I am 79, a Vietnam Combat Veteran & just purchased a condo in SW Portland primarily through the fantastic, multi-layered guidance & support of Real Estate Agent Phil Carscallen. Phil’s extensive knowledge & responsiveness to the many qualities we desired in our next home enabled us to find & purchase the home of our dreams in just 3 months. And in the midst of a “seller’s market,” his brilliant negotiating skills secured the house at significantly below the asking price. He did all of that in a relaxed stress-free environment for us as well as for the sellers.
In the fall of 2021 my wife & I agreed it was time to downsize, simplify our daily living, & purchase a condo where we could “age-in-place.” We were living with in Phoenix,OR & decided to move to the greater Portland area so we could be near family, & away from the smoke & fires.
We put our house on sale & it sold in two days! Now we shifted to being the buyers.
We miraculously found a short-term rental in SW Portland & miraculously found Phil. We began our exploration of Washington & Multnomah County neighborhoods with his’s suggestions. By May we had decided we wanted to live in SW Portland in the Maplewood area.
As we began to work with Phil we quickly discovered there were no condos that we liked or could afford. Quite frankly, I was in shock & wondered if we would ever find any place to live in Northern Oregon. This is where Phil stepped in & “saved the day.”
Phil encouraged us to entrust in the process & reassured that we would find that dream house. He was very confident we would, & his confidence relieved my stress. He recommended we widen our search area but also continue our search in SW Portland. He proposed daily concrete, small steps for us to go forward.
This is when we began talking to & texting Phil multiple times a day, 7 days a week. Somehow he was always available with answers to our questions. With great patience he addressed, simplifying & clarifying them all. And his enthusiasm was contagious. We could feel how much he loved his work & how much he enjoyed working with us.
As we looked at condos we thought might meet our needs Phil often would point out aspects of condos that did not meet our goal of “aging-in-place.” This was immensely helpful for us. Examples of this was observing how long the stairs were in a unit or what future maintenance the home might need.
We felt Phil’s magic touch when we found the perfect condo for us. We had read that to purchase a property in the “seller’s market” at that time in Portland we would have to enter into a bidding war with other potential buyers. The price of the condo we found was already at the maximum we could afford but Phil told us to not worry. He created a very strong offer that included many features not related to the purchase price. He assured us it would be competitive & it was. Our offer was accepted.
What happened next was an unexpected blessing. Phil had told us that he was a “full-service” agent & we soon found out what that meant. The next step was to hire an inspector to inspect the house. Phil recommended one he had confidence in, “Blue Ladder,” & they did an excellent, detailed inspection. Based on the findings, Phil was able to renegotiate our contract, saving us $25,000. And he recommended a handyman, who did many of the needed repairs at a very reasonable price.
The condo had a Homes Owner’s Association (HOA) which Phil explored, to include getting copies of all their documents & recent board minutes. He talked directly to the HOA President & arranged for us to talk to him as well. Our property inspection revealed the need for a foundation repair that we confirmed the HOA would pay for. Since the repair cost may have ultimately been passed through to HOA members, aka me, Phil negotiated a significant price reduction.
On the day we took possession of our dream home, Phil met us in front with the keys & a key chain that said “Welcome Home.” We are truly home & we now have a new friend in our life, Phil.
