We loooooved working with Richard! He made the process smooth and seamless once the Disney relocation team assigned us to him in preparation for our big move from Michigan to Florida. We made a weekend trip to come visit and house hunt where we were able to tour homes with Richard. He was able to pick up on what type of styles we loved and did not. He was prompt, very attentive, educated about the market, and responsive to any questions we had over phone or text. You could tell he really cared and wanted to take care of us to find a great home for our growing family. Once we had secured our number one home, but were all the way back in Michigan, he was so helpful in being present for the walk throughs and coordinating key exchanges. We felt trusting in him that he was taking care of the place prior to us being able to close and move in. I would recommend him to anyone that is looking in the central Florida area.

The Kendrick Team makes a point to visit the surrounding areas and support educators and Richard was at our school when I first met him in early 2021. I told him we wanted to possibly get a house in 2022 and we could start the process in late fall 2021. When I asked around at work, he was recommended by a couple of my coworkers. He had helped them find their homes and described how easy everything was. Response time was very important to me and Richard would typically reply typically in minutes. He was attentive to our high expectations in a home and future growing family.

We gave him our Must Haves/Nice to have and a general budget & he sent us a home website that we could bookmark houses we loved, liked & disliked. This gave him an idea of what and where we were looking for. January 2022 rolled around, we started to look at the houses we liked and began to really consider. Richard drove to several houses that were all spread apart in the Orlando Metroplex. We didn’t like any of them because of various reasons: distance, intense renovations needed, good home but not safe neighborhood or vice versa, etc. We felt defeated like there was nothing for us remotely near our jobs. We decided to completely change route and look into new builds. Richard had several sales rep connections for new home builds that he trusted and has worked with previously. We ended up working one of his friend who worked for DR Horton, bid on 3 homes & ended up getting the one we wanted! It took 7 months for it to be built, closing went extremely smooth. We are so happy to have worked with Richard and highly recommend him.

I cannot recommend Richard highly enough as a buyer's agent! Throughout the entire homebuying process, Richard made himself available for tours, was attentive to our needs and concerns, and answered all of our questions (as first-time homebuyers, there were myriad) in a timely fashion.

Richard always explained every step of the process and gave us astute recommendations and unparalleled advice. He truly understands where the market is and where it's heading. When it came time to make an offer, Richard provided insights that allowed us to make the most competitive offer possible.

When we entered the closing phase, Richard's administrative prowess shone, helping us to organize and submit all the necessary documents. We would have drowned in paperwork without him!

During the final walkthrough on the property before officially closing on our first home, Richard counseled us to wait a few days, as the property was not in a suitable condition. The seller's agent was agitated at this, but Richard handled the situation with poise, professionalism, and respect. We then closed a couple days later!

Richard is an agent that has the buyer's best interest at heart. Without him, we would not have secured our first home.

Regrettably, Google doesn't allow me to rate more than 5/5 stars. If any agent has earned it, it's Richard.

We met Richard Aybar in October 2020. At the time we were living in California and looking for a house in Lake Nona. The original house Richard was showing us was not quite right. Having looked here for about a year, we explained the parameters of what we wanted, and Richard said to follow me. We drove to a new development, saw the model we liked and signed on.
In working with Richard, we appreciated not only his knowledge of the Lake Nona real estate market but also his valuable insight on the community. Throughout the construction process, while we were on the west coast Richard did multiple on-sight visits to keep us updated. You will not find a better realtor than Richard. He has been paramount in helping us discover, contract, and close on our new home. What separates Richard from other agents are 3 things: his drive to truly help clients find what they need, his willingness to assist the client in whatever measure possible, and his personality.

Richard’s first statement for us is that he wants us to find the right home, and that has held throughout our entire purchasing process. This is not an agent willing to make a quick sale to boost his numbers and collect commission. His first and foremost mission is to help you; and if there are issues with a property, he won’t hesitate to let you know the risks and impact. He will always have your best interest in mind, and everything he does will work towards that goal.

There have been a few times when I’ve called Richard at 10PM at night with an urgent question or wanting to schedule an emergency visit at a property. Richard has never declined the request or been unresponsive – in fact it’s likely that he’ll respond within just a few minutes. If I needed a recommendation for a service, Richard has the experience to always have a professional in mind. This is a man who will work tirelessly to ensure that all your communication and paperwork needs are met.

The decision to sell our previous home came spontaneously to us. We had no idea of what the process consisted of. That's when Richard Aybar was referred to us by a close friend. From day one Richard was upfront and honest with us. He walked us step by step and told us what to expect. When the time came to look for a new house he asked us what we were looking for. Before we could even finish telling him everything we were looking for he stopped us and said he had the perfect home for us. In the coming days he took us to see this house and indeed he was correct. This house had everything we wanted and more. We put in an offer and went under contract all before the house we wanted was ever even listed. We were able to get the house of our dreams without having to worry about anyone else out bidding us. When it came to the sale of our previous home that went just as smooth. I was a bit worried because I've seen some of my neighbors have their houses on the market for months. Richard along with his business partner Kevin Kendrick told me I had nothing to worry about. Kevin took care of the sell of my home. He also was upfront and honest. He set up photo shoots and open houses quickly. They were both easy to talk to and easy to get a hold of. If I had any questions they would be answered immediately. I remember Kevin posting our home on a Thursday at 9 am. By 10 am we had our first visit booked. By the end of the day we had an offer. He advised me to still host the open house so we agreed to do so. During the open house the offers just started pouring in. Kevin ended up getting us our asking price with a few extra bonuses. In all it took about a week for me to sell my previous home and buy the house of my dreams all thanks to these two guys! I would gladly recommend these two guys to ANYONE that's looking to buy a home. To put it smiply these guys just flat out know what they're doing! My family and I are eternally grateful. Though this is not our first experience with buying a home, it is our first with relocating out of state. We were very nervous about buying a home in Florida, when we live in Massachusetts. We researched a lot of realtors in Florida. We chose what we thought was a good realtor, he was responsive and we were excited to begin the journey. We booked the flight to start the search, my realtor told me 2 days before we arrived that he was going out of town and his associate will be showing me properties. We were stunned as this would have been the only time to meet him in person and this trip was planned for 6 weeks. We were very upset and very leery of using this company. We then started looking for another realtor, I emailed Chris Winn of Keller Williams at 10:30 pm on Thursday night, he emailed me back and introduced me to Kevin and said Kevin will reach out to me the next day, which he did. I told him what we were looking for and to our amazement, when we arrived on Saturday, they planned out the whole week in just 2 days notice, we had homes ready for us to visit, resale, new builds, town homes. Between Kevin Kendrick and Richard Aybar we had the most incredible home buying experience. we could not be more pleased. Richard Aybar is by far the most incredible realtor, he has gone above and beyond for us. Because of Covid 19, we had to purchase the home without seeing it in person as we couldn't fly at the time. Richard went to the home and videoed the entire home so we would be able to see everything in order to make an informed decision, he handled everything for us. Throughout the past several months, Richard has been there every step of the way. He has always answered every call or email no matter what time of day or night it was. His professionalism, mentorship, knowledge, honesty, and hard work ethic went beyond what we thought we would find in a realtor. he was always on our side working to make our house purchase as simple and successful as possible. The best part about working with Richard was that he was always more focused on answering our questions, giving us good advice, and finding homes that met our needs than he was on closing a deal. I have always been reluctant to use Real Estate Professionals because of past bad experiences where I felt like I was doing all the work, but I am so glad we decided to go with Richard when purchasing our home. Richard went above and beyond with us through this process. Richard was probably by far the best real estate agent we worked with he was very helpful and was constantly communitcating with us about updates or challenges that we had to face along the way. I felt like he was more worried about helping us find the right “perfect” home more than anything.
