Their expert guidance helped us win our dream home despite not being the top bidder! Plus this was just the second house we put an offer on, and we only didn't get the first one because we weren't willing to bid as high as they advised us would be necessary; at that price those other folks could have it! Now we're moved in and settled, but when we leave to go somewhere our daughter still frequently gets excited thinking we're going to meet Billy to see a house. We really can't recommend these guys highly enough!

We got introduced to Phillip and Billy through a colleague when we were relocating to Washington. They started providing guidance before relocating and made us well prepared in terms of understanding the market, different neighborhoods and the process involved. They understood our situation and needs. They set up the online portal and started sharing the houses available in the market a week before our planned visit to get us familiarized.

Phillip and Billy worked as a team and accompanied us for multiple house showings at different locations on the same day. House show timings and order were well planned one after another and well coordinated with the listing broker, to accomplish seeing more houses efficiently in the least amount of time. They were genuinely interested in finding the best house for us by pointing out the pros and cons with attention to detail during each house showing.

They came with in-depth understanding of the local housing market and were up to date.

They were proactive: if we seemed to be interested in a house based on our discussion during house showing, they were one step ahead of us by initiating communication with the listing broker. They had the determination to pursue and negotiate every lead to make it happen. They communicated promptly, regularly and were easy to work with.

I hired Phillip and team after a recommendation from a co-worker. I interviewed 3 Seattle realtors but was convinced Phillip was the right match for my needs based on his knowledge of the Seattle market, his open communication style, and his willingness to understand my specific needs from a realtor to make me feel comfortable with this large purchase. I wouldn't have even looked at the home we ended up buying because it wasn't in a neighborhood we'd identified even though it checked all our other boxes. We were incredibly lucky to have stumbled upon Phillip's team from an online search. Billy from Phillip's team supported us in purchasing our very first home, and I honestly can't rave enough about him. In this turbulent sea of a Seattle Housing Market, Billy was our coast guard, making sure we were prepared for the raging waves in escalations (sales for 50% over asking!) and safely guiding us to the calmer shores of home ownership (now a different battle begins!).

Phillip did an amazing job with selling my home. From the very first meeting, he was very thorough in looking over the details of the house and explaining his thought process and strategy when it came to selling, often answering my questions before I even asked them. I recall it was a couple hours of discussion, which I greatly appreciated given that I hadn't committed to working with him yet. From this very in-depth discussion, and his clear familiarity with the local area and even my specific neighborhood, I committed to working with him later that day.

The preparation process was also very smooth! Phillip's team shared their Basecamp calendar with us, so it was a very quick and easy reference on when who was doing what. This as well as the WhatsApp group chat set our minds at ease with knowing what we needed to do, as well as knowing when his team or contractors were working on things in the house. It was also fun to bump into him when we were doing a spot check at our home (we already knew his team would be there at various times) - it was clearly obvious he was giving our listing significant personal attention, something also important to us. I basically accepted and paid for all his suggested improvements, and we came in under the original estimated budget, as I trusted his judgment in knowing what needed to be done (this was proven to be correct!)

Our listing was great as well - we had a 3D walkthrough and a thoughtfully developed video, as well as beautiful pictures of our staged home (a massive step up from the pictures used when I purchased the home). We had several offers, which Phillip did a great job of helping us understand and negotiate with, and we were very satisfied with the outcome!

Philip was recommended to us by a few of our friends, everyone who has purchased with him spoke very highly about the whole experience and still kept in touch with him even after years. When we reached out to Philip, he introduced us to Billy who would work with us. At first, we didn’t like the fact that we weren’t working directly with Philip but that all changed when we met Billy for the first time over the phone. We were planning to make an offer as we were in the market for a while and there was a house we liked very much. Although we didn’t have a signed contract with them, Philip began coaching us on various aspects of home buying, while Billy immediately rolled up his sleeves and began giving us strategic advice about the offer we were trying to make. This was the first example of their ability to adapt to our fast pace house hunting process. That Saturday night, Billy even arranged an inspector for a Monday morning, which showed us his resourcefulness on tight deadlines.

Even though we ended up not buying that house, the following properties with interest were handled with the same care and responsiveness by Billy, and Philip helped boost our morale with his supportive statements and encouragements. We finally bought a home after 3 months into our search, neither Billy nor Philip ever made us feel rushed. We felt like we had the time and means to consider every property thoroughly. They even arranged a contractor from their network to assess one property’s status. Our requests were always fulfilled in a timely manner which made the process very easy in many ways.

When we finally found the property of our dreams, Billy handled the communication with the seller’s agent really well, we think that might be the biggest reason why we were able to close the deal. Philip, carefully explained to us the legal process after the deal was closed, and has good knowledge of financing. Both the internal and external teams they work with are very professional, fast, and trustworthy including post-close support. We recently worked with Phillip and Billy as we relocated to Seattle from Chicago. This was a big move for us and hearing the horror stories of the Seattle market didn't help. We found great counsel in Phillip and Billy's team. They are truly a team and having both of them was super helpful as there was always someone available to go on tours or answer questions.
We first had a phone call few months before we moved where Phillip gave us a detailed overview of the buying process in Seattle and its intricacies. He set up a search for us and we exchanged few messages as we were trying to get a better idea on certain areas and set our expectations correctly. We then visited Seattle for a weekend and they booked a day for us to tour few houses in different neighborhoods to give us a chance to experience different parts of Seattle and the suburbs so that we get an initial feel for them.
When we finally moved to Seattle and the rubber hit the road on the home search, Phillip and Billy were the best partners to have on our side. They were very knowledgeable about the local market and very patient and active with us as we were asking to visit between 5 to 8 houses a week. They were always very quick to set up showing appointments and were very upfront about the potential popularity of the house and when we should be ready to pull the trigger right away if we liked a place. This really puts us in a great place and took a lot of stress off our shoulders as we knew that we just had to worry about our part, say yes or no.
When it came down to making offers, they did an excellent job building relationships with the listing agents to put us in the best place with the competing offers. They were always in constant communication with us which was really helpful as we waited for the answers from the sellers. They made very reasonable recommendations on how to structure the offers and were never pushy in any way shape or form. They understood when we hit our budget ceiling and openly recommended that we don't make any offer we are not comfortable with.
Afte we got one offer accepted, you'd think they will just say congrats and leave us. Not Phillip and Billy. they continued to follow up with us to make sure we had contacts for any renovation related work. You need a painter? They got a guy. Redo the flooring? They got someone. A plumber? Landscaper? Electrician? Designer? You name it, they will help and recommend someone.
These are the types of professionals you want to have in your court when make such life changing decisions. You want someone who has your interest at heart, who is friendly and makes you feel confident and who is also honest and upfront when needed.

I highly recommend Phillip and Billy for your Seattle real estate needs. Look no further!

It seems that the dust has settled a bit, we're almost done with the house renovations and we would like to thank our amazing realtor and his team for making all of it possible. We contacted Phillip following a recommendation by our friends, who had purchased their first house with his help several years ago. After checking the online reviews, we felt that Phillip might be the right match for us too. Our introduction meeting confirmed our hunch. Phillip took time to explain all the details about the way he approached the house search process, to understand our expectations and what's important for us. We spent quite a lot of time in discussing different ways of communication and response time, as we were preparing to buy a house in the crazy market of the first half of 2021 and we wanted to make sure that we'd get all the support we needed for a successful house search. He mentioned that he works with his partner Billy and that we would have a WhatsApp group for the four of us, to allow a fluent and timely communication. Having covered all our questions and concerns, we felt confident that we had found the right team.
Now, I believe it's important to mention several things about us that may have made us not the easiest clients to work with:
1. We're very pedantic and pay a lot of attention to small details (can drive anyone crazy when you deal with multiple real estate documents that are long and full of professional language and small print) and we don't leave anything unclear.
2. We are first time buyers and we've just moved to the East Side area, so it increased the amount of our anxiety and decreased the levels of our familiarity with the subject, so we had a ton of questions.
3. We moved to the States in the midst of the Covid-19 pandemic, and, because of that, as well as a number of personal circumstances, we had set an extremely aggressive timeline for buying a house.
4. We wanted to live in a highly sought after area.
When combining all the above with how crazy the market was (and still is), we were nowhere near being easy clients for Phillip. Despite all these challenges, Phillip and Billy were absolutely amazing, stayed positive and tuned for success!
As it turned out, we found ourselves not only the best realtors ever, but also part-time counselors that continuously assured us that everything would be ok and supported us when we lost hope, as well as beautiful human beings that we got lucky to meet and spend quite a lot of time with. When we had finally found our house, and our offer got accepted, there was a lot of work and effort from Phillip and Billy's side that made our offer successful. They talked to the selling agent, understood the wishes and constraints of the selling party, and applied the right strategy to make our offer attractive to them. There were many steps to be taken in order to finalize the purchase, and Phillip had connected us with other members of his team, who took us through all the process, step-by-step, communicating very clear and detailed instructions, verifying whether we had any questions, etc. In addition, we decided to do some renovations in the house, and once again, it was very challenging to find contractors on such a short notice, this also being the summer time, when innovation market is very lively. Phillip came to our rescue once again. Thanks to him, we had found a contractor, who agreed to squeeze us into his busy schedule, and, as of now (1.5 months after buying the house), we're almost done with the renovations and about to move into our new home.
I've already written quite a long review, but the more I write, the more I realize how many details haven't been mentioned yet, and all of them are just pure demonstration of how far above and beyond does Phillip go to help his clients to achieve their goals. He could also connect you with other professionals who are great and honest, like him, if you need anything. I truly believe that meeting Phillip and working with him was the key decision in making our relocation/house purchase journey a success!

I was under the impression that a broker’s job was easy. I often thought that it couldn’t be hard showing properties and collecting a commission. However, I have completely changed my views after working with Phillip and his team. I now realize the challenges brokers face and the depth for which their work permeates each transaction.
We recently sold and purchased with Phillip. Phillip’s team helped us every step of the way and his teammate Billy was great in helping us in our search for our new home. We were amazed at the whole team of people Phillip engaged to transform our home to get it ready for the market - painters, stagers, landscapers, handyman etc. Phillip handled it all. Everything was smooth as a breeze. Phillip takes great pride in his pricing strategy which worked perfectly. We received multiple offers and have never regretted trusting Phillip. It may have looked easy but I know there was so much involved. All in all - perfect.
Phillip’s expertise continued with the challenging experience of purchasing our home. We began our search when housing prices skyrocketed, and multiple offers became the norm. In our desperation to find a home, we raised our max price and found a beautiful home. For the house we chose, there were multiple red flags as it related to the seller’s situation. Phillip recommended we speak with the neighbors, and we found that there were many issues, including encroachments, with many of them. We’re not big risk takers, but knew the house was perfect for us. We had a long phone call with Phillip that night, weighed our risks and decided to move forward with the offer. Phillip was able to negotiate a lower price on the home and we were ecstatic. There was so much behind the scenes that we know Phillip handled to help ensure our risks were mitigated.
Phillip helped us learn about many things: encroachments, liens, title insurance, short plat, surveyors etc. In the end, everything worked out and we couldn’t be happier! It wouldn't be possible without trust. Trust is what I would put first. We trusted Phillip and that's why the deal went through.
They say that people who went through a war together have some special bond with each other. That's how we feel about Phillip - we definitely went through a war together with him… a victorious war!

Amazing experience selling my house!

Phillip Belenky and his team did an outstanding job from start to finish.
He clearly knows the local markets, and put together a winning strategy to get top dollar for the house. He perfectly read the market and we had it sold to very qualified buyers in a few days. We set (in my mind) a high asking price and got way over that. I was remote the whole time – and he and his team handled everything.
When I originally started the process of selling the home, I felt like I had a big hill to climb. How much work should I do to the house? How will I manage the contractors being remote? When should I target putting it on the market? How much to ask? Should I “stage” the house? Who can I trust in the process?
Luckily I was referred to Phillip. He (and his team) went and saw the house, did their research and put together a complete strategy to not only get max price, but to make sure I (as the buyer) had a simple, clean break front the house. He recommended many things to change/fix on the house to make it “move-in” ready. He got bids for the work, the staging, cleanup, move out and everything. It was a fairly large (in my mind) amount to invest but I trusted Phillip and got amazing results. 1) he got all the work done in 4 weeks (roof, paint, windows, carpet, lighting, fireplace, staging) – which was critical to getting the house on the market soon. 2) He managed the whole process, and kept me informed of the progress. 3) the whole thing came in slightly under the estimate he gave me. 4) in the end – the improvements investment paid off at least 4x what I spent. AMAZING!
One piece of advice I would give to future clients – trust Phillip and let him do his magic. He has great knowledge of the market, has great taste, knows what needs to be done, keeps you well informed and ultimately delivers way above expectations.

Phillip and team were wonderful guides through our home buying process during a time when the market was going bonkers, stuck with us, kept us on track and we got a good outcome. Specific things we especially appreciate:
1) He has an excellent network and is a great connector - this was everything from our awesome lender to other families who made similar decisions as ours within the past few years to chat with, flooring contractors, who to get bids from for projects we'll do months from now, everything.
2) He really understands from the seller's/rep POV and was able to provide us with excellent insight about how to position ourselves, which was different in different scenarios.
3) He helped us understand potential in a house for our taste and needs, and give good estimates of costs and time to make updates - like if you want this neighborhood, this house needs x, y and z which will cost about $ but that's totally doable (or too hard to do, takes outside budget, etc.).
We are very happy to recommend Phillip and his team - we didn't anticipate all the different ways we would need their expertise but are grateful to have them in our corner!

In short, Phillip is the best! I recommend him to all my friends, and I will definitely come back to him if I ever consider selling or buying any property! He has a great knowledge of the industry, neighborhoods, offerings, and a vast network (banks, contractors, etc).

Phillip was referred to us by my husband's relocation company. During our kickoff call (not done in person due to COVID), he took the time to truly understand our needs and life goals (e.g., how long we were planning to stay in the new house, when we are planning to have kids, etc). As we were moving from another country, he was patient and caring enough to explain how the real estate industry and school system work in Seattle, which was paramount to support our decision-making process down the road. Furthermore, he also introduced us to the relationship bank, which started the approval of our mortgage.

Phillip then shared many listings, so my husband and I assessed and commented on everything we liked or disliked. The first time we went to visit a house together, Phillip brought Billy from his team, and we were so glad to see that both knew exactly what we were looking for (they did their homework reviewing all our notes from the listing!). As we visited a few options, they provided candid feedback on each option, assessing whether that was a good fit for us and its potential resale opportunity. They always shared each option's pros and cons, being extremely thoughtful and honest about all options and putting themselves available to answer questions whenever we wanted.

In the end, we found our condo quicker than we thought. Phillip and Billy got the ball rolling immediately and supported us while navigating each step of this process (from making an offer to closing day). Their knowledge, readiness, and organization were fundamental to ensure a smooth process.

As we were planning to remodel the condo, Phillip connected us with contractors he trusted, and we had him or Billy joining us whenever we need contractors coming over to discuss our ideas. With both on our side, we leveraged their insights regarding potential resale, and I loved when they politely pushed us back on ideas that would be costly and add little value to the property.

Our experience of working with our realtor, Phillip Belenky, in exploring finding and purchasing our new home in the Northwest was nothing short of WONDERFUL! Our situation is a bit unique – we currently live on the east coast but decided that living in the Pacific Northwest was where we would like to begin our next chapter. We found Phillip through an online search and we reached out unsure about where exactly in the Northwest we wanted to settle or exactly what our timeframe would be, not the easiest clients! After introducing ourselves to Phillip and explaining our situation, we knew right away that we were in amazing hands! He immediately helped orient ourselves to the area, took on the Seattle search and connected us with a great colleague in Oregon to expand the scope.

As we prepared for a trip out to Seattle and Portland to look at properties, Phillip heard and understood our needs and wants, and set realistic expectations about what would be possible in our price range.

When we arrived in Seattle, Phillip had put together a wonderfully detailed itinerary of home showings over the course of two days (no small feat considering each home showing had to be individually scheduled due to COVID.) During those two days he showed us a variety of properties across many of the different neighborhoods of Seattle. We followed him up and down the hills of the city talking on the phone from property to property.

In the end we found a better match for our family in Portland, not Seattle, but we would not have gotten there without Phillip. We cannot recommend working with him enough – an all-star realtor and a truly wonderful guy!

Phillip has been great during our entire home purchase process with so much valuable information and professional advice. He provided us all the necessary information - nothing more/nothing less than what we really need to know. Sometimes you meet people and you just know that it’s a fit. That’s how it was with Phillip and Shane. When we decided to sell our home during a pandemic, we knew we needed an agent who knew the market well and would have our best interests at heart. We were looking for someone who understood and could communicate the spirit of our home to potential buyers, as well as secure the highest possible price.

Phillip and Shane listened carefully to our story and what we loved about our home. From the start, we felt that they were invested in our success. Phillip’s industry knowledge and Shane’s amazing design sense stood out to us in our initial meeting and in their plans for how to list our home. It was evident to us that Phillip had deep experience in market trends and how to price listings correctly in a hot market.

Along the way, we questioned whether or not we needed to hire stagers. The price tag for staging was very high! Because of the trust we had in Phillip, we decided to embrace his recommendation to stage our home and in the end it was worth every penny and more so! Our home looked gorgeous and we think that was reflected in the final selling price.

Phillip was amazing during the time when the house was on the market. I’m fairly certain he never put his phone down! When it came time to review our offers, Phillip had clearly laid out all FIFTEEN offers so that we could easily examine the pros and cons of each offer. In the end we accepted an amazing offer that was well above asking price. We were completely overjoyed!

Phillip continued to manage the process through closing. The clear communication from both Phillip and Shane continued, and we always knew where things were in the process. We are so grateful to both of them for making our home sale experience the best it could have been. I’m sure we don’t even know the lengths to which they went to make everything happen for us. I decided to move early this year and started working with Phillip just as the pandemic was exploding. While acknowledging the uncertainties in the real estate market, he dived in with a detailed marketing plan and coordinated staging and landscaping to maximize our odds of a quick sale. Everything seemed to be going perfectly until our buyers ran into financing problems that repeatedly threatened to blow up the sale. We started working with Phillip and team around January of 2020…right before the COVID pandemic hit. Even with all of the craziness going on in the world, he was great and helped us find our home in Seattle. Though he won’t admit it, we were probably really challenging clients since we were first time home buyers that had pretty strong opinions about what we wanted in addition to having to juggle our availability for viewings due to our out of town travel schedules. The first time I worked with Phillip was for the purchase of my condo six years ago. I've been putting off this review for our experience with Phillip Belenky for awhile. Because reviewing your real estate agent is NOT like reviewing a restaurant or hair salon or gym. If you don't like your hair salon after a bad cut, you can find another stylist to fix it, the relationship can be over as soon as your last transaction is over. Same with your grocery store, your coffee shop, your dry cleaner. But once you get "involved" with your real estate agent and start putting money and signatures on the line, it's almost impossible to get out. I imagine many people, especially first-time buyers, think of house-hunting with their agent, and choose someone they think will be helpful for the exciting process of finding the right home for the right price. Wrong! That's like finding a spouse for the dating period of the relationship, not for the marriage. Because after you make an offer, and the offer is accepted, your agent will be even MORE important than before. You want someone you can work with when things get complicated or taxing. Phillip is the real estate agent you want with you through thick and thorough thin, good times and bad. (And he even makes the challenging times good, I swear).

About us: My husband and I moved to Seattle from the Boston area, and found Phillip through Microsoft's relocation services, and had a few agents here we were speaking with when we decided to settle down with Phillip and his team. We were current home owners, and had worked with tree real estate agents in the past, so have some experience to draw from. Also, we have a kid, I run my own business, and our toddler was present for nearly every meeting, phone conversation and house visit with Phillip.

So back to Phillip. Here's a review of the many phases of our relationship with Phillip:

Dating (Finding our home): Phillip immediately grasped what we were looking for, and made the process easy by sending us homes in our budget, location and with the features we were interested in. In the end, we found a home that far exceeded our expectations BELOW asking price, and is in a neighborhood that wasn't on our radar. I am so grateful Phillip showed us our home as the last stop on our tour. Furthermore, he entertained our daughter, engaging her in the process, and she is now a huge fan of "Phillip guy". His car is cool and fun to ride in, though that's a very low priority on our list for an agent, it did add some fun.

Committing (Signing, Inspection, Closing): Phillip made all of processes, steps, and requirements crystal-clear. He explained, clearly, honestly and without any impatience, the answers to any random questions we had. He followed up in a way that was helpful, welcomed, friendly and professional. He helped us negotiate things from the buyers that we never would have considered--he went above and beyond in a way we haven't seen with other agents.

Communication: Effective, professional, timely and coherent communication with your agent is KEY. I cannot stress this enough. Phillip managed to communicate with me and my husband clearly, effectively and respectfully.

Happily Ever After (Living in Our New Home): One major perk of working with Phillip is that he has high standards for the people he works with. He brings in an inspector that is as professional, patient and respectful as he is. We asked for and received fantastic references for a number of other home-related professionals and services. With Phillip, you know you're going to get access to an entire network of honest, quality, well-priced professionals. As someone new to town, that has been KEY-- a major, unexpected perk of our relationship with Phillip.

After this whole process, we still really like Phillip. He's someone you'd like to be friends with, and that you would look forward to interacting with. I cannot recommend him or his team members highly enough. It's one of the best decisions we've made since moving to Seattle. This is our second time buying a home with Phillip and first time selling our home with him and Alex. My friends recommended Phillip to me as he helped them buying their first house 7 years ago. From the very first interaction with Phillip I was pleased on how he handles the communication process - totally in your pace, using all available ways to communicate today - texts/email/ whatever you can imagine!
Once we had initial discussion, Phillip and his colleague Alex signed me up to receive regular updates on my house preferences via email. Really useful as they're getting those from MLS - database where all those guys like Zillow and Redfin take their info.
When we were watching houses I really appreciated that Phillip balanced my 'blurred eye' and 'wow effect' providing some insights on what he sees and what can be potential obstacles in the future.

Generally speaking the main thing I liked about this interaction is that it was always an extra mile - there were no unanswered questions and this complicated process was clear to me - a first-time home buyer. (For example he sent me stickers for moving! Is it useful - 100%! Should he have done that? Not really but he did! And it's not about stickers - he just oversees 101% of the whole process and assists you with additional small details to ensure the perfect and smooth overall experience!).

Also additionally I want to mention an amazing team that Phillip recommended. This was a team of experienced professional who you require on different stages (home inspector, loan officer etc). I can't imagine how much he was doing on the backstage so that the overall process went so smooth!

It can't get any better than this. I have to be honest, I did not appreciate his services enough until we gave our first offer. At that point, I realized how insane of a process, home buying is. A process like that, requires an exceptional agent like Phillip. We have several friends looking to buy their homes and when I hear about their stories, all I can think of is "Why aren't you working with Phillip?" He is extremely detail oriented (almost scary) and he educates his clients very well. He keeps in touch even after closing. He is still helping us with moving, maintenance, etc. I think of him as a friend, more than a real estate agent. I am a natural skeptic, but even I have 100% trust in any company or contractor that Phillip suggests. Hire him, you won't regret it
