Since January 2019, Patricia Payne has been an active Realtor in South Carolina, currently representing The Litchfield Company/Christie’s International Real Estate. She proudly serves clients in Pawleys Island, Georgetown, and the surrounding communities. Patricia holds a Real Estate SWAT certificate and has completed Ninja Training through The Litchfield Company. Her initial connection to the area began with a vacation home, then evolved into investment ownership, and ultimately into full-time residency in Georgetown. The coastal charm, warm climate, and slower pace of life drew her in, and she now enjoys the lifestyle with her husband and their rescue pets.

In addition to real estate, Patricia is deeply involved in her community. She supports organizations such as The Yellow House Ministries and Samaritan’s Purse, participates in the Christmas Boxes for Children project, and sings with the church choir, the Indigo Choral Group, and the Living Christmas Tree ensemble. Her personal interests include crafting, fishing, reading, RVing, and spending quality time with visiting family and friends.

Raised on a small farm in Stafford, Virginia, Patricia’s values were shaped early through 4-H and active church involvement. She holds an Associate of Arts degree from Ferrum College, a Bachelor’s in Sociology and a teaching certificate in Sociology and Geography from Mary Washington College (now the University of Mary Washington), and a Bachelor’s in Accounting from Strayer College. For 40 years, she co-owned and operated an HVAC company, gaining extensive business and management experience.

With over 20 years of hands-on involvement in residential and commercial real estate—including buying, selling, renting, remodeling, and new construction—Patricia brings both professional knowledge and personal insight to every transaction. Having experienced the process from both the client and agent perspectives, she understands the emotions, challenges, and excitement that come with real estate decisions.
