I came into the game not knowing anything about purchasing a home or the down payment that I would need. All I knew, was that my credit was pretty good, and had a little bit of money sitting in my savings. Not a big amount like 20% or anything but I had something. I contacted Ponce, told him about my situation and where he thinks I should start. It was a more of a feeler out gathering info phone call for me, but Ponce was confident we would be able to get something done.
He told me about Grants that are available for me for down payment assistance, and all these special programs that I had no idea about. We then talked about getting pre-approved. Ponce has a great lender that’s also been in the industry with for a while. After submitting all my info, we are pre-approved with our purchasing budget and its time to start looking.
At the time I am writing this we are in a HOT sacramento market. We take a couple different trips to Sacramento and look at A LOT of houses. Some houses are selling in 2-3 days. And all houses are going over listing price. We find one house that has 10+ offers on it and when we first checked it out, there was a line forming outside. 4 bedroom single story with a pool.
We really love the house and its below our pre-approved budget. Ponce tells us exactly what we need to do and basically to just trust him to get the deal done.
I’m not sure if we were the highest offer, but he got our offer in there and accepted. Closing was smooth with plenty of communication between all parties involved. The cherry on top was that Ponce was able to get us some cash back to help fix a few things that needed repair so the house would be perfect.
To anybody looking to purchase a home, or anything with real estate in general. I would definitely recommend Ponce and his team. Just a quick shout out to Dwight and Janae who were also so helpful and patient with me during the whole process. Ponce know his area, his market, and he knows how to get things done. The man with a plan.

We were lucky enough to be referred to Ponce by our neighbor in 2016 after his successful sale. Local knowledge: Process expertise: Responsiveness: Negotiation skills: Ponce' was on the ball from the very beginning. He was helping my father and I buy an investment property together. I live in Colorado though, so it was up to him to be my eyes and ears in California. He did both and more. He took my dad to see the home whenever my dad needed to see it. Ponce' would provide me updates on where we were in the process, what needed to be done next, what kinds of troubles we were running into, how the sellers were responding and what kind of negotiating power we had in our court. In fact, he took my dad to see several properties before we were finally able to snag this one. And it's not a close drive! My father and I even had to be away in Canada the last two weeks before closing. These were two VERY VERY stressful weeks because I was also helping my sister prepare for her wedding, and working out the details of the purchase at the same time. Ponce' kept me in the loop, and drove the 2+ hours to Sacramento to make sure the tenant inside the home was preparing to leave. He drafted a document that would protect me as the buyer in case the tenant were to not vacate, and made sure I wouldn't get the short end of the stick at the end of the deal. Ponce' worked extremely hard on this purchase, and I'd be happy to call on him again for future buys!

When I first spoke with Travis I was unsure whether I was going to buy or rent and I had a very steep timeline considering I had received a 60 day notice to evacuate 2 weeks earlier. Travis was very compassionate about my whole situation. He was informative, supportive, and not pushy at all. After speaking with him, I decided to start looking for a house to buy. He and Ponce made it easy, they broke down the process so it wasn't so overwhelming, they even referred me to a broker who really helped me out. The two of them were always very responsive and forthcoming. Ponce is very personable and makes it easy to enjoy the process (as much as possible). Due to my timeline, I wanted to see as many houses as I can, I had Ponce running me around to several houses a day, through the evening and I was very particular about what I wanted and not settling (despite my timeline). Ponce even started to know my preference, we would walk into a house and start looking around and he would come to me and say, If I know anything, this is not what you want. If that's true, let's not waste anymore time here and move to the next one. He was right! When I found the house, I knew it. I saw it online and told him about it during a tour we already had planned out, he took the time to add it to our tour so that I could be the first to see it (by this time it was already dark). When I walked into the house we all knew it was mine. He got started right away, even though the seller's agent would not take offers until after the weekend of open houses, Ponce still took the time to call her and make a connection. He is such a likable person that he makes it easy to WANT to work with him. After the open house, Ponce and Travis got my offer in right away, multiple offers came in and Ponce and Travis even came back to me to offer ideas on how to make my offer more appealing. It worked! They accepted my offer, Ponce continued to work with me through the loan process and even called the Title Company and Lender to speak to them when things were taking longer than planned. All worked out because I am in my house now. Ponce additionally went above and beyond by creating a list for me of vendors I may need as a 1st time home owner when I asked him to. My family and I had the pleasure of having Ponce' and his team help us buy our first home. The first impression you get from Mr. Smith is that he's incredibly passionate about what he does. He gets a genuine sense of excitement when on the hunt for your perfect home. Why is it important to have a strong partner when selling a house? Because, when things get rough (and in our sales process, we got a couple of lemon buyers first), you should not be left in a position wondering if your agent is good. When we started our search for our first home we went online to see what were the listing. We found a few condos online and we scrolled down to see who to contact for a realtor. We saw Ponce Smith and some other realtors. We listed that we would like them to contact us. It only took about 15 minutes before we were contacted by one of his team members to let us know that Ponce would want to speak with us soon. (This was at close to 9PM at night as well). My fiance and I were buying our new home so we had no idea how to process worked. We just had some advice from our relatives and the internet. We assumed that working with Ponce was going to be him taking us to where we want to see. We were completely caught offguard when he actually came fully prepared to help us fine the home of our dreams. Not only did he take us to the homes we wanted to see, his team worked hard to find other homes that we couldnt even find on the internet to see if it fits our needs. He was constantly texting and calling us to let us know what was available. It wasnt long until we found our home. We still were asking him for advice on how to make sure it was the home for us. And he was a wealth of information. Not only that but he built a level of trust with us that made it completely stress free when choosing our home. He was straight up and honest with everything. When we went into negotiating the deal, he was on it. He was able to get everything we wanted. He was able to make sure the contingencies we need were available. He definitely was able to demonstrate the level of experience he has in the housing market. When it came down to start the escrow, Ponce was able to recommend the best professionals to close our deal. I feel that if it was not for his connections, our deal could of had been harder to close. Even through the process of working with other real estate professionals to close the deal, he was always an open ear to let us know if we were being treated well. I have to give thanks to Ponce for helping my fiance and I to find our perfect home at the our perfect price. I would highly recommend Ponce to anyone that needs a realtor and i definitely look forward to using his services again in the future. Thanks Ponce! - Tony

But Ponce and his team are always available when we need them to answer any and ALL questions we have! Ponce and his team are very knowledgeable, patient and professional! I feel like not only did a find a great real estate agent but a friend!! We don't plan on buying another home in the future but if I do Ponce is our guy!
