Patricia was our agent and we put our McKinney home in the market sometime in mid March just before the pandemic and the lockdown started. It was the worst time one could have imagined selling a home but since we were moving to a different city so I had no option but to move forward. And guess what within 2.5 months we were able to sell the same and a big part is played by Patricia in the whole deal. I had no previous experience of selling a home so I was counting heavily on Patricia to provide me the right suggestions and guide me in the right directions, she did exactly the same in every steps of the journey. Her local area knowledge is really commendable and that helped us a lot figuring out the right price for the home , she did an amazing work with the staging photography and put up the nice ads on all the leading real estate websites. She had a solid network of support people like Handy man, painters, cleaner etc which really helped me a lot in getting back my home in the right condition for selling.
One thing that I must say is, she is always available to answer your any question over the phone, this is something that makes the whole process less confusing and efficient. She is also very fast and quick when it comes to the paper work, always making sure we were not wasting time sitting on docs etc etc.
In a nut-shell I would highly recommend Patricia Manos for any real estate help with selling and buying, she is just awesome to work with and always ready to go the extra mile to ease the journey.

Patricia's business skills, knowledge of the housing market, focus, attention to detail and her very caring heart was a huge help to us when we needed to sell our home. She is so respected in the real estate field she had many great resources to help us with repairs we needed to address along the way. Because of her knowledge and great team, we were able to list our house and sell it within days with higher offers on the table than ever expected. Without Patricia we never would have got our dream home. I cannot emphasize it enough that in the current housing market, if you are trying to buy a home you are at a disadvantage if you do not have someone with the years of industry experience and industry recognition/relationships like Patricia. The day we reached out to Patricia to start looking for a home that met our needs, we were able to find a perfect fit but it had already been on the market for a day. We were the third bid and exactly matched the above asking offer of the first bidder (our offer amount was based on Patricia’s recommendation). But since we had Patricia, the seller’s realtor recommended to the seller that the closing would go better with us for two reasons: 1. the realtor had worked many times with Patricia and advised that the closing would go smoother over the other offeror’s realtor, and 2. our mortgage broker (who was recommended to us by Patricia) was also preferred by the seller’s realtor over the other offeror’s broker.

Once our offer was accepted. The rest was a breeze. Patricia quickly managed all the inspections, negotiations (got us all the repairs/credits we requested), and the closing process. Patricia works fast and thorough, and was incredibly responsive in her communications. Will never use another realtor again!

Patricia helped my husband and I find a home when we first relocated to Texas over 11 years ago, and now we've reached out to her to help us sell that home and find another in the area. She's extremely knowledgeable of the market and neighborhoods within McKinney and surrounding cities.
