communicate with each of us and help get the home sold She helped negotiate everything with poise and keep the sale and closing drama free.

Update 11/5/2024:

Four years after buying our house with Pam, we sold our house with Pam. I’d give her ten stars if I could. We hit several major snags selling our house (none of which had anything to do with Pam!) and Pam handled everything beautifully. She advised us well at every turn and took care of everything. We ended up selling quickly and making a nice profit, despite the snags. I cannot recommend her enough!

Pam is the best and I will sing her praises to anyone who will listen! I was a first-time homebuyer and my husband and I had only lived in Georgia for a few months, so we didn't know the area very well. I was nervous that a real estate agent would make me feel pressured and was just generally intimidated by the whole process.

Pam put my mind at ease immediately. She took the time to understand what we were looking for and was always available to answer our (many!) questions. She really followed our lead, but was there with helpful advice and direction when we needed it. I am so grateful to Pam for helping us things beyond just buying the house, like tax questions and advocating for us when we had trouble with the movers we hired.

With Pam's help, we found our dream house and our offer was accepted less than two weeks after we first spoke with her. We've been in our house for eight months now and couldn't be happier. Pam and her great team have continued to be available and helpful. I could not recommend working with Pam more!

I am a first-time home owner and my nearest relatives are over 600 miles away and buying a house on my own is not something I would wish for myself. I, personally, am an analytical person and have a hard time making quick decisions so the housing market operates too quickly for me. Pam Evans, from Century 21, knew this going in and she was one of many right decisions I made. She treated me like family, gave me solid advice, and was with me every step of the way. She was proactive and checked in on me making sure I had my checklist of things to do, due dates, and she communicated effectively with my chosen lender. While I had a support group of friends, I was still very much on my own in making these decisions. However, Pam made me feel like I was not alone and did not hesitate to tell me how proud she was of my next stage in "adulting." Where to begin 😂😂😂 I found Mrs. Pam at the end of last year on google we connected by January she was sending me information on selling our home.

This process has been very very different but because of Pam do diligence her staging, her painter, her carpet people, you see where I am going with this. I highly recommend Pam Evans Real Estate. Pam is very professional yet still friendly and personable. You feel she really cares about making sure you are comfortable with the entire process. So many times you hear people say "I saw my realtor twice. Once when I signed the contract and once at closing. This isn't how Pam works. She's active in all parts of the process from staging the property (hires professionals to stage and photograph that she pays for personally) to marketing, negotiating, and selling. We had a complicated situation with a lot of owners from an inheritance and it required a lot of coordination. Pam was right there through the entire process even communicating with the attorney handling the probate of the two estates involved. Pam is very professional, experienced, and wonderful to work with. One thing we like about Pam is her patience and she never pushes us to make a decision. Pam is an expert who we really enjoyed working with. It was an outstanding experience. The Real estate market was tough to first home buyers in the summer 2021 and Pam worked genuinely to help us find a home that we loved and fitted our budget. While professional, she greatly cared about us. We never felt she compromised the quality or ethics for selling us something, but rather she stayed with us and walked us through the learning process until we found the right home. She never pushed us to make a decision, but she always shared her professional views which we highly appreciate.
Additionally, Pam is a talented negotiator. At the peak of the July 2021 very sellers market, where home were sold on average 10% above the listing price, only Pam could negotiate upfront and very transparently for a purchase at almost 3% under the listing price. She did it for us and we are very thankful to her.
Also, she shared great insight on Forsyth County, its schools districts and residential areas, that she had gained over more than twenty years of living experience, very helpful! We were new to the area, and she generously spent time as an entertaining tour guide showing us around the cities and residential communities to help us find a better idea of different locations. We started working with Pam Evans 18 months prior to putting our house on the market. She previewed our home and made suggestions that would help us attract buyers and increase its value. Some were small and subtle, like having the roof cleaned and others were major, like renovations to the master bath and kitchen. I was the seller in this transactionion and Pam represented the buyers. We talked and worked together cooperatively and in good faith. One example, her and her buyer knew I was trying to move out of state and so she only had me take care of the 1 bigger item (plumbing issue) and they asked for an extremely reasonable amount as a credit toward fixing the smaller stuff. This way I could get the house empty and move per my timeline and her buyers could still get the items repaired that we're needed. She was very honest and forthright on all dealings and very much on top of every item. I would use her as my buyers agent if I were moving back to the Atlanta area.

While house hunting, I was residing in Pittsburgh, and Pam would E-Mail potential homes to my wife and I, that we would see when I was in town. Pam worked closely with my wife to narrow the field. I have been investing in real estate since 1986 and have bought and sold 11 properties in that time frame. I have interviewed more than 25 agents, hiring 17 different real estate agents to market those properties. (I changed agents for six of the properties after their term had expired).

In my opinion, hiring the right agent is like hiring the right employee, they can make or break your ability to sell a property. In hiring an agent, I do not looked for a person to list the property, but a person that is interested in marketing the property. Marketing is different than selling. Marketing encompasses all aspects of the property; condition, location, school districts, amenities, etc. Marketing a property requires effort and vision, the ability to see all of the benefits and disadvantages of that property, and the business savvy to present that property to you and potential owners in a way that make sense. A good marketer can identify value added options that can help you achieve your goal.

I knew of Pam Evans. I, at that time, had 3 properties for sale with 2 different agents, and I had picked up her business cards in all 3 properties. My properties had been on the market for more than 18 months (average) and I had no offers on two of the properties, the third was under contract (and subsequently closed). It was suggested that I talk with Pam, as one of the listing agreements was about to expire, and a second expired three months later.

My initial meeting with Pam was quite interesting. Usually, I am asking many questions, interviewing the agent to see if there might be a fit. I quickly realized that Pam was interviewing me as well! In 25 years of buying and selling real estate, this was the first time I had ever been interviewed to be a potential client. I knew things were going to be different!

Pam and I quickly established that we were going to be in a “win-win” type of business relationship, she had expectations of me, and I of her. We developed a marketing plan for the initial property, set up a timeline, determined what repairs and cosmetic items needed to be done to the property, and valued the property at a realistic market rate that maximized the property value in accordance with my goals. She laid out her marketing strategy and included all of the marketing tools she was going to use to sell the property.

This property had been active on MLS for 12 months with no offers. Pam suggested a series of repairs that needed to be completed to expedite the sale of the property. Having few resources, I queried Pam and was pleasantly surprised to find that she had referrals for competitively priced contractors and suppliers that do fantastic work! I instituted repairs that Pam suggested, completing the work in just over a month.

At no cost to me, Pam hired a professional photographer to take pictures of the property. The pictures provided were fantastic. Pam then listed the property, created a website for the property, and proceeded to do her magic, marketing the property thru many different media. The first offer came on the second showing (3 days after listing) and we subsequently had three more offers within 24 hours. Nice to pick and choose, playing one offer against the other! Remember, I had not had an offer on this property in 12 months.

The second property, which had been active for 24 months, followed the same procedure. One difference in the second property was a situation where the buyer was having difficulty getting financing for the property. Pam suggested a financing resource that made it happen!
