I have been a Realtor since 2015 in the USA and for 2 years in Queensland/Australia. I strive to be the best by listening to my clients and help them not only with the buying and selling of their homes or investments but also with banks. My portafilio on banks with good mortgages is extensive therefore I can suggest depending on the circumstances of my clients, which bank to use, and the same goes with tradespeople, i.e inspections, roofers, even insurance companies. For first home buyers I explain carefully all what they need to do to keep the ball rolling. I ask many questions so that I know exactly what they are looking for. Bedrooms, bathrooms, space, area, price, etc. All their questions are answered and when they see any homes they call me or send an SMS and I tell them about the property. Time is essential and wasting it does not benefit anyone. Therefore they see something and I immediately call the agent or investigate the house and then I tell them if this is the house they are looking for. Price, sinkhole, short sale, foreclosure, problems with roof and/ or other items. I spend time in the research because I do not like to take my clients to homes that I know are not fullfilling the MUST HAVE . If there are some or most of the WANTS great but first the MUST HAVE. Therefore I work a lot with referrals because they come from clients I have worked with and they were very happy with my work. With my sellers I am in contact with them once a week to let them know about the market we are in (nowadays it changes on a day to day basis) and what the clients think about their homes. Sellers need to know what the market says about their homes and about the competition because there is no point in having a house for certain price and no one comes to see it. The longer a house sits on the market the less money the seller is going to get. Sometimes they are lucky but for the most part the price keeps going down and buyers start looking at the house very carefully. That is why a well prepared Market Analysis is essential as the market does not lie and the figures either.
