Two things define how I work. First, the niche is real. Florida's 2022 condo safety law (SB 4-D) is reshaping the vintage-condo market in Sunny Isles and Aventura — milestone inspections, structural reserve studies, special assessments. Buildings 30+ years old now trade on different math than they did in 2022. I track the priority buildings in my farm by reserve status, assessment exposure, and Fannie Mae warrantability. Buyers and sellers in those buildings need a broker who has done the homework before the first showing.
